insightsoftware does not publish a price for EZLease. Its pricing link routes to a quote request. Two software directories converge on a starting figure of roughly $4,000 per year, with a reported free tier for about one to five leases, and the price scales with how many leases you are accounting for. There is also a genuine 15-day free trial of the full product, which is more than most vendors in this category offer.

Those directory numbers are the honest answer to the question, but they are not the whole cost of getting EZLease running. The larger expense on most implementations is not the license.

What insightsoftware publishes, and what it does not

EZLease is lease accounting software: you load lease terms and it produces amortization schedules, journal entries and the disclosure reports auditors ask for. insightsoftware names four frameworks on its own EZLease pages, ASC 842, IFRS 16, FRS 102 and GASB 87/96, which is broad coverage for a product positioned below the enterprise tier.

What it does not publish is a rate card. The call to action is a pricing and promotions request, which means a conversation. That is the norm here rather than the exception. FinQuery is the only vendor in the category that lists real numbers for anything, and only for its small-portfolio LeaseGuru product.

The directory figures, and how much to trust them

Capterra lists an EZLease starting price of $4,000 per year and flags both a free trial and a free version. SoftwareConnect reports the same $4,000 annual starting point plus a free tier for roughly one to five leases, and describes the product as suited to portfolios from about fifty leases up past a thousand.

Two independent directories landing on the same number is worth something. It is still not a vendor-published price, so treat it as the shape of the deal rather than a quote. Two things will move it: your lease count, which is what pricing in this category almost always scales on, and whether you need the lessor-side product, EZLease Lessor, alongside the lessee one.

One caution. If you search for lease accounting software costs you will find confident mid-market ranges quoted as fact, often something like $25,000 to $75,000 a year for fifty to five hundred leases. We have traced those figures to AI-generated roundups and aggregator pages with no primary source, and in at least one case to a summary that misattributed numbers to the wrong vendor entirely. Do not budget against them.

Read against that list, EZLease is priced like a mid-market product. It is meaningfully above the small-portfolio tools and well below anything sold as an enterprise platform. Note also that LeaseAccelerator is no longer a competing quote to weigh against EZLease: insightsoftware acquired LeaseAccelerator on July 11, 2024, a deal that also brought PureLease and LeaseController, so the two products now share an owner and are pitched at different portfolio sizes.

Does EZLease have a free trial?

Yes, and it is unusually open for this category. insightsoftware offers a 15-day trial of the full EZLease product: lessee and lessor versions, complete ASC 842, GASB 87, GASB 96 and IFRS 16 accounting, bulk import, automated validation, the subledger and more than fifteen customizable reports. Its trial page states you can load as many leases as you want. You do fill in a registration form with company details, so expect a sales conversation to follow.

Compare that with Visual Lease, Nakisa and Crunchafi, all of which are demo-request only, and the trial is a real advantage. But 15 days is short, and the clock has a way of running out on the wrong task.

The cost nobody puts in the quote

Every price above buys a calculation engine. None of them buys the lease data those calculations run on.

insightsoftware highlights bulk import and automated validation as EZLease strengths, and a published customer story credits the ability to upload leases from a template for a smooth implementation. Both are features for moving data that is already structured. Nothing on the EZLease pages describes AI or OCR reading a lease PDF and pulling out the commencement date, the rent steps or the option windows. That is not a criticism of the product, it is a scope boundary, and it is where the real money goes.

Work out the arithmetic for your own portfolio. A commercial lease with its amendments takes an experienced analyst somewhere between two and four hours to abstract properly: parties and premises, commencement and expiration, the full rent schedule and escalation basis, renewal and termination options with their notice windows, CAM recovery method, caps and base year. At 200 leases that is roughly 400 to 800 hours. Loaded at a US analyst rate, that step costs several times the annual software license, and it lands entirely in the first year.

It is also invisible during evaluation, because every demo you sit through starts with the data already loaded. That is the single most common reason lease accounting implementations slip past their deadline: the software went live on schedule and the leases were not ready.

The practical consequence for a 15-day trial is worth spelling out. If you start the clock before your lease terms exist in loadable form, you spend the trial typing rather than testing whether the accounting output is right. Abstracting first inverts that. How to budget for an EZLease implementation

Four line items, in the order they usually surprise people:

  • Software subscription. Plan around the directory figure of roughly $4,000 a year as a starting point, expect it to scale with lease count, and get a written quote for your actual portfolio before you build the budget.
  • Lease abstraction. Two to four hours per lease if done by hand. This is normally the largest first-year number, and it is the one most likely to be missing from the business case entirely.
  • Data cleanup and validation. Missing amendments, leases nobody can find, disagreements between the rent roll and the executed document. Budget time here even if your records are good.
  • Ongoing maintenance. New leases, modifications and remeasurements each need abstracting and loading. Whatever the first-year abstraction cost is, a fraction of it recurs annually.

If you are a government, higher-education or healthcare entity, GASB 96 adds a step before any of this. Subscription-based IT arrangements have to be identified and measured, which means someone first has to inventory the software the organization actually subscribes to. Finance teams are routinely surprised here, and it is worth being able to see exactly which subscriptions you are paying for before you try to account for them. EZLease covering GASB 87 and GASB 96 is one of the stronger reasons public-sector teams shortlist it.

Is EZLease worth it?

If you have to produce ASC 842 or GASB 87 journal entries, right-of-use asset and lease liability schedules and audit-ready disclosures, you need an engine for it, and at a mid-market price with a real trial and coverage across four frameworks, EZLease is a sensible candidate. Spreadsheets do not handle remeasurement, modifications and multi-standard reporting safely once you are past a handful of leases.

Where it is the wrong purchase is when the actual blocker is that nobody has read the leases yet. Buying the engine first does not move that work, and it starts a renewal clock on software you cannot use properly. Abstract the portfolio into clean structured fields, verify the values that drive the calculations against their source pages, then load a platform that starts from good data.
