SOFT4Lessee vs Black Owl Systems: Pricing, Business Central and Lease Abstraction Compared

One publishes a per-user price on its homepage and runs a 30-day trial inside Microsoft Dynamics 365 Business Central. The other prints Contact Sales in every place a number would go. Neither reads a lease PDF. Do that part here first.

SOFT4Lessee vs Black Owl Systems vs LeaseAbstractors

Compiled from each vendor public homepage, pricing page, features pages and sitemap, checked on September 16, 2026. The two lease accounting products split on three things before you reach a feature grid: whether you already run Business Central, whether you need a price without a sales call, and whether your leases are equipment or real estate.

Verified against each vendor public pages on September 16, 2026. SOFT4Lessee is the third lease platform out of twenty we have checked that publishes a real number, and the only one that quotes it in euros. Its homepage carries a currency toggle for USD and AUD, but those figures render by script, so the euro list price is the one we can quote. The Black Owl pricing page prints Contact Sales five times under a heading that calls the plans transparent, and searching its raw HTML for a dollar sign returns nothing.

The solution

How to choose between SOFT4Lessee and Black Owl Systems

Both are lease accounting products, both close the books under ASC 842, and both will do the job for a mid-market lessee. Six questions separate them, and five can be answered from public pages tonight without booking anything.

Do you need a budget figure before you book a call?

SOFT4Lessee answers this on its own homepage: 120 euros per month per SOFT4Lessee user with unlimited lease agreements, a full access Business Central user at 80 euros, a limited access user at 20 euros, and a sub-lease management module at 165 euros per installation. Its pricing page adds that implementation runs 2 to 4 weeks and usually costs 2,000 to 6,000 euros, support is 125 euros an hour, and customizations are 125 euros an hour with 50 euros a month of ongoing support. Black Owl names five tiers, Small Business, Large Companies, Enterprise, CPA Essentials and CPA Advanced, and prices every one of them Contact Sales. If procurement needs a number this quarter, only one of these two can give you one today, and it will be in euros.

Do you already run Dynamics 365 Business Central?

This is the question that usually decides the matchup before pricing does. SOFT4Lessee is a Business Central extension, listed on Microsoft AppSource, and its pricing page states plainly that a Business Central user license is required to use it. If your general ledger already lives in Business Central, the lease schedules post straight into it and the license you need is one you may already hold. If you run NetSuite, Sage Intacct, QuickBooks or an on-premise ERP, SOFT4Lessee still works as a standalone that exports G/L journals, but you would be buying Business Central seats to host a lease module. Black Owl is a standalone platform that does not depend on any ERP.

Do you report under GASB?

Neither product helps you here, and both should be ruled out by a public sector finance team on the public evidence. SOFT4Lessee publishes dedicated standards pages for ASC 842, IFRS 16, AASB 16, NZ IFRS 16 and FRS 102, and the word GASB appears on none of the pages we checked. Black Owl publishes ASC 842, IFRS 16 and ASPE Section 3065 pages and has no GASB page across its sitemap. A city, school district, utility or state agency reporting under GASB 87 or GASB 96 should look at a vendor that names the standard, and we compare several in our best lease abstraction software roundup.

Are your leases equipment or real estate, and are you the lessor?

Black Owl publishes industry pages for aviation, oil and gas, transportation and logistics, manufacturing and construction, and runs separate lessor and lessee product paths, with the word lessor appearing 25 times on its homepage. SOFT4Lessee is lessee-side software. For lease-in lease-out scenarios and sub-leases it points you to a second product, SOFT4Leasing, which is the lessor management system from the same company. If you account for leases on both sides, Black Owl handles that inside one product and SOFT4Lessee handles it with two.

Who is going to key the leases in?

Neither of these products will read your lease PDFs. SOFT4Lessee imports lease agreements, asset details and payment schedules via web service API, Excel or XML, which means someone has already turned each lease into rows. The words abstract, extract and OCR do not appear anywhere on its site. Black Owl has no lease abstraction page either. Both calculate correctly once a person has typed in the commencement date, the base rent schedule, the escalations, the renewal options and the discount rate. That work runs four to eight analyst hours per lease by hand. Whichever platform you pick, budget for it or automate it.

How fast do you need to be live?

SOFT4Lessee offers a free 30-day trial and quotes a 2 to 4 week implementation, and its named references include a US staff accountant who describes the data setup as handled without trouble. Black Owl runs a CPA-led implementation, which is genuinely useful if your lease population is messy or your prior year needs restating, but it is a scheduled project rather than a same-day start. Match this to your deadline honestly. A guided implementation is worth waiting for when the accounting is hard and a waste of six weeks when it is not.

How it works

Run the comparison in one evening

You can settle most of this yourself before either vendor calls you back. The order matters, because the cheapest step eliminates the most options.

01

Confirm the ERP and count the leases

Write down which general ledger you close in and how many agreements you actually have. Business Central plus an ASC 842 lessee population puts you squarely inside the published SOFT4Lessee price and you can budget the whole thing tonight. Any other ERP, lessor accounting, or heavy equipment, and the answer opens back up.

02

Abstract two real leases first

Take your messiest lease and your most typical one and pull the terms out of both. Do it here, before you look at either accounting platform. You will end the exercise knowing your true field list, your renewal option structure and how bad your worst document is, which is the information both vendors will ask you for anyway, and it is the Excel file SOFT4Lessee imports.

03

Check the standards pages, not the sales deck

Open each vendor site and look for the standard you report under. SOFT4Lessee publishes ASC 842, IFRS 16, AASB 16, NZ IFRS 16 and FRS 102 pages. Black Owl publishes ASC 842, IFRS 16 and ASPE. Neither publishes GASB. This single check ends the comparison for a large group of buyers in about ninety seconds.

04

Only then book the demo you still need

By this point you should be down to one product, or to one genuine open question worth a call. Bring your abstracted lease data to that call and ask them to build the schedule from it live. With SOFT4Lessee you can do that yourself inside the 30-day trial. With Black Owl you will be doing it with a salesperson.

SOFT4Lessee and Black Owl Systems are both lease accounting platforms, and for a mid-market lessee reporting under ASC 842 either will produce a defensible right-of-use asset, lease liability and journal entry schedule. The comparison is not really about calculation quality. It is about whether you run Microsoft Dynamics 365 Business Central, whether you need a price without a sales call, whether you account as a lessor, and who does the data entry. On all four the public evidence is clear enough that you can decide most of it tonight.

How much does SOFT4Lessee cost?

SOFT4Lessee publishes its price on its homepage: 120 euros per month per SOFT4Lessee user, with an unlimited number of lease agreements and a free 30-day trial. A full access Business Central user is listed at 80 euros and a limited access user at 20 euros, and the sub-lease management module is 165 euros per installation. Its pricing page states that implementation usually costs 2,000 to 6,000 euros over 2 to 4 weeks, support is billed at 125 euros an hour, and customizations at 125 euros an hour plus 50 euros a month. There is also an Excel Calculator at 500 euros one-time for companies with just a few leases. The homepage has a USD and AUD toggle, but those figures render by script, so treat the euro list as the published price and ask for a dollar quote in writing.

How much does Black Owl Systems cost?

Black Owl does not publish a price. Its pricing page names five tiers, Small Business, Large Companies, Enterprise, CPA Essentials and CPA Advanced, and every one of them reads Contact Sales. Searching the raw HTML of that page for a dollar sign returns nothing at all, which is notable because the page heading describes the plans as transparent. There is more detail in our writeup of what Black Owl Systems actually costs.

Does SOFT4Lessee do lease abstraction?

No. SOFT4Lessee imports lease data via web service API, Excel or XML, and its data import page talks about transitioning from spreadsheets, not from documents. The words abstract, extract and OCR appear zero times across its 110-URL sitemap and on every page we checked. It is a calculation and posting engine that assumes the lease terms are already known. Someone still has to read the document and produce the commencement date, the rent schedule, the escalation clauses, the renewal options and the incentives before SOFT4Lessee has anything to import. Our lease abstraction tool produces exactly that Excel file from the PDF.

Does Black Owl Systems do lease abstraction?

No, and there is no abstraction page anywhere on its site. This is the single most common misunderstanding buyers bring to this category, and it costs real money when it surfaces after signature. We have written it up in detail in does Black Owl Systems do lease abstraction.

Does SOFT4Lessee require Dynamics 365 Business Central?

Yes. Its pricing page states that a Microsoft Dynamics 365 Business Central user license is required to use the solution, and the product is listed on Microsoft AppSource as a Business Central extension. The same page says it can run as a standalone and export G/L journals to any other ERP, but standalone here means a Business Central tenant that hosts only the lease module. If you are not already a Business Central shop, add those license seats to the budget before comparing it with Black Owl, which has no ERP dependency.

Is SOFT4Lessee available in the US?

Yes, with caveats. It supports ASC 842 with a dedicated standards page, it is sold through Microsoft AppSource in the US, and its homepage names a US customer, a staff accountant at a Minnesota rigging contractor, among references that also span Switzerland, Germany, Canada, Australia and Hong Kong. The published price is in euros and the support and customization rates are in euros per hour. A US controller should expect a dollar quote on request but should read the contract for which currency actually bills. We compare the wider field, including US-priced options, in Black Owl Systems competitors.

Which one supports GASB 87 and GASB 96?

Neither, on the public evidence. SOFT4Lessee publishes ASC 842, IFRS 16, AASB 16, NZ IFRS 16 and FRS 102 pages and GASB does not appear on any page we checked. Black Owl publishes ASC 842, IFRS 16 and ASPE Section 3065 pages and has no GASB page across its sitemap. For a public sector, utility or higher education finance team that rules both out, and Cradle vs Black Owl Systems shows a vendor in the same price range that does name GASB.

Which one handles lessor accounting?

Black Owl. It publishes separate lessor and lessee product paths and the word lessor appears 25 times on its homepage. SOFT4Lessee is lessee-side and handles lease-in lease-out and sub-lease scenarios by pairing with SOFT4Leasing, a second product from the same company. If you are a landlord, a fleet lessor or you sublease space, that is one product versus two, and it should come up in the first ten minutes of either call.

Is SOFT4Lessee cheaper than Black Owl Systems?

Unknown, and anyone who tells you otherwise is guessing. SOFT4Lessee publishes 120 euros per user per month plus Business Central seats and a 2,000 to 6,000 euro implementation. Black Owl publishes no figure at any tier, so a like-for-like comparison at 50 or 200 leases cannot be made from public information. What you can say honestly is that a three-user Business Central shop can price SOFT4Lessee to the euro tonight, and at every size Black Owl requires a call before you learn anything.

Can I try either one without talking to sales?

SOFT4Lessee yes, Black Owl no. SOFT4Lessee lists a free 30-day trial on its pricing block, and because it installs as a Business Central extension a controller can have it running against real data the same week. Black Owl does not publish a trial and routes every plan to Contact Sales followed by a CPA-led implementation. The one thing you can do without talking to either of them is abstract your leases, and that is the step both vendors will ask you to have finished anyway.

Still have questions? Our team is happy to help.

Talk to our team

Platform and price visibility. SOFT4Lessee is a Microsoft Dynamics 365 Business Central extension that publishes a price of 120 euros per user per month and runs a free 30-day trial. Black Owl is a standalone lease accounting platform that prices all five of its tiers Contact Sales and starts with a CPA-led implementation. Black Owl also handles lessor accounting in one product, while SOFT4Lessee covers lessees and pairs with SOFT4Leasing for the other side.

Neither one does. SOFT4Lessee imports lease data through web service API, Excel or XML and mentions abstract, extract and OCR zero times across its site. Black Owl has no lease abstraction page anywhere. Both expect the lease terms to be entered by a person. Budget four to eight analyst hours per lease for that work, or automate it here and import the resulting Excel file.

The published list price is in euros: 120 euros per SOFT4Lessee user per month, 80 euros for a full access Business Central user, 20 euros for a limited access user, 165 euros per installation for the sub-lease module. The homepage offers a USD and AUD currency toggle whose figures render by script, so ask for a written dollar quote and check which currency the contract bills in.

No. The published plan states an unlimited number of lease agreements and prices by SOFT4Lessee user, with the sub-lease management module charged per installation. That is the opposite of vendors like Cradle and Occupier that price by lease count, and it favors a small team with a large portfolio.

SOFT4Lessee lists a free 30-day trial and, because it installs inside Business Central, a controller can evaluate it against real leases quickly. Black Owl does not publish a trial and routes every plan to Contact Sales followed by a guided implementation. If you need to prove something works inside a short evaluation window, that difference matters more than most feature rows.

Neither, on the public evidence. SOFT4Lessee names ASC 842, IFRS 16, AASB 16, NZ IFRS 16 and FRS 102 and no GASB standard on any page we checked. Black Owl names ASC 842, IFRS 16 and ASPE and has no GASB page. A city, school district or state agency reporting under GASB 87 or GASB 96 should shortlist a vendor that publishes a GASB page.

Black Owl. It publishes separate lessor and lessee product paths and names the lessor side 25 times on its homepage. SOFT4Lessee is lessee software that handles lease-in lease-out and sub-lease cases by combining with SOFT4Leasing, a second product from the same vendor. Raise this in the first conversation rather than the last.

Yes, and it makes the choice easier. Abstracting two or three real leases first tells you your true field list, how your renewal options are structured and how bad your worst document is. You will need that information for either vendor conversation, and the structured Excel output is exactly what SOFT4Lessee imports and what a Black Owl implementation team will ask you for.
