IBM support for TRIRIGA ends September 30, 2027. Vendor pages change, so confirm modules, standards and pricing with each vendor before you sign.
Six questions narrow the field before any vendor demo, and most can be answered from public pages.
Most TRIRIGA estates run some mix of lease administration, lease accounting, space, facilities maintenance and capital projects. If leases are the main workload, a lease platform is cheaper to run than another IWMS. If maintenance and space drive the contract, compare IWMS suites.
Federal agencies and some regulated buyers can only consider authorized or self hosted options. Archibus for Government is FedRAMP Authorized and Eptura sells an on premise Archibus. Planon offers on premise or cloud.
Planon names ASC 842 and covers lessors as well as lessees. Visual Lease names ASC 842, IFRS 16, GASB 87 and GASB 96. The Archibus lease page names no lease accounting standard at all, so ask for the calculation module by name.
Maximo REF reads lease documents only from version 9.2. Visual Lease abstracts with AI. Archibus and Planon name no extraction, and Planon tells buyers to plug in specialized abstraction software. Ask every vendor who keys in your 400 leases and at what cost.
None of the IWMS vendors on this page prints a dollar amount, and Archibus is quoted by resellers. Count leases, sites, users and modules first, because every quote scales on them, then ask each vendor for first year cost including implementation.
Export the lease list, payment schedules, options and critical dates while support still runs. Then compare that export against the signed leases. Years of manual entry leave gaps, and a migration is the cheapest moment to fix them.
Do the data work first so every demo runs on your leases, not the vendor sample.
Pull every lease record, payment line, option and critical date into a spreadsheet while IBM support still runs. Note which fields are blank or obviously stale.
Upload the signed leases and amendments here. Each rent step, option and notice date comes back with the page it came from, so you can check the TRIRIGA record against the document.
Give Maximo, Archibus, Planon and any lease platform the same five leases, including one with an amendment, and compare the schedules and alerts each one produces.
Same lease count, sites, users, modules and term for every vendor. Compare first year cost with implementation and data migration included, then the renewal number.
Direct answers for a real estate or facilities leader planning the move off IBM TRIRIGA, checked against each vendor site in October 2026.
Short answer: the main TRIRIGA alternatives are IBM Maximo Real Estate and Facilities, which IBM calls the evolution of TRIRIGA, the IWMS suites Archibus by Eptura and Planon, and lease focused platforms such as Accruent Lucernex and Visual Lease. IBM ends support for every TRIRIGA version on September 30, 2027, and every option still needs your lease data loaded again.

Yes, on a schedule. IBM announced support lifecycle completion for all versions and releases of IBM TRIRIGA and TRIRIGA Application Suite effective September 30, 2027, and software ordering for those programs concluded on January 28, 2026, which also closed TRIRIGA SaaS to new orders. Existing customers can buy Sustained Support for up to five years past that date, and customers who migrate to Maximo Real Estate and Facilities get dual support if they finish by April 2029. Our TRIRIGA end of life and Maximo migration guide lays out each date.
IBM Maximo Real Estate and Facilities 9.x, part of Maximo Application Suite, is the designated upgrade path. That is the low change option: the same vendor, a familiar data model, and AI population of lease abstracts from uploaded documents once you reach version 9.2. The catch is that you are still running an IWMS migration project, with new infrastructure, new licensing and retesting of every integration, so many teams use the deadline to price the market before they commit.
It depends on what the TRIRIGA contract really covers. If it runs maintenance, space and capital projects as well as leases, compare IWMS suites: Archibus by Eptura, Planon and Maximo. Archibus brings lease management, space planning, asset management, technician mobile work and capital projects, and its government edition is FedRAMP Authorized. Planon sells a lease accounting solution next to its real estate and asset modules and says it handles both lessors and lessees. If the TRIRIGA estate is mostly a lease ledger, a lease platform is the lighter switch. Our Lucernex and Accruent comparison and Visual Lease alternatives cover that side of the market.
For a facilities led organization, often yes, because Archibus covers the same ground: space, assets, maintenance and leases in one system, with an on premise edition for buyers who cannot move to SaaS. Two checks matter for lease teams. The Archibus lease management page describes critical date alerts, document storage, rent and cost tracking and audit trails, but it names no ASC 842, IFRS 16 or GASB standard, so ask which module calculates the lease accounting. And Archibus is sold only through Eptura partners, so your price comes from a reseller quote, which we break down in Archibus pricing and what it costs.
No, and Planon says so plainly. Its lease accounting page explains that lease data is imported from existing contract administrations or through integration with specialized lease abstraction software, and that lease documents can be scanned and analyzed by that software to speed up onboarding. In other words, Planon expects you to bring the abstraction step. That is exactly the step this page lets you test today.
The export is the easy part. The hard part is trusting what you export. A TRIRIGA lease record is only as good as the person who keyed it in, often years ago, and amendments, rent steps and renewal notices drift out of date. Before you load any new system, compare the export against the signed documents. Teams that abstract their leases into structured fields first get a cited, current copy of every term and can map it into any vendor import template, instead of copying old errors into a new platform.
We are not an IWMS and we do not replace TRIRIGA. We read the leases. Upload a PDF and you get rent schedules, escalations, renewal and termination options, critical dates and key clauses as fields, each tied to the page it came from, exported to Excel, CSV or JSON in the column order your target system expects. That turns a TRIRIGA migration into a mapping exercise. If you are staying with IBM for now, our TRIRIGA lease abstraction page shows how to load the same data into TRIRIGA or Maximo, and for a large backlog the bulk lease upload runs a whole folder in one pass.
For teams staying with IBM, Maximo Real Estate and Facilities is the designated successor. For a full IWMS from another vendor, Archibus by Eptura and Planon are the closest matches. For a portfolio that is mostly leases, a lease platform such as Accruent Lucernex or Visual Lease is a lighter switch.
IBM support for all TRIRIGA and TRIRIGA Application Suite versions ends September 30, 2027. Ordering closed January 28, 2026. Sustained Support is available for up to five years after that, and migrating customers get dual support if they complete the move to Maximo Real Estate and Facilities by April 2029.
Archibus covers the same IWMS scope as TRIRIGA, with space, assets, maintenance and leases, and it has a FedRAMP Authorized government edition plus an on premise option. Unlike TRIRIGA, it has a supported future. Its lease page names no accounting standard, so confirm how it handles ASC 842 or GASB 87.
Yes, from version 9.2. IBM documents AI population of lease abstracts from uploaded documents starting in Maximo Real Estate and Facilities 9.2. Earlier versions and TRIRIGA 11.x rely on manual data entry, OSCRE XML import or offline forms.
None of the IWMS vendors compared here prints a dollar price. Archibus is quoted by Eptura partners, Planon and IBM quote directly. Budget for licenses plus implementation and data migration, and price every vendor on the same lease count, sites, users and modules.
Yes. Upload the signed leases, check each extracted field against its cited page, and export Excel, CSV or JSON for the import step of Maximo, Archibus, Planon or a lease platform. You get one clean dataset to test every vendor with, and you keep it whichever one you choose.

Everything you need to know before you subscribe, or ask our support team about anything specific.
Ask a questionEach plan includes a monthly allowance of pages, and the number you get depends on which AI model you choose at extraction time. Base AI processes pages faster; Pro AI delivers the highest field-level accuracy. Your allowance resets on your billing anniversary each month, unused pages do not roll over. A typical commercial lease runs 20 to 60 pages including amendments, so the Starter plan's 2,500 Base AI pages cover roughly 40 to 120 leases a month.
Once your included pages are used up, extraction pauses until the next billing cycle. You can upgrade your plan at any time mid-month, the higher allowance kicks in immediately and you are only charged the prorated difference for the remainder of the period.
Yes. You can switch from monthly to yearly billing at any time on the Billing page. The yearly price is charged the same day, minus the unused part of your current month, and the 50% yearly rate applies right away. All payments are final: cancelling stops the next renewal, and access continues until the end of the period already paid.
All plans export to Excel XLSX and CSV. Plus adds QuickBooks (QBO) export and financial reports. Pro unlocks JSON output via REST API so you can push structured data directly into any ERP, RPA platform or internal system.
We do not use your documents to train or improve our own models, and files are encrypted in transit (TLS 1.2+) and at rest (AES-256). Extraction runs through a third-party model provider, so review their terms if your policy requires a contractual no-training commitment. You control retention: documents can be deleted from the workspace at any time, and we will remove everything on request.
