Litera has written that it prefers fixed, predictable annual pricing set per attorney or per user rather than per document billing, so expect a seat based annual quote after a scoping call. For a team that only needs commercial leases abstracted, a lease specific tool with a published monthly price is usually the cheaper path.

What Kira Systems costs and how it is sold

Kira is a contract review platform built in Toronto and founded in 2011. Litera agreed to acquire Kira Systems in a deal announced on August 10, 2021, and the product now lives under the Review section of litera.com. That page describes 1,400+ pre-built smart fields, fields you can train yourself, and collaborative review grids for M&A, real estate, banking and finance. Every call to action on it is a demo request.

So the honest answer to how much Kira costs is that the vendor will not say in public. What it does say is how it likes to price. In a post published on August 6, 2026, Litera describes two models for legal AI. Consumption based pricing charges per document or per task. Fixed pricing, such as per attorney or per user pricing, gives a team one fixed annual number. Litera argues for the second and says it delivers unlimited legal AI use at a flat price because it owns its accuracy layer.

Why directory prices for Kira are not reliable

Search for Kira pricing and you will find software directories and AI tool roundups printing monthly figures, annual ranges and per user numbers. None of them link to a Litera price list, because Litera does not publish one, and several of them disagree with each other. We have seen the same pattern across the lease software market: directories repeat old or estimated numbers long after the vendor has changed its model, and in a few cases list a price for a product tier the vendor calls free. Treat any Kira figure that does not come from a Litera quote as a guess.

The better question for the sales call is what drives the number. Based on Litera guidance, that is the count of attorneys or users who need seats, the modules you add beyond review, and the length of the commitment.

Is Kira worth the price for lease review?

For a law firm, often yes. Kira has been used for lease review in real estate due diligence for more than ten years, Litera publishes material on full scope lease reviews and on comparing leases against a form, and it cites a Deloitte project that ran lease reviews 30 percent faster. If your attorneys review leases alongside supply contracts, loan documents and employment agreements in the same deal, one platform for all of it is worth paying for.

For a lease administration team, an asset manager, a lender or an accounting team, the math changes. Those buyers need the same lease fields in the same columns for every lease, cited to the page, and exported to a model, a lease accounting system or a rent roll tie out. They are paying for a legal platform to do a lease data job. What to ask Litera before you sign

  1. How many seats are priced, and who counts as a user? If paralegals, analysts and outside reviewers all need access, the seat count drives the quote.
  2. What lease fields come pre-built? Ask to see rent steps, escalation basis, CAM caps, renewal notice windows, co tenancy and guaranty on one of your leases, not a demo file.
  3. How are amendments handled? The current rent and the current expiration live in the latest amendment. Check that the grid reflects them.
  4. What is the export? Confirm the output loads into your lease system or model without manual remapping.
  5. What is the commitment? Ask for the term, the renewal terms and what happens to your data if you leave.

When a lease abstraction tool is the cheaper answer

If your documents are mostly commercial leases and your output is an abstract or a spreadsheet, a lease specific tool costs less and starts faster. Every value comes back cited to its page, fields the model could not fill are marked no value found, values it could not tie to a page are marked no source page, and a person checks only those plus anything that moves money.
