The tools that come up when US buyers search for lease data extraction, compared on what each vendor publishes on its own site. Checked on 30 September 2026.
| Tool | Lease fields it names | Inputs and delivery | Published price | Security and fit |
|---|---|---|---|---|
| Affinda | Parties, commencement and end dates, rent amount and frequency, deposit, rent review clauses, notice periods | PDF, images, Word, Excel, HTML, text | No price on the lease page | SOC 2 Type II and ISO 27001 named on the page |
| Docsumo | Leases and rent rolls listed under its real estate solution; fields configured per template | PDF and scans, email ingestion, API | 14 day trial up to 1,000 pages; Business and Enterprise quoted by volume | SOC 2 Type 2, ISO 27001, HIPAA named |
| Domo Lease Agreement Extraction agent | Start and end dates, rent clauses, tenant and landlord obligations, renewal alerts | PDFs, scanned images, email attachments | No price on the agent page | Part of a BI platform now owned by Progress Software |
| MRI Contract Intelligence | AI lease abstraction integrated with MRI ProLease | Inside the MRI product family | No published price, demo only | Best fit for teams already on MRI |
| Crunchafi AI Lease Abstraction | Lease term, start and end dates and asset information, per its November 2025 announcement | Inside Crunchafi lease accounting | Quoted | Built to feed its own ASC 842 schedules |
| LeaseAbstractors This tool | Dates, rent, every escalation, CAM and expense recovery, options, notice windows, guaranty and clause text, each cited to its page | Scanned or native PDF, bulk upload of 50 files, REST API on Pro | Published, from 49 dollars a month; Plus 149 dollars | 256-bit encryption in transit and at rest; no SOC 2 attestation held today |
Vendors change their pages. Re-check pricing and security claims on each vendor site before you sign, and ignore directory listings that quote a different figure. Generic document platforms can usually be trained on commercial fields; the difference is how much setup that takes.
Built for commercial leases, not adapted from an invoice template. Here is what comes back from every document.
Base rent, each escalation and its basis, free rent, CAM and operating expense recovery, expense stops and percentage rent come back without training a custom model first.
Each field links to the page and clause it came from, so a controller, lender or auditor confirms a number in seconds instead of rereading a 60 page lease.
Upload the lease with its amendments and extension letters. The later document wins where it changes rent, term or options, and both sources are cited.
Commencement, expiration, renewal and termination notice deadlines return as dates you can load into a calendar or lease register.
One consistent column layout across every lease, ready for an ASC 842 tool, Yardi, MRI, a data room or your own workbook.
Upload up to 50 files at once on Plus, or connect the REST API on Pro so new leases flow in from your document store.
The only step that needs a person is the review, and the citations make it short.
Scanned or native PDF. Attach amendments, commencement date letters and extensions so the extracted term reflects the current deal.
Dates, rent, escalations, CAM, options and notice windows return in a fixed layout with a page citation on every value.
Check the fields the model flags and anything that drives money, such as the escalation basis or a renewal option, against the cited page.
Download Excel, CSV or JSON, or pull the result through the API into your lease accounting or property system.
What these tools pull from a lease, how accurate they are, what they cost and how to run a whole portfolio through one.
Short answer: Lease data extraction software reads a lease PDF, scanned or native, and returns its business terms as structured fields you can load into Excel, an ASC 842 tool or a property system. General document AI tools such as Affinda, Docsumo and Domo extract parties, dates and rent. A lease specific tool also returns escalations, CAM and expense recovery terms, renewal and termination options and notice windows, and ties every value to the page it came from so a reviewer can confirm it in seconds.
It depends on how many leases you have, how many of them are commercial, and what happens to the data afterward. Generic intelligent document processing platforms are built to read many document types, and leases are one template among invoices, bank statements and pay stubs. They work well on short, standard residential agreements with a predictable layout. Commercial leases are different: 40 to 120 pages, an original lease plus amendments that override it, rent tables buried in exhibits, and clauses whose meaning depends on a definition 30 pages earlier.
For a US team with commercial leases, three questions sort the market quickly. Does the tool return commercial fields out of the box, or do you train a model first? Does every value point back to its source page, so your controller or auditor can check it? And can you start on your own files today at a published price, or only after a sales call? The comparison table above answers those three questions for the products that show up when buyers search for this category.
At minimum, the fields your next step depends on. For ASC 842 that means commencement date, expiration date, term in months, base rent, each escalation and its basis, free rent, and any purchase, renewal or termination option. For lease administration add notice windows and critical dates, CAM and operating expense recovery terms, security deposit, guaranty and assignment rights. For acquisitions and lending add estoppel and SNDA terms, co-tenancy and exclusive use. Our field set covers all of these, and the lease clause extraction page lists the clause level fields in full. If the destination is an accounting system, the ASC 842 lease data checklist shows the exact columns.
On clean, native PDFs, AI extraction of dates, rent and parties is usually right on the first pass, and the errors cluster in a few places: escalations written as prose instead of a table, amendments that change a term without restating it, and poor scans. Across published comparisons, trained human abstractors land around 95 to 99 percent field accuracy and AI tools around 92 to 98 percent, which is why every serious workflow keeps a human review step. The practical question is how long that review takes. When each field cites its page, a reviewer checks a lease in minutes instead of rereading it. We go deeper in how accurate AI lease abstraction is.
Yes, and for some teams it is the right buy. If you already run invoices, bank statements and insurance forms through one document platform, adding a lease template keeps one vendor and one contract. Affinda lists lease fields such as commencement and end date, rent amount and frequency, security deposit, rent review clauses and notice periods, and names SOC 2 Type II and ISO 27001. Docsumo offers a 14 day trial with up to 1,000 pages and quotes its Business and Enterprise plans on volume. The tradeoff is depth: these tools start from a general schema, so commercial terms such as CAM caps, expense stops, co-tenancy or percentage rent breakpoints usually mean building and testing custom fields yourself. If the option on the table is a chat assistant rather than a platform, we compare the two in ChatGPT lease abstract vs abstraction software.
Most vendors in this category do not publish a price. Affinda, Domo and MRI Contract Intelligence quote on request, and Docsumo publishes a free trial but quotes its paid plans. Our plans are published on the pricing page: Starter is 49 dollars a month with 2,500 Base AI pages and a 25 page limit per document, and Plus is 149 dollars a month with 10,000 Base AI pages, unlimited pages per document, bulk upload of up to 50 files at once and custom extraction templates. A commercial lease with amendments usually runs 20 to 60 pages, so most commercial teams start on Plus. Outsourced abstraction is priced per lease instead; the only provider we found publishing a rate quotes 90 to 250 dollars per lease.
Close, but not identical. Extraction is the step that pulls values out of the document. Abstraction is the finished product: those values organized into a lease abstract a person can read and sign off, with the clause language behind them. Our tool does both, returning fields for systems and a readable abstract for people. If you want the finished abstract as a service instead, compare the tradeoffs in lease abstraction services vs software.
Batch it. Upload the leases in groups with their amendments attached, run extraction with the same template so every lease returns the same columns, then review the exceptions rather than every field. On our Plus plan you can upload up to 50 files at once, and the Pro plan adds REST API access for teams that want leases to flow straight from a document store. The bulk lease upload page walks through the setup, and AI lease abstraction explains how the model handles amendments.
Four groups account for most of it. Corporate accounting teams loading an ASC 842 system for the first time, or catching up after a year of new leases. Lease administrators who inherited a portfolio in shared drives and need a clean register with critical dates. Lenders, investors and brokers who have to read a data room of leases during a two week diligence window. And property managers taking on a new building whose previous manager left only PDFs. In every case the cost of doing nothing is analyst time: careful manual abstraction of a commercial lease with amendments runs four to eight hours. If you are still comparing vendors, our best lease abstraction software roundup covers the lease platforms with abstraction built in.

Talk to our teamFor commercial leases, a tool that returns escalations, CAM, options and notice windows without custom training and cites every value to its page. Generic document platforms such as Affinda or Docsumo suit teams that already process many document types in one place. Teams on MRI can add Contract Intelligence. We publish our prices and let you test on your own lease first.
Yes, with review. AI tools typically land around 92 to 98 percent field accuracy against 95 to 99 percent for trained human abstractors, and errors cluster in prose escalations, amendments and poor scans. Page citations let a reviewer check the fields that matter in minutes, which is how teams get both speed and accuracy.
Most vendors quote on request. Docsumo offers a 14 day trial with up to 1,000 pages. Our Starter plan is 49 dollars a month with a 25 page limit per document, and Plus is 149 dollars a month with unlimited pages per document and bulk upload. Outsourced abstraction is priced per lease, with one published rate of 90 to 250 dollars.
Parties, premises and square footage, commencement and expiration dates, term, base rent, escalations, free rent, CAM and operating expense recovery, security deposit, renewal, termination and purchase options, notice windows, assignment and subletting rights, guaranty, co-tenancy and exclusive use. Our output covers each of these with a page citation.
Yes. Scanned PDFs go through visual OCR before extraction. Accuracy drops on faint, skewed or handwritten pages, so those fields get flagged for review. A clean 300 dpi scan performs close to a native PDF.
Yes. Every plan exports Excel XLSX and CSV, and results are also available as JSON. Each lease returns the same columns, so a portfolio lands in one sheet ready for an ASC 842 tool, a lease register or a data room.

Ask a questionEach plan includes a monthly allowance of pages, and the number you get depends on which AI model you choose at extraction time. Base AI processes pages faster; Pro AI delivers the highest field-level accuracy. Your allowance resets on your billing anniversary each month, unused pages do not roll over. A typical commercial lease runs 20 to 60 pages including amendments, so the Starter plan's 2,500 Base AI pages cover roughly 40 to 120 leases a month.
Once your included pages are used up, extraction pauses until the next billing cycle. You can upgrade your plan at any time mid-month, the higher allowance kicks in immediately and you are only charged the prorated difference for the remainder of the period.
Yes. You can switch from monthly to yearly billing at any renewal date to lock in the 50% discount. If you switch mid-cycle, the new rate takes effect at the start of your next billing period. Annual plans are non-refundable after the 14-day cancellation window.
All plans export to Excel XLSX and CSV. Plus adds QuickBooks (QBO) export and financial reports. Pro unlocks JSON output via REST API so you can push structured data directly into any ERP, RPA platform or internal system.
We do not use your documents to train or improve our own models, and files are encrypted in transit (TLS 1.2+) and at rest (AES-256). Extraction runs through a third-party model provider, so review their terms if your policy requires a contractual no-training commitment. You control retention: documents can be deleted from the workspace at any time, and we will remove everything on request.
