Nakisa does not publish a price for Nakisa Lease Accounting. Every call to action on its product pages is a demo request, there is no self-serve signup, and the figure some software directories print (a "Basic" plan "from $0.01") is a placeholder, not a quote. Expect an enterprise annual subscription scoped to your modules, your ERP and your lease count, set after a demo. If what you actually need this quarter is lease data pulled out of PDFs, a lease abstraction tool with a published monthly price is the cheaper first step.
What Nakisa Lease Accounting costs and how it is sold
Nakisa is a Montreal software company that sells lease accounting, lease administration and real estate software to large enterprises, alongside HR and workforce planning products. Its lease accounting page describes a cloud-native SaaS platform covering IFRS 16, ASC 842, GASB 87 and local GAAP, with native integrations to SAP, Oracle and Workday, REST APIs, and a 99.5% uptime commitment. The customers it names include Pfizer, Nestle, Walmart, 3M, Volvo and BP, and the page claims more than 1.5 million active leases and more than $940 billion of right of use assets under management.
That is the buyer Nakisa is built for: a multinational with thousands of leases, several ledgers and an SAP or Oracle backbone. The pricing follows from it. Nakisa does not list plans, tiers or a per lease rate anywhere on its site, and the only route to a number is the demo form.

Why directory prices for Nakisa are wrong
If you searched for Nakisa pricing you have probably seen a directory listing showing a starting price of $0.01, a "Basic" plan, a free trial and a free version. None of that appears on Nakisa's own site, and the same listing also reads "pricing available upon request." The one cent figure is a placeholder that some directories fill in when a vendor does not supply a price. Other aggregator pages print monthly euro amounts and free tiers for small lease counts that also do not match anything Nakisa publishes.
Use a simple rule: if the number is not on the vendor's page or in a written quote, it is not a price. We have seen the same pattern with other enterprise lease platforms, where directory figures were years out of date or never real.
What drives the size of a Nakisa quote
Because Nakisa prices by scope, the questions on the sales call decide the number. These are the ones that move it most:
- Modules. Lease accounting only, or lease administration, IWMS, portfolio planning and the AI agents as well.
- Lease and asset count. Nakisa accounts at the asset level rather than only the contract level, so a fleet or equipment portfolio with many assets per contract counts differently from a property portfolio.
- ERP integration. A bidirectional SAP S/4HANA, Oracle or Workday connection, through the Nakisa Cloud Connector, is real implementation work.
- Standards and ledgers. Parallel IFRS 16 and ASC 842 books, dual ledgers, multiple currencies and entities.
- Data migration. Moving an existing lease population in from spreadsheets or a legacy system, including whether the abstraction of those leases is done by your team, by Nakisa tooling or by a partner.
Ask the account executive to separate subscription, implementation and migration on the quote. Teams that compare only the subscription line tend to be surprised by the project cost that comes with it.
Does Nakisa include AI lease abstraction?
Yes. Nakisa describes a Nakisa AI Agent for document abstraction that extracts, validates and processes lease accounting data from lease agreements, amendments and invoices, inside its platform. It is a feature of the suite, so you get it by buying the suite.
That matters if your immediate problem is narrower. Plenty of teams evaluating Nakisa are really trying to get a few hundred leases out of PDFs and into structured data before a deadline: an ASC 842 transition, an audit request, a merger, a move off spreadsheets. The two are not substitutes for each other at enterprise scale. If you need journal entries, dual ledgers and SAP posting, you need a lease accounting system, and Nakisa is a serious one. What you do not need is to wait for that procurement to finish before your lease data exists.
