Short answer: neither Accruent nor CoStar publishes a dollar price for its lease platform, so a Lucernex vs CoStar Real Estate Manager pricing comparison comes down to how each one meters the bill. CoStar prices lease accounting and administration by the number of real estate and equipment leases, with unlimited users. Accruent quotes Lucernex by scope across four modules, and its public pricing page lists prices for other Accruent products but not for Lucernex. Your lease count and the modules you actually need decide which quote comes in lower.

How much does Lucernex cost compared with CoStar Real Estate Manager?

Nobody outside the two vendors and their customers can give you a defensible dollar figure for either. Accruent has a public product pricing page, which is unusual in this category, and it shows indicative prices for three other products: a maintenance management system from 110 dollars per user per month with a three user minimum, an engineering document system from 16,000 dollars a year, and a space intelligence product from 10,000 dollars a year, each on a one year minimum contract. Lucernex is not on it. For anything else the page says to contact Accruent for a personalized quote.

CoStar is more open about method than amount. Its Pricing and Demo page states that "while others charge by the user, CoStar Real Estate Manager only charges for what you use," then names the unit for each product. The page at costarmanager.com/pricing returns a 404; the live one sits at costarmanager.com/demo. How each vendor meters the bill

CoStar uses three different counters. Lease Accounting and Administration is priced by the number of real estate or equipment leases. Market Data and Analytics is priced by the number of owned or leased locations. Transaction Management is priced by the number of active transaction projects. Equipment leases count toward the first one, so a company with 200 store leases and 800 vehicle and copier leases is quoted on 1,000.

Accruent sells Lucernex as four products. Lx Contracts handles lease administration and lease accounting. Lx Markets and Sites covers market planning and site selection. Lx Projects runs construction and capital projects. Lx Transaction Management runs deal workflow. The quote follows the modules you take, the size of the portfolio, and the implementation scope. If lease accounting is the whole job, ask for an Lx Contracts only quote early, because the standard pitch is the full real estate lifecycle.

What each quote includes, and what it leaves out

CoStar lists five things its detailed quote includes: unlimited users, future upgrades, system integrations, SSO and add-ons, and enterprise security. Get each one written into the order form, especially SSO, which other vendors in this market charge for separately.

Accruent markets two capabilities as separate offerings: Lucernex AI Lease Abstraction, presented with its own brochure titled Lucernex ATLAS, and Data Connect for Lucernex for analytics. If either is part of your plan, ask whether it is inside the number. If the plan is to push lease data into a warehouse and let analysts ask plain English questions of it, an AI data analyst on top of the warehouse may cover that need for less than a dedicated analytics module.

Both vendors leave out the same expensive line: getting your existing leases into the system. Implementation and data migration are usually a services engagement, and the lease data has to be read out of PDFs before either platform can calculate anything.

Which is better for multi-site retailers and occupiers?

It depends on where the work sits. Lucernex is built around the store lifecycle. A retailer or restaurant group that picks sites, builds them out and then manages the leases gets real use from Lx Markets and Sites and Lx Projects in the same system as Lx Contracts. CoStar Real Estate Manager brings CoStar market data into lease decisions, which matters most when renewals and rent negotiations drive the agenda rather than new construction.

For public sector buyers, there is a clearer split. Accruent names GASB 87 on the Lucernex page. AI lease abstraction in Lucernex and CoStar

Accruent describes Lucernex AI as extracting key dates, options and clauses and writing verified data to lease records, with review and approval controls. CoStar's homepage says the company is developing AI powered functionality to automate tedious tasks. In both cases abstraction is bought through sales, inside a platform contract, and you cannot test it on your own leases before the demo.

You can abstract the portfolio first, check every field against its cited page, and walk into both demos with your lease count, your equipment lease count and your critical dates already known. Those numbers are exactly what both quotes are built on. Is Lucernex or CoStar cheaper for a small portfolio?

Neither is built to be the low cost option for a small portfolio. Both are sold through an enterprise sales cycle with implementation services, and both are built for portfolios in the hundreds or thousands. CoStar's per lease meter scales down more naturally than a multi-module Lucernex quote, so a smaller tenant with lease accounting as its only need will usually find the CoStar method easier to budget. How to get comparable quotes from both

  • Count every lease. Real estate and equipment, active and expiring within a year. CoStar meters on it, and Accruent will ask.
  • Name the modules. Lease accounting only, or site selection, projects and transactions as well. Ask both for a lease accounting only price as a baseline.
  • Separate the services. Ask for implementation and data migration as fixed scope line items, not estimates.
  • Ask about abstraction. Is AI or managed abstraction in the number, and what accuracy review comes with it?
  • Check the standards. GASB 87 for public entities, multiple currencies and entities for global portfolios.
