Archibus does not publish a price. Eptura, the company that owns Archibus, prints no dollar figure on its pricing page for any product, and Archibus is not even one of the plans listed there. Its own FAQ says Archibus is sold exclusively through Eptura partners, so every Archibus price is a partner quote built from the modules you license, how you host it, your users and the implementation work.

If you are pricing Archibus because a TRIRIGA contract is ending or a lease portfolio has outgrown spreadsheets, the cheapest step comes before the first call: count your leases and upload a few to get their terms as structured fields. Every partner then quotes the data load on the same file instead of a guess.

Does Archibus publish its pricing?

No. We checked eptura.com in October 2026. The pricing page lists six tabs, Eptura Asset, Eptura Engage, Eptura Visitor, Eptura Workplace, Serraview by Eptura and Eptura Services, and each one ends in a Talk to us button rather than a number. Archibus has no tab of its own. The Archibus product page carries the line Sold exclusively by our Partners, and its FAQ answers the question how do I purchase Archibus by pointing to Eptura's global partner network.

That matters for budgeting. With a direct SaaS vendor, two buyers of the same package usually see the same list price. With a partner channel, the license, the hosting and the services can come from different line items set by different firms, so two quotes for the same scope can look very different.

The last row is easy to miss. If all you need is lease contract data next to space planning, Eptura also sells Workplace as a SaaS product, and its Advanced tier lists Manage lease contract data as a key feature. Ask whether that covers your portfolio before you license full Archibus.

What drives an Archibus quote?

Five inputs move the number more than anything else.

  • Modules. Archibus is an integrated workplace management system. Lease and contract management is one module next to space planning, BIM powered asset management, technician mobile work, capital project management and workplace booking. Every module you add is a line on the quote.
  • Deployment. Eptura describes Archibus as its FedRAMP Authorized and on premise IWMS. On premise moves server, database and upgrade work onto your IT budget. The government edition adds the federal authorization that agencies need.
  • Users and roles. Ask how the partner counts named users, concurrent users and occasional requesters, because a facilities rollout touches far more people than a lease team.
  • Implementation. Partners configure workflows, floor plans, integrations and reports. This is usually the largest single number in the first year and the easiest one to let grow.
  • Data migration. Leases, amendments, rent steps and critical dates have to get into the system somehow. That work is priced as services hours unless you bring clean data yourself.

Why directory prices are not Archibus prices

Search for Archibus pricing and the first page is software directories. G2 says plainly that Archibus has not provided pricing information, and Capterra and Software Advice show pricing on request. Some smaller directories print per user or starting figures anyway. None of those numbers appear anywhere on eptura.com, and none of them can know your partner margin, module mix or services estimate. Treat them as noise, not a budget.

The reliable route is the boring one: write down the scope once and send the same scope to two partners.

Is Archibus worth it for lease management?

For a facilities led organization that also wants space, assets and maintenance in one system, it can be. The Archibus lease management page describes a portfolio dashboard, critical date alerts by email or dashboard, document storage with version control, tracking of rent, operating costs and recoveries with multi currency and VAT support, audit trails, and links from leases to property and space records. Eptura cites UMass Medical School shortening lease cycle times by 30 percent with Archibus.

Two gaps are worth checking before you pay for it as a lease system. First, the lease page names no ASC 842, IFRS 16 or GASB 87 standard, so if your controller needs lease accounting schedules and journal entries, ask which product produces them. Second, if leases are the whole job and you have no facilities workload, a full IWMS is a lot of software to license. Our comparison of TRIRIGA alternatives and IBM TRIRIGA replacement options sets Archibus next to Maximo, Planon and lease focused platforms, and the Lucernex and Accruent comparison covers the enterprise real estate suites.

The cost that is not on the quote is loading the leases

The Archibus lease page says lease abstracts and detailed clauses are immediately accessible to everyone. It does not say Archibus creates them. Someone has to read each lease and amendment and type the rent schedule, options, notice dates and responsibilities into the system, and done properly that takes an experienced analyst roughly 4 to 8 hours per lease. On a 300 lease portfolio that is a real line in the services estimate, or a real backlog for your own team.

This is where we fit. LeaseAbstractors reads the lease PDF and returns rent steps, escalations, renewal and termination options, critical dates and key clauses as fields, each tied to the page it came from, exported to Excel, CSV or JSON in the column order an import template expects. Hand that file to the partner and the data load becomes a mapping job. For a large backlog, the bulk lease upload runs a whole folder in one pass. Plans start at $49 a month, or $24 a month billed yearly.

If you are coming from IBM TRIRIGA

Many Archibus quotes in 2026 are TRIRIGA replacement projects. IBM ends support for every TRIRIGA version on September 30, 2027 and stopped taking new orders on January 28, 2026, so the timing is set for you. The TRIRIGA end of life and Maximo migration guide has the full timeline. Whatever you choose, export the TRIRIGA lease records while support runs and compare a sample against the signed leases, because years of manual entry rarely match the documents.

Questions to ask an Archibus partner before you sign

  • Which modules are in this quote, and which ones would we need for lease accounting under ASC 842 or GASB 87?
  • How are users counted, and what does an occasional requester cost?
  • Is this hosted, on premise or the FedRAMP edition, and who runs upgrades?
  • How many services hours are for the lease data load, and what if we supply clean lease data ourselves?
  • What is the annual increase on renewal, and is it capped in the contract?
  • If we leave, in what format do we get our lease records and documents back?

Once the contract is signed, the renewal uplift is the line that quietly grows, so put the subscription into whatever SaaS spend management your finance team already uses and set the review date a full quarter before the notice deadline.

The short version

Archibus has no public price. Eptura sells it only through partners, its pricing page shows no dollar figure for any product, and the directory figures you will find are not Eptura numbers. Your quote is built from modules, hosting, users, implementation and the lease data load. Fix the scope in writing, send it to two partners, and bring clean lease data so the most variable services line shrinks before you negotiate.
