One covers GASB 87 and 96 and no longer has a website of its own. The other covers ASPE 3065 and lessor accounting. Neither abstracts a lease. Do that part here first.

Compiled from each vendor public product pages, pricing pages and raw HTML, checked on September 9, 2026. These two lease accounting products are close enough on the core close that the decision usually turns on one of two things: which reporting standard you file under, and whether you account as a lessor.
| Software | Core job | Lease abstraction | Published price | Standards named | Lessor accounting |
|---|---|---|---|---|---|
| LeaseAbstractors This tool | Turn lease PDFs into structured data | Yes, and every field links back to the clause it came from | Published on our pricing page | Feeds any standard your accounting system reports under | Abstracts landlord and tenant side documents alike |
| EZLease | Lease accounting and audit-ready compliance reporting for the close | None. The words abstract, extract and OCR appear zero times on its product page | No dollar amount anywhere. The button reads Get Pricing and Promos and opens a form | ASC 842, IFRS 16, FRS 102 and GASB 87 and 96 | Not marketed on the product page. Ask before you assume it |
| Black Owl Systems | Lease accounting for finance teams who own the close, lessee and lessor | None. No abstraction page exists anywhere on its site | No dollar amount. All five tiers read Contact Sales | ASC 842, IFRS 16 and ASPE 3065. No GASB page | Yes. Separate lessor and lessee product paths |
Verified against each vendor public pages on September 9, 2026. Searching the visible text of the EZLease product page for a dollar sign returns nothing, and the same search on the Black Owl pricing page also returns nothing under a heading that calls the plans transparent. Neither vendor advertises a free trial today. Both route every plan through a sales conversation, so the parts you can settle from public evidence are worth settling first.
Both products close the books under ASC 842 and IFRS 16, and for a private mid-market lessee either will produce a defensible right-of-use asset and liability schedule. Six questions separate them, and four can be answered from public pages tonight without booking anything.
This single question ends the comparison for a large group of buyers. The EZLease product page states that it makes compliance simple across ASC 842, IFRS 16, FRS 102 and GASB 87 and 96. The Black Owl site names GASB exactly once on its homepage and once on its pricing page, and in both places only inside a general explanation of what the new standards are, not as a supported feature. Black Owl publishes dedicated ASC 842, IFRS 16 and ASPE pages and no GASB page at all. If you are a city, a school district, a utility, a transit authority or a state agency, that absence is not something you negotiate around.
Here Black Owl wins outright, and it is worth saying plainly. The word lessor appears twenty five times on the Black Owl homepage and it publishes separate lessor and lessee product paths covering sales-type, direct financing and operating leases. The EZLease product page does not use the word lessor at all. If you are a landlord, if you sublease space, or if you sit on both sides of a ground lease, raise this in the first call rather than assuming parity.
Canadian private companies reporting under ASPE Section 3065 are the mirror image of the GASB case. Black Owl names ASPE fourteen times on its homepage and sixteen times on its pricing page and publishes a dedicated ASPE page. EZLease names FRS 102, the United Kingdom standard, but not ASPE. A company reporting under Canadian private enterprise standards has a clear answer here, and it is not the bigger vendor.
Neither vendor will give you one. The EZLease page carries a button labelled Get Pricing and Promos, and clicking it opens a lead form asking for first name, last name, business email, company and phone before anything is shown. Black Owl names five tiers, Small Business, Large Companies, Enterprise, CPA Essentials and CPA Advanced, and prices every one of them Contact Sales. Out of seventeen lease platforms we have checked, only three publish a real number, and neither of these two is among them.
You are, unless you automate it. The words abstract, extract and OCR appear zero times on the EZLease product page and zero times across the Black Owl homepage and pricing page, and neither vendor publishes a lease abstraction product page. Both platforms assume the commencement date, base rent, escalation schedule, renewal options and termination rights arrive already typed into a field. Budget four to eight analyst hours per lease for that work, or pull the terms out of the PDFs before the data ever reaches an accounting platform.
EZLease is now sold inside insightsoftware alongside LeaseAccelerator, which brings a large finance software portfolio, an SAP connection and an established support organization. Black Owl is an independent product with a twenty nine page site and a much smaller footprint. Some buyers want the procurement comfort of the larger vendor and some want the direct line to a small team. That is a real preference, not a feature, and it is worth naming out loud during the shortlist meeting.
Most of this you can settle yourself before either vendor calls you back. The order matters, because the cheapest check eliminates the most options.
Write down the standard you actually file under before you look at a single feature. GASB 87 or GASB 96 points at EZLease. ASPE Section 3065 points at Black Owl. ASC 842 or IFRS 16 alone leaves both in play and moves the decision to the next question. This takes about ninety seconds and it removes one of the two products for a large share of buyers.
If you recognize income as a lessor, sublease space, or hold sales-type or direct financing leases, check that explicitly. Black Owl publishes lessor product pages. EZLease does not mention lessor accounting on its product page. Get the answer in writing rather than from a demo slide, because retrofitting lessor treatment after implementation is expensive.
Take your messiest lease and your most typical one and pull the terms out of both. Do it here, free, before you look at either accounting platform. You will finish knowing your true field list, how your renewal options are structured and how bad your worst document is, which is exactly the information both vendors will ask you for anyway.
By this point you should be down to one product or one genuine open question. Bring your abstracted lease data to that call and ask them to build the schedule from it live, in front of you. A vendor who can do that with your own messy document is telling you something no feature grid will.
These are the questions that come up when someone has both products open in browser tabs and has to make a recommendation this week.
EZLease and Black Owl Systems are both lease accounting platforms, and for a private mid-market lessee reporting under ASC 842 either one will produce a defensible right-of-use asset, lease liability and journal entry schedule. The comparison is not really about calculation quality. It comes down to three things: which reporting standard you file under, whether you account as a lessor, and the fact that neither product will read your lease documents for you. All three can be settled from public evidence before you speak to a salesperson.
No. The words abstract, extract and OCR appear zero times on the EZLease product page, and there is no lease abstraction product anywhere in the insightsoftware lease lineup. EZLease is a calculation and compliance engine: it takes lease terms that are already structured and produces schedules, journal entries and disclosure reports from them. Somebody still has to read the lease and type the commencement date, base rent, escalation schedule, renewal options and termination rights into a field first.
No, and the gap is the same shape. Searching the Black Owl homepage and pricing page for abstract, extract and OCR returns nothing, and no abstraction page exists anywhere on its site. Black Owl centralizes lease data and documentation and automates journal entries, amortization schedules, rollforwards and disclosure reports, all of which starts after the data exists. We went through this in more detail in our writeup of whether Black Owl Systems does lease abstraction.
Yes, according to its own product page, which states that EZLease makes compliance simple across ASC 842, IFRS 16, FRS 102 and GASB 87 and 96. That covers both the lease standard and the subscription-based information technology arrangement standard that public sector finance teams have to report alongside it. The published customer quote on that page comes from a senior management analyst at Clark County, which is consistent with a real public sector install base. Confirm the specific GASB 96 workflow in your evaluation, because coverage of a standard and comfortable handling of it are not the same thing.
Its public pages do not claim to be. GASB appears once on the Black Owl homepage and once on its pricing page, and in both cases inside a general sentence explaining what the new lease standards are, not as a feature the product supports. Black Owl publishes dedicated ASC 842, IFRS 16 and ASPE Section 3065 pages and no GASB page at all across its site. A government or higher education buyer should treat that as a disqualifier until Black Owl says otherwise in writing.
EZLease does not publish a price. The visible text of its product page contains no dollar amount at all, and the pricing path is a button labelled Get Pricing and Promos that opens a lead form asking for first name, last name, business email, company and phone. There is no free trial advertised on the page today either. We keep the running detail in our note on what EZLease actually costs, and the short version is that every number in circulation comes from directories rather than from the vendor.
Black Owl does not publish a price either. Its pricing page names five tiers, Small Business, Large Companies, Enterprise, CPA Essentials and CPA Advanced, and every one of them reads Contact Sales. Searching the visible text of that page for a dollar sign returns nothing, which is worth noting because the page heading describes the plans as transparent. There is more in our breakdown of Black Owl Systems pricing.
It was folded into insightsoftware. As of September 9, 2026 the ezlease.com root, its pricing path and its sitemap path all resolve to a single product page at insightsoftware.com, so EZLease no longer has a standalone site of its own. This matters for a practical reason during evaluation: older reviews, comparison articles and directory listings still link to pages that no longer exist independently, so any pricing or trial detail you find in those sources is describing a version of EZLease that is not the one being sold today.
Black Owl, clearly. It uses the word lessor twenty five times on its homepage and publishes separate lessor and lessee product paths covering sales-type, direct financing and operating leases. The EZLease product page does not use the word lessor anywhere. If you recognize income from leases you own or from space you sublease, that is the deciding difference between these two, and it points away from the larger vendor.
Take GASB first. Public sector, higher education and utility finance teams reporting under GASB 87 or GASB 96 should shortlist EZLease and leave Black Owl out unless it answers the gap directly. Canadian private companies filing under ASPE 3065, and anyone who accounts as a lessor, should shortlist Black Owl. Everyone else, meaning a private United States company reporting under ASC 842 with tenant-side leases only, has a genuine choice and should let vendor weight, implementation style and quoted price decide it. Whichever way it goes, the data entry problem stays with you, which is why it is worth pulling the terms out of your lease PDFs before you load either system. The wider field is laid out on our Black Owl Systems competitors page, and the sibling matchup inside the same vendor is on Black Owl Systems vs LeaseAccelerator.
Still have questions? Our team is happy to help.
Talk to our teamStandards coverage. EZLease names ASC 842, IFRS 16, FRS 102 and GASB 87 and 96 on its product page. Black Owl names ASC 842, IFRS 16 and ASPE Section 3065 and publishes no GASB page. Black Owl also publishes native lessor accounting, which EZLease does not mention on its product page. Neither one abstracts a lease document.
Neither one does. Abstract, extract and OCR appear zero times on the EZLease product page and zero times across the Black Owl homepage and pricing page, and neither vendor sells a lease abstraction product. Both assume the terms are already typed in. Budget four to eight analyst hours per lease for that work, or automate it before the data reaches either platform.
EZLease, on the public evidence. It states coverage of GASB 87 and GASB 96 alongside ASC 842 and IFRS 16, and its published customer quote comes from a county government analyst. Black Owl mentions GASB only in passing, as background on the standards, and publishes no GASB page. A city, school district, transit authority or state agency should confirm that gap with Black Owl before shortlisting it.
No. Its product page contains no dollar amount in the visible text. The pricing route is a button labelled Get Pricing and Promos that opens a form asking for first name, last name, business email, company and phone. Black Owl is the same story from the other direction: five named tiers, all of them priced Contact Sales.
Not on its current product page. The word trial does not appear in the page source at all, and the only calls to action are Get Instant Demo and Get Pricing and Promos. Older reviews that mention a trial are describing the product before it was folded into the insightsoftware site, so treat that detail as out of date and ask directly if a trial matters to your evaluation.
No, they are two separate products sold by the same vendor. insightsoftware acquired LeaseAccelerator in July 2024 and today sells both under its Solutions menu. EZLease is positioned as compliance-focused lease accounting. LeaseAccelerator is positioned as lease lifecycle management with sourcing, scenario modeling and a direct SAP connection. Shortlisting one does not mean you have evaluated the other.
Black Owl. It names ASPE fourteen times on its homepage and sixteen times on its pricing page and publishes a dedicated ASPE page. EZLease names FRS 102, the United Kingdom standard, but not the Canadian private enterprise standard. For a Canadian private company this is the cleanest split between the two products.
Yes, and it makes the choice easier. Abstracting two or three real leases first tells you your true field list, how your renewal options are structured and how bad your worst document is. You need that information for either vendor conversation, and you get to load clean data on day one instead of spending the first quarter keying it in.
What to look at if EZLease is the incumbent and the import template is the part that hurts.

Ask a questionEach plan includes a monthly allowance of pages, and the number you get depends on which AI model you choose at extraction time. Base AI processes pages faster; Pro AI delivers the highest field-level accuracy. Your allowance resets on your billing anniversary each month, unused pages do not roll over. A typical commercial lease runs 20 to 60 pages including amendments, so the Starter plan's 2,500 Base AI pages cover roughly 40 to 120 leases a month.
Once your included pages are used up, extraction pauses until the next billing cycle. You can upgrade your plan at any time mid-month, the higher allowance kicks in immediately and you are only charged the prorated difference for the remainder of the period.
Yes. You can switch from monthly to yearly billing at any renewal date to lock in the 50% discount. If you switch mid-cycle, the new rate takes effect at the start of your next billing period. Annual plans are non-refundable after the 14-day cancellation window.
All plans export to Excel XLSX and CSV. Plus adds QuickBooks (QBO) export and financial reports. Pro and Enterprise unlock JSON output via REST API and webhooks so you can push structured data directly into any ERP, RPA platform or internal system.
We do not use your documents to train or improve our own models, and files are encrypted in transit (TLS 1.2+) and at rest (AES-256). Extraction runs through a third-party model provider, so review their terms if your policy requires a contractual no-training commitment. You control retention: documents can be deleted from the workspace at any time, and we will remove everything on request.
Enterprise plans are tailored to your organisation's document volume, compliance requirements and integration needs. Pricing is based on committed monthly page volume with volume discounts at scale.
