Prices change. Re-check each vendor pricing page before you sign and ignore directory listings that quote a different figure. Sprinterra and Imperium are landlord side tools; a tenant that only needs ASC 842 for its own leases usually wants LeaseQuery, iLeasePro or NetLease. Classification, the discount rate and the short-term exemption stay accounting judgments for you or your CPA.
The app does the math and Acumatica holds the entries. The step no app on the Acumatica Marketplace sells you is reading the leases. That is the part we automate.
Commencement, rent commencement, expiration and term in months come back as fields. A wrong commencement date shifts every journal your Acumatica app posts for the life of the lease.
Base rent, the escalation basis (fixed step, percentage or CPI), payment frequency and free rent periods are pulled out, so the payment stream in the app matches the signed lease.
Purchase options, transfer of ownership, renewal and termination options and notice windows are surfaced. Whether a renewal is reasonably certain stays your call.
Each field links to the page and clause it came from, so your controller or auditor confirms the number in seconds instead of rereading a 60 page lease.

Careful manual abstraction of a commercial lease with amendments runs four to eight analyst hours. For 30 leases that is most of a month before the first entry posts.

What Acumatica does with leases, which marketplace apps fill the gap, what each one costs and how to load your leases into it.
Short answer: Acumatica Cloud ERP does not ship a native ASC 842 lease accounting module that we could find in its published materials, so an Acumatica company adds a marketplace app or keeps a schedule workbook. LeaseQuery is the certified lease accounting listing on the Acumatica Marketplace and names ASC 842, GASB 87 and 96, SFFAS 54, IFRS 16 and FRS 102. iLeasePro connects too and publishes its prices. Every one of them still needs someone to read each lease first. That reading is what we automate.
Not as a built in ASC 842 subledger. Acumatica is a strong general ledger with fixed assets and multi-entity reporting, and it will hold a right-of-use asset account, a lease liability account and every journal you post to them. What it does not do on its own is calculate those numbers: there is no lease register, no present value engine and no amortization schedule in the standard product. When users ask about ASC 842 on the Acumatica community forum, the answers point to the LeaseQuery marketplace listing rather than a native screen. On an Acumatica user group thread from January 2023, a CFO team asked whether ASC 842 would land on the Acumatica roadmap before signing a long contract with a vendor, and another company with fewer than 10 operating leases said it would handle them outside Acumatica. That is still the choice in front of you today.
It depends on three questions: whether you are the tenant, the landlord or both; which standards your auditor tests; and whether you need a price before you talk to sales. Four products come up for Acumatica shops, and they are built for different jobs.
LeaseQuery, now part of FinQuery, is the lease accounting listing on the Acumatica Marketplace. The listing is marked Connected with Acumatica, is technically validated on 2026 R1, 2025 R2, 2025 R1 and 2024 R1, and says the integration automatically produces the journal entries the Acumatica general ledger needs. It covers ASC 842, GASB 87 and 96, SFFAS 54, IFRS 16 and FRS 102, stores lease documents, sends critical date alerts and ships pre-built quarter and year-end disclosures. The listing shows no price; the button reads Request Information. It is the obvious fit for a mid market company or a public sector entity that reports under more than one standard. iLeasePro announced on 25 October 2022 that it had joined the Acumatica Development Network, so mid market firms can generate journal entries in iLeasePro and upload them directly into the Acumatica general ledger for ASC 842. It is the most transparent option on price: iLeaseXpress runs 99 dollars a month up to 10 leases and 149 dollars a month up to 15, with Excel export as its integration, and the full iLeasePro platform starts at 3,142 dollars a year up to 25 leases. NetLease from Netgain does not name an Acumatica connector, but its lease accounting page says you can export journal entries to Excel for upload into any ERP, and it covers ASC 842, IFRS 16 and GASB 87 and 96. Its sign up page publishes a price table by lease count, starting at 1,200 dollars a year at 10 leases. Netgain also markets AI assisted lease abstraction for uploading leases. If you own buildings and bill tenants, you need property management, not only ASC 842. Two products are built on the Acumatica platform itself. Sprinterra Acumatica Property Management is listed on the marketplace as built on the Acumatica xRP platform, covering lease management, facility maintenance, property accounting, billing and multi-entity reporting for commercial, residential, industrial and retail properties. Imperium, sold by Acumatica partners such as Construction Cloud Solutions, handles tiered leasing, escalations, recovery billing and recurring transactions for owners and operators. Neither publishes a price, and neither names ASC 842 on the pages we checked, so a company that is both a landlord and a tenant usually runs one of these for billing and a lessee tool for its own leases.
Set up a right-of-use asset account and a lease liability account, split current and long-term if your statements need it, and post the entries your schedule produces. At commencement, debit the asset and credit the liability for the present value of the remaining payments, adjusted for prepaid rent, incentives and initial direct costs. Each month, record the payment through accounts payable and post the schedule lines: one straight-line lease cost for an operating lease, or interest plus amortization for a finance lease. Recurring journal entries in Acumatica take the monthly posting off your plate, but the schedule itself lives in a workbook you maintain. That works for a handful of simple leases. It stops working the first time an amendment forces a remeasurement.
Every option above expects the lease terms to already exist as data. LeaseQuery loads them during implementation, iLeasePro takes them in its own screens or sells lease abstracting as a human professional service, and the property management tools expect your team to key them. So somebody reads each lease, amendment and commencement date letter and types the numbers in. Careful manual abstraction of a commercial lease with amendments runs four to eight analyst hours.

Neither ships a native ASC 842 lease module in its standard product, so the comparison comes down to the add-on market. Business Central has several apps on Microsoft AppSource with published prices, including a flat monthly option, which we compare on our Business Central lease accounting page. Acumatica has fewer lease apps, but the certified one covers more standards, including GASB and SFFAS 54, which matters for public sector and government contractor teams. If you are choosing an ERP for other reasons, do not let leases decide it: either way you buy an app and feed it clean lease data. Companies still closing in QuickBooks should read QuickBooks lease accounting first.
Yes. The LeaseQuery listing on the Acumatica Marketplace names GASB 87 and GASB 96, and NetLease names both on its own lease accounting page. iLeasePro describes its Acumatica integration in ASC 842 terms only. A government, higher education or public hospital team on Acumatica should still get the exact standards and disclosure reports confirmed in writing before it signs.
Under 10 simple leases, a maintained schedule workbook plus our abstraction is defensible, and it is what several Acumatica users describe doing. From about 10 leases, or the first time an amendment forces a remeasurement, an app pays for itself in close time: iLeasePro if you want a published price and a quick start, LeaseQuery if you report under several standards or want a certified marketplace connection, NetLease if you already export journals by file. If you also bill tenants, add Sprinterra or Imperium for the landlord side. In every case start with the lease terms, because the app only moves the numbers you give it. Base AI processes pages faster; Pro AI delivers the highest field-level accuracy. Your allowance resets on your billing anniversary each month, unused pages do not roll over. A typical commercial lease runs 20 to 60 pages including amendments, so the Starter plan's 2,500 Base AI pages cover roughly 40 to 120 leases a month.
Once your included pages are used up, extraction pauses until the next billing cycle. You can upgrade your plan at any time mid-month, the higher allowance kicks in immediately and you are only charged the prorated difference for the remainder of the period.
