Black Owl Systems does not publish a price. Its pricing page lists five plans, Small Business, Large Companies, Enterprise, CPA Essentials and CPA Advanced, and every one of them ends at a Contact Sales button with no dollar figure, no range and no per-lease rate. Verified August 23, 2026. Cost is quoted per portfolio after a demo, and it moves with lease count, entity count, feature tier and how much implementation help you need.

How much does Black Owl Systems cost?
There is no published answer. We opened blackowlsystems.com/pricing again on August 23, 2026 and it contains zero dollar amounts. What it does publish is unusually detailed for a quote-only vendor: five named plans, split into a Companies track and a CPA Firms track, each with a real feature list. That tells you how the price is structured even though it does not tell you the price. Black Owl charges by tier and portfolio complexity, not per seat. Both company tracks and both CPA tracks state unlimited users, and the company plans state unlimited entities, which is the opposite of how most lease software in this category is sold.
What is in each Black Owl Systems plan?
Here is what the vendor lists under each plan, quoted from its own pricing page rather than from a directory listing.

Two things in that table are worth pulling out. The multi-currency feature sits on Large Companies, not on Small Business, so a small company with leases in two currencies is buying a mid tier regardless of lease count. And multiple accounting standards sits on Enterprise, so a business that has to report under both ASC 842 and IFRS 16 is buying the top tier for a reason that has nothing to do with size.
Why does Black Owl Systems not publish pricing?
Because almost nobody in this category does. We opened the public pricing page of eleven lease platforms on August 23, 2026: Black Owl Systems, Occupier, Trullion, Crunchafi, LeaseAccelerator, Lucernex, MRI ProLease, CoStar Real Estate Manager, Visual Lease, FinQuery and Leasecake. Not one of them published a dollar figure. Trullion had removed its pricing page entirely, so the URL returned a 404. Visual Lease offered a Request Pricing link. FinQuery offered Get a Quote. Leasecake was the single vendor publishing any number at all and it was a ratio rather than a price: it states the platform costs less than one percent of rent.
The practical consequence is that you cannot shortlist on price in this market. You have to shortlist on fit, then run a quote process. Any confident dollar figure you find for Black Owl on a comparison site or an aggregator did not come from Black Owl, and it should not go into your budget model. We went through our own pages earlier this year and stripped out per-lease rates that turned out to trace back to roundup articles quoting each other rather than to any vendor.
What is not included in the license fee?
The line items that surprise buyers are consistent across every vendor in this category, and Black Owl is no exception.
- Getting your lease terms into the system. This is the big one. The words abstract, extract and OCR appear zero times across the Black Owl home, pricing and features pages, checked August 23, 2026. It is a calculation engine, not a document reader. Somebody has to read every lease and key in the commencement date, the escalation schedule, the option notice windows and the CAM recovery terms. Budget 4 to 8 analyst hours per lease if you do that manually, which on a 200 lease portfolio is 800 to 1,600 hours before the software does anything.
- Implementation and data migration. Black Owl says most customers are live quickly and its implementation team are accountants, which is a real differentiator, but implementation is still a scoped engagement rather than a self-serve setup.
- ERP integration depth. Standard ERP integration is a Large Companies feature and advanced ERP integrations are an Enterprise feature. If your finance stack needs a bidirectional feed rather than a journal entry export, that decides your tier.
- The renewal. Multi-year lease accounting contracts commonly carry an annual uplift. Get it in writing in year one, and if your team does not already watch renewal dates and spend across the software stack, a three year commitment is a good reason to start.
How does Black Owl Systems pricing compare to other lease accounting software?
On transparency, everyone is equally opaque, so the comparison has to be on what the price buys. Black Owl gives you two things most of its rivals charge extra for or do not offer at all: lessor accounting in the same platform as lessee accounting, covering operating, finance, sales-type and direct financing leases, and unlimited users and entities instead of per-seat pricing. Against that, it lists ASC 842, IFRS 16 and ASPE 3065 on its plans and names GASB on none of them, which removes it from consideration for US cities, counties, school districts and public universities.

Is Black Owl Systems worth it for a small portfolio?
Under roughly fifteen leases, most dedicated lease accounting software costs more than the problem it solves, and a well-built spreadsheet with an audit trail survives review. The threshold moves down fast when any of three things is true: you have leases in more than one currency, you report under more than one standard, or you are the lessor on any of them. Black Owl handles all three, and the third one is where it genuinely has few competitors. If none of the three apply and you have twelve leases in one currency under ASC 842, get quotes but expect the answer to be that you are not the buyer.
How do you get a quote you can actually compare?
Because nobody publishes rates, the only way to compare is to force every vendor to write the same number down. Ask each one for an all-in annual figure covering the license, implementation, abstraction per lease if they offer it, additional entities, additional accounting standards, and the renewal uplift for years two and three. Ask what happens to the price when your lease count grows by a third. Then ask the question that separates the demos: hand them one of your own leases, the one with three amendments and an option whose notice window is buried in an exhibit, and ask them to load it and reproduce the schedule.
That last step only works if you already know what the correct answer is. Abstracting a handful of your hardest leases before the first demo costs you nothing and changes the conversation completely, because you walk in with verified data instead of questions. Does Black Owl Systems offer a free trial?
No. Every route on the site ends at Book a Demo or Contact Sales, and third-party directory listings show no free trial. That is standard for the category: none of the eleven platforms we checked offers a self-serve trial you can run on your own leases. Is Black Owl Systems secure enough for an audit?
Black Owl publishes SOC 1 and SOC 2 Type 2 reports, which is the pairing an external auditor will ask about for a system that feeds journal entries into your general ledger. SOC 1 covers controls relevant to financial reporting and SOC 2 covers security and availability, so holding both is meaningful rather than decorative. Ask for the current report and the period it covers during procurement, since attestations are point-in-time.
