Vendors change their pages. Re-check price and scope on each vendor site before you sign, and trust the vendor page over any directory that quotes a figure the vendor does not publish.
Built for commercial leases from the first field to the export.
Rent, escalations, CAM and recoveries, options, notice windows, assignment, guaranty and clause text come back in the same columns for every lease. Nothing to configure before the first upload.
Each extracted term carries the page it came from. Click it and the PDF opens there, so a reviewer confirms a renewal option in seconds instead of rereading the lease.
A field the model could not fill is marked no value found. A value it could not tie to a page is marked no source page. Those are the fields your team opens first.
Upload the base lease with its amendments and extension letters. Later documents that change rent, term or options are reflected and both sources are cited.
Starter is 49 dollars a month and Plus is 149 dollars a month, listed on the pricing page. No demo, no annual license, cancel any month.
Download abstracts to Excel, CSV or JSON for the deal team, the lender or the lease accounting system, or connect the REST API on Pro.
No project setup and no field training. The model reads, a person checks the flags.
Scanned or native PDF. Add amendments, commencement letters and extensions so the abstract reflects the current deal.
Dates, rent steps, CAM, options and clause text return in one fixed layout, each with its page.
Open the fields marked no value found or no source page, plus anything that moves money, and confirm them on the cited page.
Send the abstracts to Excel, CSV or JSON, or push them into your lease system through the API.
Who Kira suits, where a lease tool wins, what each costs and how to test a switch.
Short answer: the best Kira Systems alternative for lease abstraction is a tool built for leases rather than for every contract type. Kira, now sold by Litera as part of its Review product, is a legal grade contract review platform priced by quote for law firms and legal departments. If your job is pulling rent, escalations, options, CAM terms and notice dates out of commercial leases, a lease specific tool with published pricing gets you there with no demo cycle and no annual commitment.
Kira earned its reputation in M&A due diligence. Law firms use it to read thousands of contracts in a data room and surface change of control, assignment and exclusivity clauses. Litera agreed to acquire Kira Systems in a deal announced on August 10, 2021, and the old Kira product page now resolves to a page titled Review on litera.com. That page describes 1,400+ pre-built smart fields plus fields you train yourself, and collaborative review grids for M&A, real estate, banking and finance.
That breadth is the reason buyers in real estate start looking elsewhere. Three things come up again and again:
None of that makes Kira a poor product. It makes it the right product for a law firm running due diligence across every agreement in a deal, and an expensive detour for a team that only needs leases turned into a clean, cited abstract.
For a US team whose documents are mostly commercial leases, the best alternative is a lease abstraction tool that returns a fixed lease layout, cites every value to its page, applies amendments to the base lease and exports to Excel or your lease system, at a price you can see before you talk to anyone. That is what we built. If you are a law firm reviewing every contract type in an M&A data room, Kira remains a strong fit and the alternatives below are narrower by design.
The useful way to choose is by the work in front of you:
Our own AI lease review software page covers the wider field of lease review tools if you want to see more than the Kira comparison.
Picture a 40 property retail acquisition with about 120 leases and 300 amendments. The buyer needs a rent roll tie out, a list of every co tenancy and radius clause, renewal notice dates and estoppel ready summaries inside three weeks.
On a general review platform, the team sets up a project, picks smart fields that map to those lease concepts, trains or adjusts fields that do not exist out of the box, assigns documents to reviewers and exports a grid. That works, and law firms do it every week. It also assumes a licensed seat, someone who knows how to configure the grid, and a contract already signed with the vendor.
On a lease abstraction tool, the layout already exists. Each lease comes back with commencement and expiration, base rent and every step, escalation basis, CAM and expense recovery terms, renewal and termination options with notice windows, assignment and subletting, guaranty and the relevant clause text. Every value carries a page reference, a field the model could not fill is marked no value found, and a value it could not tie to a page is marked no source page. Reviewers open those fields and anything that moves money, and skip the rest.
The practical difference shows up in week one. A lease tool is producing abstracts the day the team uploads, while a general platform is often still in procurement.
Litera does not publish a price for Kira. Its product page offers a demo request, and its Software Advice listing reads pricing available upon request. A Litera blog post from August 2026 argues for fixed, predictable annual pricing, per attorney or per user, over metered per document billing, which tells you the shape of the quote to expect: an annual figure tied to seats rather than a per lease rate. Directory sites print estimates, but none of them come from Litera, so treat them as rumors. We break down the pricing model and what to ask on the sales call in our Kira Systems pricing guide.
Our plans are on the pricing page. Starter is 49 dollars a month with 2,500 Base AI pages or 500 Pro AI pages and a 25 page per document cap. Plus is 149 dollars a month with 10,000 Base or 2,000 Pro pages, unlimited pages per document, 50 file batch uploads, custom extraction templates and up to 3 seats. Pro adds the REST API. A typical commercial lease runs 20 to 60 pages with amendments, so Plus covers roughly 30 to 100 leases a month on Pro AI.
Yes, for law firms. Litera has published material on lease review with Kira for years, including a 2025 post on using it for full scope lease reviews and comparing leases against a form, and it cites a Deloitte lease review project that ran 30 percent faster. That is a vendor claim, but it is consistent with what a strong contract review platform does well: the first read of a large document set.
Where it is a weaker fit is the work that comes after legal review. Lease administration, lease accounting under ASC 842, and ongoing critical date tracking need the same fields in the same columns for every lease, exported into the system that runs the portfolio. That is a lease data problem, and it is easier to solve with a tool whose output already looks like a lease abstract. See lease clause extraction for the clause level fields we return.
Litera owns Kira. Litera agreed to acquire Kira Systems, a Toronto company founded in 2011, in a deal announced on August 10, 2021, and folded it into its transaction platform. At the same time Kira spun off a separate company, Zuva, to sell contract review AI to corporations, led by Kira co founder Noah Waisberg. Today the Kira product sits under the Review section of litera.com, next to Litera drafting and transaction tools.
Switch to a lease specific tool if most of your documents are commercial leases, your output is an abstract or a spreadsheet rather than a legal memo, you want to start this week, and you would rather pay a published monthly price than negotiate an annual license. Lease administrators, asset managers, lenders, appraisers, accounting teams adopting ASC 842 and paralegals clearing a lease backlog are usually in this group.
Stay on Kira if you are a law firm or a legal department that reviews every contract type, your deals are cross border, your attorneys already know the platform, and the license is already paid. Many firms run both: the legal platform for the deal review and a lease tool for the abstracts that the client keeps after closing.
The fastest way to judge any of this is to upload a lease to the tool at the top of this page and compare the result with what your team produces today. If you are weighing several platforms, our best lease abstraction software comparison and the Prophia alternative and MRI lease abstraction alternative pages cover the other names on most shortlists.

Talk to our teamFor lease work, a lease specific abstraction tool with published pricing, page citations on every value and a fixed lease layout. For general legal due diligence across every contract type, other legal review suites such as Luminance compete with Kira directly. The right answer depends on whether your documents are mostly leases or every agreement in a deal.
Litera does not publish a price for Kira. The product page offers a demo, and the Software Advice listing reads pricing available upon request with no free trial listed. Litera has written that it prefers fixed annual pricing per attorney or per user over per document billing, so expect a seat based annual quote.
Yes. Kira is sold by Litera, which agreed to acquire Kira Systems in August 2021. The old product page now resolves to the Review section of litera.com, which describes 1,400+ pre-built smart fields, fields you train yourself and review grids for M&A, real estate, banking and finance.
Yes, law firms use it for lease review in real estate due diligence. It is a general contract platform, so lease specific fields such as rent steps, CAM caps and notice windows are set up or checked inside a review grid. Lease administration and accounting teams usually prefer a tool whose output is already a lease abstract.
Yes. Our Starter plan is 49 dollars a month and Plus is 149 dollars a month with 50 file batches and unlimited pages per document, both published on our pricing page and both cancelable monthly. Per document consumer tools exist too, but they produce a risk report for one lease rather than a portfolio abstract.
Not on standard lease fields. Current AI tools land around 92 to 98 percent field accuracy on parties, dates, rent and options, against 95 to 99 percent for a trained human abstractor. What protects accuracy in practice is a page citation on every value and flags on empty or unsourced fields, so a person checks exactly the right places.

Ask a questionEach plan includes a monthly allowance of pages, and the number you get depends on which AI model you choose at extraction time. Base AI processes pages faster; Pro AI delivers the highest field-level accuracy. Your allowance resets on your billing anniversary each month, unused pages do not roll over. A typical commercial lease runs 20 to 60 pages including amendments, so the Starter plan's 2,500 Base AI pages cover roughly 40 to 120 leases a month.
Once your included pages are used up, extraction pauses until the next billing cycle. You can upgrade your plan at any time mid-month, the higher allowance kicks in immediately and you are only charged the prorated difference for the remainder of the period.
Yes. You can switch from monthly to yearly billing at any renewal date to lock in the 50% discount. If you switch mid-cycle, the new rate takes effect at the start of your next billing period. Annual plans are non-refundable after the 14-day cancellation window.
All plans export to Excel XLSX and CSV. Plus adds QuickBooks (QBO) export and financial reports. Pro unlocks JSON output via REST API so you can push structured data directly into any ERP, RPA platform or internal system.
We do not use your documents to train or improve our own models, and files are encrypted in transit (TLS 1.2+) and at rest (AES-256). Extraction runs through a third-party model provider, so review their terms if your policy requires a contractual no-training commitment. You control retention: documents can be deleted from the workspace at any time, and we will remove everything on request.
