No. Black Owl Systems does not do lease abstraction. It is a lease accounting engine: you supply the lease terms and it produces the journal entries, amortization schedules, rollforwards and disclosure reports. Nothing on its product or pricing pages advertises AI document extraction, and data gets in through the interface, a mass upload template or the API. If you have a folder of lease PDFs, you still need to abstract them before Black Owl can do anything with them.
That is not a criticism of the product. Black Owl is deliberately narrow, and the thing it does that most competitors skip is lessor accounting, including sales-type and direct financing classifications. But buyers regularly arrive at a lease accounting demo assuming the software will read their leases, and this one will not.
How does lease data get into Black Owl Systems?
Three ways, all of which assume the data already exists in structured form. You can key leases in through the front end one at a time, which is fine for a handful and painful past twenty. You can fill in a mass upload template, an Excel file mapped to Black Owl's fields, and load a batch at once. Or you can push data through the API, which is how most migrations from a legacy system get done. The platform also lets you save drafts and come back to them, which helps when a lease is missing an amendment.
Notice what all three have in common: someone already read the lease and typed the numbers somewhere. That someone is usually a lease administrator, a controller, or an outsourced abstraction vendor billing per lease.
What is the difference between lease abstraction and lease accounting?
Lease abstraction is the act of reading a lease document and pulling out the terms that matter: parties, premises, square footage, commencement and expiration, base rent and every escalation, renewal and termination options with their notice windows, CAM and operating expense recovery, assignment consent standards, and so on. Lease accounting is the math you run afterwards: classification, the right of use asset, the lease liability, the monthly journal entries, and the disclosures.
The two get sold as one category because both live under the ASC 842 banner, but they are different jobs done by different people with different tools. Our full breakdown of lease abstraction software vs lease accounting software covers why the confusion persists and what each category is actually good at.
Which lease accounting platforms do abstract lease documents?
Several, and the list grew recently. Trullion built its whole product around reading lease PDFs and linking every extracted value back to its source. Occupier offers AI extraction with a human audit layer on the tenant side. MRI advertises AI data extraction inside its lease accounting suite. And Crunchafi, the platform that was called LeaseCrunch until June 25, 2025, added an AI Lease Abstraction feature on November 4, 2025 that pulls lease term, start and end dates and asset information out of an uploaded contract.
Black Owl has not followed. If you are weighing it against a platform that does read documents, the Black Owl Systems vs LeaseCrunch comparison lays out that exact split, and Black Owl Systems vs Trullion covers the AI-first alternative.
What does a full lease abstract include that Black Owl does not ask for?
This is where the gap gets practical. A lease accounting platform needs a fairly small set of inputs to calculate: commencement, term, payment schedule, discount rate, classification, a few options. A real lease abstract runs to eighty or more fields, because the people who use it are not only closing the books.
An asset manager needs the renewal option notice window down to the exact number of days and the delivery method. A lease administrator needs the CAM cap, whether it is cumulative or non-cumulative, and the exclusions. A broker needs the assignment and sublease consent standard. A retail portfolio team needs the co-tenancy triggers and the kick-out clause. None of that appears in a journal entry, and none of it is something Black Owl asks you to enter. If you build your data set to the accounting minimum, you will be back in the documents within a quarter. Our guide to what a lease abstract looks like shows the full field set.
Does Black Owl Systems support GASB 87?
Black Owl's plan feature lists name ASC 842, IFRS 16 and the Canadian ASPE 3065 standard, on every tier. GASB 87 appears on its site only in general explainer copy about what the new lease standards are, never as a supported standard on a plan. If you are a city, county, school district, utility or any other US government reporter that needs GASB 87, 94 or 96, treat it as unsupported until the vendor tells you otherwise in writing. That single row rules Black Owl out of a lot of public sector shortlists before pricing ever comes up.
How much does Black Owl Systems cost?
Black Owl does not publish a price. Its pricing page lists five tiers, Small Business, Large Companies and Enterprise for companies plus CPA Essentials and CPA Advanced for accounting firms, and every one of them ends in a Contact Sales button. The baseline includes unlimited users and entities, complete lessee and lessor functionality, ASC 842, IFRS 16 and ASPE, all reports and support. Multi-currency, ERP integrations, a custom journal entry mapper, single sign-on and test environments arrive on the higher tiers. The company's own FAQ puts implementation at four to eight weeks. How to get your lease data ready for Black Owl Systems
The sequence that works is boring and it is the reason implementations either land on time or drift for a quarter.
Start by collecting the complete document set for each lease, meaning the original, every amendment, every exhibit, and any side letters. A lease abstracted from the original alone is wrong the moment a first amendment changed the rent step. Then abstract the terms, either with an AI tool or by hand, and verify each field against the page it came from rather than re-reading the whole document. Load the verified data into Black Owl's mass upload template, matching its field names exactly. Reconcile a sample: pick five leases, recalculate the first year of rent by hand, and compare. Then load the rest.
One thing teams underestimate is what happens downstream. The rent schedule that falls out of an abstract is the same schedule your finance team pays against every month, so portfolios that have already tightened up the accounts payable side tend to catch escalation errors faster, because a payment that does not match the schedule surfaces immediately instead of at year end.
What to ask in a Black Owl demo
Bring your worst lease, not your cleanest one. Ask how the mass upload template handles a lease with three amendments that each changed the rent step. Ask what happens to a mid-period commencement and how prorates are calculated. Ask for a written price covering years two and three, since implementation is a one-time cost and the subscription is not. Ask which ERP connectors are live today rather than on the roadmap. And ask what format your data comes back in if you leave.
The bottom line
Black Owl Systems is a capable, focused lease accounting engine with genuinely rare lessor depth, and it will not read your leases. Treat abstraction as a separate step you own, do it once, do it properly, and the platform choice gets much easier. You can abstract a lease right now with our lease abstraction tool, export it to Excel or CSV, and see exactly what Black Owl's upload template will need.
