Accruent does not publish pricing for Lucernex. There is no price list, no tier table, and no per-lease rate anywhere on its product pages, checked again on August 26, 2026. Every Lucernex deal is a custom quote driven by portfolio size, which of the four Lucernex products you take, and implementation scope. Expect an enterprise sales cycle with a demo, a discovery call, and a scoped statement of work rather than a signup page.

How much does Lucernex cost?

Nobody outside Accruent and its customers can tell you, and any site that quotes you a specific Lucernex figure is guessing. We checked accruent.com/products/lucernex, the Lx Contracts page, and the Lucernex lease administration brochure on August 26, 2026. None of them carries a dollar amount. The listing sites that rank for Lucernex pricing queries do not have real numbers either; they carry review-based commentary that the product is expensive, which tells you the market segment but not the invoice.

That is normal for this category rather than evasive. When we opened the public pricing page of eleven lease platforms on August 23, 2026, not one published a dollar figure. Lucernex sits at the enterprise end of that group, so the quote depends on things a price list cannot express: how many leases you carry, how many entities and currencies, whether you need the site selection and construction modules, how much data has to be migrated, and how many integrations get built.

What you are actually buying: the four Lucernex products

The single biggest driver of a Lucernex quote is scope, and Lucernex is not one product. Accruent sells it as four:

  • Lx Contracts: lease administration and lease accounting. This is the module that matters if you came here for ASC 842 compliance.
  • Lx Markets and Sites: site selection and market planning.
  • Lx Projects: construction and capital project management.
  • Lx Transaction Management: deal and transaction workflow.

A retailer or a healthcare system that opens, builds out, and closes locations gets genuine value from all four in one system. A finance team that only needs the lease accounting close is buying a lot of surface area it will never open, and paying for it. If the close is your whole problem, say so early in the sales conversation and ask for a Lx Contracts only quote, because the default enterprise pitch is the full platform.

On the accounting side, Lx Contracts covers lease calculation and expense obligations, automated reporting, cause of change reports, role-based access controls, alerts and notifications, audit logs, monthly close automation, configurable reporting and analytics, and document management. Accruent states that Lucernex has "a 100% success rate getting clients into compliance with standards like FASB ASC 842, IASB IFRS 16 and GASB 87." Treat the success claim as marketing, but note which standards get named: GASB 87 is on the list, which matters if you are a city, a county, a school district, or a public university.

The line items that are not in the base quote

Two capabilities that buyers assume are included are packaged separately, and both show up as their own line items if you need them.

AI lease abstraction. Accruent describes Lucernex AI Lease Abstraction as a product that "turns manual lease reading and data entry into a governed, AI-assisted workflow inside the lease platform you already use." It is presented as its own offering with its own brochure rather than as a standard feature of Lx Contracts. If you need the software to read your lease PDFs instead of having your team key the terms in, ask explicitly whether abstraction is inside the number you were quoted.

Analytics connectivity. Accruent also sells Data Connect for Lucernex, an offering aimed at real estate data analytics. If your plan involves pushing lease data into a warehouse or a BI layer, that is a separate conversation from the platform licence.

Then there is implementation. Enterprise lease platforms almost always carry a services engagement covering configuration, data migration, integration build, and training, and it is frequently a meaningful fraction of first-year cost. Ask for it as a separate figure with a fixed scope rather than an estimate, and ask what happens to the price if your lease data arrives messier than expected. When a quote arrives split across a platform licence, an abstraction module, a connectivity product, and a services engagement, the total is easy to lose track of, which is exactly the moment it helps to see what the whole software stack actually costs in one place rather than four renewal emails.

Which lease platforms publish real prices

If pricing transparency is what you care about, this table is the useful part. These are the only published figures we could verify from vendors' own pages, and the dates matter because these change.

One oddity worth knowing if LeaseGuru is on your list: its page shows two different prices for the same tier. The pricing cards list $1,099 for the 10-lease plan and $1,925 for the 15-lease plan, while the feature comparison table further down the same page lists $999 and $1,750. Both were on the page on August 23, 2026. Quote the lower one and ask them to confirm.

What is Lucernex used for?

Lucernex is Accruent's enterprise real estate management platform. Companies use it for lease administration and lease accounting under ASC 842, IFRS 16, and GASB 87, and for the operational side of a property portfolio: choosing sites, managing construction and capital projects, and running transactions. It is aimed at organizations with large, active portfolios rather than at a finance team with thirty leases.

Does Lucernex have an API?

Accruent does not publish public developer documentation for a Lucernex API on its product pages. What it does describe is connectivity: ERPs like Oracle and SAP, plus accounting systems, CRMs, BI tools, financial management systems, human capital management systems, and CMMS or facilities solutions. It also sells Data Connect for Lucernex separately for analytics. If a live API integration is a requirement, get the specific method, the authentication model, and the rate limits in writing during evaluation rather than after signature.

How to get a Lucernex quote worth comparing

Because there is no list price, the quote you get is a function of how well you scope the ask. Five things make the number comparable against other vendors:

  1. Give a real lease count and entity count. Vague inputs produce padded quotes.
  2. Name the modules you want and the ones you do not. Ask for Lx Contracts priced on its own if the close is your problem.
  3. Ask whether AI lease abstraction is included or a separate line. This is the item most likely to surprise you.
  4. Get implementation as a fixed-scope figure, with the trigger conditions for it to change.
  5. Ask for the renewal uplift in writing. Year one is the number you negotiate; year three is the number you live with.

One small tell about how current the material you get handed is: the Lucernex lease administration and accounting brochure page still carries a last-updated date of November 15, 2017. Ask for current documentation rather than whatever is sitting in the resource library.

What to do before you ask for a quote

Abstract your leases first, independently of the platform decision. It sounds like extra work and it is the opposite. Clean, verified lease data makes the demo sharper, because you can check the vendor's calculations against numbers you already trust instead of watching a canned sample portfolio. It gives you an accurate lease count and entity count, which is what the quote is priced on. And it removes the data migration from the critical path of the implementation, which is where these projects usually slip.
