Every platform in that table starts from a lease record somebody has already filled in. The commencement date, the term, the payment schedule, the escalation basis and the option dates all come out of the document by hand unless something reads it first. That is the work this tool removes.

Do you need software for ASC 842?

For portfolios under fifteen leases, published prices run from nothing to about $1,925 a year. Above that, almost nobody publishes. Vendors price per lease per year, per company, or by portfolio tier, and the number arrives after a demo. Directory figures for mid-market platforms commonly land in the low thousands to start, but treat those as indicative rather than quoted.

Can you do ASC 842 in Excel?

Yes, and plenty of private companies still do. A spreadsheet can discount the payments, build the amortization schedule and produce the maturity analysis. It works until a lease gets modified mid-term, a renewal option is exercised, or the person who built the file leaves. Then the remeasurement logic that lived in their head has to be rebuilt from scratch.

What does ASC 842 require you to report?

Lessees recognize a right-of-use asset and a lease liability for leases longer than twelve months, classified as either operating or finance. Disclosures include lease cost by category, cash paid for amounts included in the liability, a maturity analysis of undiscounted payments, and the weighted-average remaining lease term and discount rate. Short-term leases can be excluded by election.

The standard has been in effect for private companies since fiscal years beginning after December 15, 2021. FASB completed its post-implementation review of Topic 842 on November 21, 2025, concluding the standard accomplishes its primary objective while noting that ongoing costs ran generally higher than the Board anticipated. Embedded leases remain a named simplification candidate for nonpublic entities.

Does ASC 842 software read your leases?

Mostly no. A few platforms have added AI upload or document-extraction features that pre-populate some fields, and they help. But they are framed by their own vendors as an assist that a human reviews, and they only exist inside a platform you have already bought. The reading step and the calculating step are genuinely separate jobs.
