Prophia sells three things and publishes a dollar figure for none of them on its own pricing page. Prophia Abstract is an AI only tool that pulls about 35 lease terms, and Prophia describes it as free. Prophia Essentials, the main product, is a per tenant annual subscription with AI plus human expert review across 215 fields, priced by quote. Prophia Portfolio is an annual add-on for reporting, also quoted. If you need a number before a demo, self serve tools publish theirs: ours start at 49 dollars a month.

We checked Prophia's pricing page, its Abstract product page and its Abstract terms directly on 1 October 2026. Everything below comes from those pages unless we say otherwise.

How much does Prophia cost?

Prophia does not list prices for its paid products. The pricing page invites you to "contact us" about pricing for "your acquisition project, group of assets, or entire portfolio", and each paid plan ends in a quote. What it does publish is the pricing model, which is enough to estimate how a quote will scale.

Is Prophia Abstract free?

According to Prophia, yes. Its pricing page FAQ calls Prophia Abstract "this free, AI-only tool", and the Abstract page FAQ describes "the free version, Prophia Abstract" as pulling "around 35 essential lease terms". At least one software directory, Software Advice, still lists Prophia Abstract at 20 dollars per feature, one time. When a directory and a vendor disagree, trust the vendor page and confirm on signup, because directories are often months behind.

Two details are worth reading before you rely on it. First, Abstract is AI only: Prophia says it "provides quick results without human review" and its accuracy "relies solely on AI". Second, the Prophia Abstract terms state that Prophia and its model providers do not warrant that outputs are "accurate, complete, or error-free", and they cap liability at fees paid for Abstract in the previous 12 months, which suggests paid usage exists or is planned. Neither point is unusual for an AI tool. Both mean the review work stays with you.

What does Prophia Essentials include for the price?

Essentials is where Prophia makes its money, and it is a different kind of product from Abstract. The pricing page lists five things: AI plus CRE expert review, 215 fields extracted, ongoing leasing support, accounting integration, and SSO and API options. Prophia says integrations are available only through Essentials, with CSV and PDF export, an API, and custom integrations with Yardi and MRI.

Two features change the cost math in your favor. Prophia does not charge per user (it says there are no per license fees), so a whole asset management, leasing, accounting and legal team can share one subscription. And because people check every abstracted term, Prophia claims 99 percent accuracy, which means your own team does not have to re-verify the output.

How Prophia per tenant pricing scales

The billing unit for Essentials is the tenant, billed annually. That has a practical consequence. A single tenant net lease industrial building counts as one unit. A 40 tenant suburban office building or a 25 tenant neighborhood retail center counts as 40 or 25. Two portfolios of the same square footage can therefore receive very different quotes, and a multi tenant owner should expect the tenant count, not the building count, to drive the number.

Before the demo, pull three figures from your rent roll: total tenants today, expected tenant turnover over the contract term, and the number of leases you need abstracted once for an acquisition or onboarding versus kept current for years. A one time abstraction project and an ongoing per tenant subscription are different purchases, and it helps to know which one you are buying.

Also note the scope limits. Prophia says it supports PDF documents only for abstraction, and it does not support residential or multifamily leases. If part of your portfolio is apartments, that part needs another tool.

Prophia pricing compared with self serve lease review software

The honest comparison is not dollar for dollar, because the products include different work. Prophia Essentials sells you reviewed data: its experts check the AI, so you pay for their time inside the subscription. Self serve software sells you the reading: the AI returns every term with a page citation and flags the fields it could not fill or could not source, and your team clears those flags.

That makes the decision fairly clean. If Portfolio reporting is the part you care about, think about where that reporting ends up. Most portfolio numbers end in an investment committee or board deck, and an AI presentation maker can turn an exported report into slides without a second round of formatting. That may change how much you need a built in dashboard.

Questions to ask on a Prophia pricing call

  1. What is the price per tenant, and does it change with portfolio size or contract length?
  2. Is there a one time abstraction price for an acquisition, separate from the annual subscription?
  3. What does the Portfolio add-on cost on top of Essentials?
  4. Are the Yardi and MRI integrations included or quoted as custom work?
  5. How are amendments, new leases and tenant turnover billed during the year?
  6. Is Prophia Abstract still free on your account, and what limits apply to it?

Ask for answers in writing. A per tenant model is reasonable, but it is easy to underestimate when a multi tenant asset or an acquisition adds dozens of billing units mid contract.
