Can AI review a commercial lease as well as a person?

On the reading and extraction work, close to it, and much faster. Published comparisons of AI abstraction tools put field accuracy on standard commercial terms around 92 to 98 percent, against 95 to 99 percent for a trained human abstractor working carefully. The gap is concentrated in specific places: poor scans and faxed pages, handwritten interlineations, rent schedules split across exhibits, and drafting that is genuinely ambiguous. Those are also the places where a human reviewer slows down and makes mistakes, which is why the useful question is not which one is perfect but how fast the errors get caught.

Where AI does not match a person is judgment. Software can tell you that the tenant may assign without consent to an affiliate and cite the page. Which lease terms should an AI lease review cover?

A review that only returns parties, dates and base rent is a summary, not a review. For commercial leases the set that matters to a US buyer, lender or landlord looks like this:

  • Risk clauses. Exclusive use, co tenancy, radius restrictions, relocation, holdover, insurance requirements, SNDA and estoppel obligations.

What to check before you buy

  1. Test on your own worst lease. A clean native PDF proves nothing. Upload a scanned lease with two amendments and a rent schedule in an exhibit.
