Prices change and two of these are quoted in euros. Re-check each vendor pricing page before you sign and ignore directory listings that quote a different figure. Classification, the discount rate and the short-term exemption stay accounting judgments for you or your CPA.
The app does the math and Business Central holds the entries. The step no app on AppSource sells you is reading the leases. That is the part we automate.
Commencement, rent commencement, expiration and term in months come back as fields. A wrong commencement date shifts every journal your Business Central app posts for the life of the lease.
Base rent, the escalation basis (fixed step, percentage or CPI), payment frequency and free rent periods are pulled out, so the payment stream in the app matches the signed lease.
Purchase options, transfer of ownership, renewal and termination options and notice windows are surfaced. Whether a renewal is reasonably certain stays your call.
Each field links to the page and clause it came from, so your controller or auditor confirms the number in seconds instead of rereading a 60 page lease.
Excel and CSV output fits the SOFT4Lessee Excel import, an Onederful migration or your own schedule workbook. Change apps later and the abstraction is already done.
Careful manual abstraction of a commercial lease with amendments runs four to eight analyst hours. For 30 leases that is most of a month before the first entry posts.

What Business Central does with leases, what Dynamics 365 Finance adds, which apps fill the gap and what each one costs.
Short answer: Dynamics 365 Business Central has no built in lease accounting. Microsoft documents its Asset leasing feature, with ASC 842 and IFRS 16 schedules, for Dynamics 365 Finance only, so a Business Central company that needs ASC 842 buys an AppSource add-on or keeps a schedule workbook. Two add-ons publish a real price: SOFT4Lessee at 120 euros per user per month and Onederful at 250 dollars a month flat. Every one of them still needs someone to read each lease first. That reading is what we automate.
Not out of the box. Business Central is a general ledger with fixed assets, and it will store a right-of-use asset account, a lease liability account and every journal entry you post to them. What it does not do is calculate those numbers. There is no lease register, no present value engine and no amortization schedule in the standard product. The Microsoft Learn pages for Asset leasing, the module that does all of that, sit under Dynamics 365 Finance, and we found no counterpart in the Business Central documentation when we checked on 26 September 2026. That is why the Business Central lease apps on AppSource exist at all.
No. Asset leasing is a Dynamics 365 Finance capability. Microsoft describes it as an advanced capability for managing, tracking and automating financial transactions for leased assets in Dynamics 365 Finance, compliant with IFRS 16 and ASC 842, generating journal entries from initial recognition through monthly entries, impairment and termination. An admin turns it on in the Feature management workspace. If you run Business Central, that switch is not there, and upgrading to Finance just to get a lease module is rarely the right trade for a mid market company.
It depends on three things you can answer tonight: how many people need to touch leases, whether you also bill tenants as a lessor, and whether you need a price before you talk to anyone. Four apps come up for Business Central shops, and they are built quite differently.
SOFT4Lessee is a Business Central extension listed on Microsoft AppSource. Its homepage prices it at 120 euros per SOFT4Lessee user per month with unlimited lease agreements and a free 30-day trial, and its pricing page says implementation usually costs 2,000 to 6,000 euros over 2 to 4 weeks. It covers ASC 842, IFRS 16 and FRS 102 on the lessee side and imports lease data by web service API, Excel or XML. We compare it line by line in SOFT4Lessee vs Black Owl Systems.
Onederful is built for Business Central and prices by company, not by lease or seat: 250 dollars a month (220 euros, 190 pounds) with unlimited lease agreements, multi-company management and general ledger integration included. Its fixed-price onboarding is listed at 5,150 to 6,480 dollars before tax for one company, made up of setup, training and data migration. Its own pricing page says the only limit is your Business Central user licenses. It names ASC 842, IFRS 16 and FRS 102.
Binary Stream Property and Lease runs inside Business Central, Dynamics 365 Finance and Dynamics GP, and handles billing for both lessee and lessor. It suits a company that owns or subleases space and needs tenant invoicing as well as lease accounting. It publishes no price.
simpLEASE Accounting Connector, published by Schneider Downs, links Business Central to simpLEASE Accounting so vendors, general ledger accounts, dimensions and journal entries are shared between the two. The connector listing on Microsoft Marketplace reads Free. The listing does not show the price of simpLEASE Accounting itself, so ask for it in writing.
Onederful is the easiest to budget, because the monthly fee does not move with lease count or user count. SOFT4Lessee can come in lower for a one or two user finance team, but it bills per user in euros, and you need Business Central seats for anyone who works in it. For 5 to 30 leases, add the onboarding fee to year one before you compare, because on both it is larger than the first several months of subscription.
Without an add-on, you set up a right-of-use asset account and a lease liability account, split current and long-term if your statements need it, and post the entries your schedule produces. At commencement, debit the asset and credit the liability for the present value of the remaining payments, adjusted for prepaid rent, incentives and initial direct costs. Each month, post the payment and the schedule lines: a single straight-line lease cost for an operating lease, or interest plus amortization for a finance lease. With an add-on, the app builds the schedule and posts those journals for you. Either way the schedule is only as good as the commencement date, term, rent steps and options you feed it.
Every option above expects the lease terms to already exist as data. SOFT4Lessee imports them by API, Excel or XML. Onederful quotes a data migration line in its onboarding. The words abstract, extract and OCR do not appear on the SOFT4Lessee, Onederful or Binary Stream pages we checked, and the Microsoft Asset leasing docs describe a Lease import framework, not a document reader. So somebody reads each lease, amendment and commencement date letter and types the numbers into a spreadsheet. That is the step our lease abstraction software replaces. Upload the lease PDF, scanned or native, and get commencement and expiration dates, term, base rent, each escalation, free rent, renewal and termination options and notice windows back as fields, each one cited to the page it came from. Finance ships Asset leasing: lease books, lease groups, index rates, payment invoices through Accounts payable, right-of-use depreciation through Fixed assets, dual reporting and batch monthly journal entries. Business Central ships none of that and relies on partners. If you are already on Finance, the native module is the obvious first stop and an add-on is usually unnecessary. If you are on Business Central, an AppSource app plus clean abstracted lease data gets you to audited ASC 842 numbers without an ERP migration.
Not on the public evidence. GASB does not appear on the SOFT4Lessee, Onederful or Binary Stream pages we checked, or on the Microsoft Asset leasing overview. A public sector or higher education team on Business Central should get GASB 87 and GASB 96 support confirmed in writing, or look at a standalone tool that names it, before it signs.
Under 10 simple leases, a maintained schedule workbook plus our abstraction is defensible. From about 10 leases, or the first time an amendment forces a remeasurement, a Business Central app pays for itself in close time: Onederful if you want one flat bill, SOFT4Lessee if a small team and a 30-day trial suit you, Binary Stream if you also bill tenants. Binary Stream does not publish a price. Budget year one including onboarding, not just the monthly fee.
Not on the pages we checked. SOFT4Lessee imports lease data by API, Excel or XML, Onederful migrates your data during onboarding, and abstract, extract and OCR appear nowhere on either site. Someone still reads each lease and types the terms in, which is the step our lease abstraction removes.
Only if you run Dynamics 365 Finance. It is the natural choice there and ties into Accounts payable and Fixed assets. Moving from Business Central to Finance just for leases is a full ERP migration, which is far more expensive than a Business Central app plus clean lease data.
None of the Business Central apps we checked name GASB on their public pages, and neither does the Microsoft Asset leasing overview. A government or higher education entity should get GASB 87 and GASB 96 support confirmed in writing before it signs.
