AMTdirect was acquired by MRI Software, announced on January 27, 2021, and the brand has since been folded into MRI's lease product line. MRI bought the business from Luminate Capital Partners and did not disclose terms. The clearest public proof that the absorption is complete is the domain itself: both amtdirect.com and www.amtdirect.com now return an HTTP 301 permanent redirect to MRI's lease accounting software page. There is no standalone AMTdirect website left.

Who owns AMTdirect now?

MRI Software. The acquisition was announced January 27, 2021, and AMTdirect now appears on third-party review sites under the MRI Software vendor profile rather than as an independent company. AMTdirect was headquartered in North Carolina and sold lease accounting, lease administration, and facilities management software to corporate occupiers and lessees. MRI described the deal as increasing the depth of its offering for corporate tenants.

This is a pattern worth recognizing, because the lease software category has consolidated hard. LeaseQuery became FinQuery. LeaseCrunch became Crunchafi. CoStar acquired Visual Lease in a $272.5 million cash deal that closed on November 1, 2024. If your lease platform was bought by a bigger platform, you are in a large club.

Is AMTdirect still available?

The software did not get switched off. MRI continued to support the client base after the acquisition, and the product is still listed under MRI's vendor profile on review sites. What changed is everything around it: the roadmap belongs to MRI, the contract renews on MRI paper, and the product is now sold alongside a much larger corporate real estate suite rather than on its own.

In practice, most acquisitions do not force customers to move on any particular date. They change the renewal conversation. That is why the sensible response is not to panic-migrate, but to treat your next renewal as a genuine evaluation instead of a formality.

How do I log in to AMTdirect?

Access now runs through MRI Software. Since amtdirect.com permanently redirects to MRI's lease accounting page, the old bookmark will not take you to a standalone login screen anymore. If you are an existing client and are not sure which MRI environment your data sits in, your account team is the fastest route, because the answer depends on which MRI products your organization was migrated onto.

What did AMTdirect actually do?

Three jobs bundled together. Lease administration, which is tracking the terms, dates, and obligations in your lease portfolio. Lease accounting, which is producing compliant schedules and journal entries. And facilities management, which is the operational side of the buildings themselves.

That bundling matters when you evaluate a replacement, because the three are not equally hard to swap. Lease accounting is a calculation problem with a defined output. Lease administration is fundamentally a data problem: it is only as good as the terms someone read out of the documents. Facilities management is an operations problem, and the spend attached to it usually arrives as work orders and purchase orders raised against vendor contracts, which is a different workflow from the lease itself. Teams often discover they were paying suite pricing while genuinely using one of the three.

MRI's announcement said clients used AMT's technology to manage lease portfolios while ensuring compliance with global lease accounting standards such as FASB, IASB, and GASB. MRI's current lease accounting page names ASC 842, IFRS 16, and GASB 87 specifically. If you are a US government entity, confirm GASB 96 coverage for subscription-based IT arrangements explicitly rather than assuming it is included.

Does the MRI lease product do lease abstraction?

MRI advertises AI data extraction on the product line AMTdirect became part of. Its materials describe leveraging AI to abstract lease data, and automatically extracting, cleansing, and aggregating data from physical paper lease documents. MRI also cites one client reducing time spent abstracting and validating data by 90 percent.

Treat that number as vendor-reported rather than independently tested, which is the right posture for every accuracy claim in this category, including ours. How much does AMTdirect cost now?

Neither AMTdirect nor MRI publishes a price list. MRI's lease accounting page directs buyers to contact sales, and AMTdirect did not publish public pricing before the acquisition either. Cost depends on portfolio size, which modules you take, and contract term. The product was historically positioned for portfolios of roughly fifty locations and up, which tells you something about the sizing even without a number.

Should you migrate off AMTdirect?

Stay if you genuinely use lease administration, space management, and accounting together every week. A suite earns its cost when all of it is in daily use, and MRI is a serious platform with real depth for large occupier portfolios.

Look harder if one of these is true: you are using a fraction of the modules you pay for, your portfolio is well under the fifty-location mark the product was aimed at, or your real bottleneck is that nobody trusts the lease data in the system. That last one is the common case, and it is worth naming plainly. A lease administration platform does not make your lease data correct. It stores whatever was keyed into it, including the amendment somebody missed in 2019.

How to get your lease data out before you switch

The expensive part of any migration is the data, so handle it deliberately.

Start from the source documents rather than the platform export. Collect the executed lease plus every amendment, extension, work letter, and estoppel certificate. Export the incumbent data as well, but treat it as a cross-check, not the record of truth.

Abstract the whole portfolio to one consistent field set: rent steps, commencement and expiration, options with their notice windows, recovery structure, free rent, and tenant improvement allowance. Doing every lease to identical fields is what makes the resulting dataset portable. Teams moving a full book at once usually run it as a single bulk lease upload.

Then reconcile the fresh abstracts against the old export. The differences are the entire point of the exercise. In our experience the drift clusters in two places: terms changed by amendments that never made it into the system, and option notice dates, which are the ones that actually cost money when missed.

Finally, export to Excel, CSV, or JSON and load it into whichever platform you choose. When every field cites the lease page it came from, the new system starts with an audit trail instead of inheriting an unverifiable one.

What are the best AMTdirect alternatives?

It depends which half of the job you actually need. If you want lease administration, space management, and accounting in one place, staying with MRI is reasonable, and Visual Lease and FinQuery are the usual comparisons.
