Does IBM TRIRIGA do lease abstraction?

Partly, and only on the newest version. IBM documents that lease abstract records in Maximo Real Estate and Facilities can be created "by using AI, or through manual data entry, Open Standards Consortium for Real Estate (OSCRE) .xml files, or offline forms", but AI population of lease abstracts from uploaded documents is available only starting in Maximo Real Estate and Facilities 9.2. If your organization is still running TRIRIGA 11.x, which most are in 2026, there is no AI abstraction in the product and lease data reaches the system by manual entry, OSCRE import, or an offline form. IBM also documents that asset lease records can be created only through manual data entry, with no AI path at all.

What is TRIRIGA lease management?

TRIRIGA lease management is the contract side of IBM TRIRIGA, now delivered as IBM Maximo Real Estate and Facilities. In IBM's words, the Real Estate Manager application lets you "manage real estate contracts and asset lease contracts" and "store contract documentation, conditions, clauses, options, and financial transactions in one central repository", with automated notifications about upcoming lease expiration and other critical dates. It sits alongside space management, capital planning, maintenance and operations, and environmental and energy management in the wider suite. What it is not is a document reader: the repository is only as complete as whatever your team abstracted into it.

Is IBM TRIRIGA being discontinued?

TRIRIGA as a product line is being wound down, though nothing switches off tomorrow. IBM has announced support lifecycle completion for all versions and releases of IBM TRIRIGA and IBM TRIRIGA Application Suite effective September 30, 2027, and software ordering for those programs concluded on January 28, 2026, which also closed TRIRIGA SaaS to new orders. The designated upgrade path is IBM Maximo Real Estate and Facilities 9.x, part of IBM Maximo Application Suite 9.x, which IBM describes as "the evolution of IBM TRIRIGA". Existing customers get Sustained Support for up to five years past September 2027, and customers who migrate get dual support provided they complete the transition to Maximo Real Estate and Facilities by April 2029. Which lease accounting standards does TRIRIGA support?

More than almost any platform we have documented. IBM states that Maximo Real Estate and Facilities Real Estate Manager lease accounting "includes processes designed to support old lease accounting guidelines (ASC 840 and IAS 17) as well as current accounting standards (ASC 842, IFRS 16, GASB 87 Lessee, GASB 96, and GASB 87 Lessor)". The GASB 87 Lessor and GASB 96 coverage is genuinely unusual, and it is why public sector and university real estate teams end up on TRIRIGA where a private company might pick a lighter ASC 842 lease accounting platform.
