Smart Lease is real AI abstraction, but it only runs inside Yardi Voyager. If you are not on Voyager, not licensed for it, or need amendments abstracted today, upload a lease below and get the fields back free.

Smart Lease is a genuine AI abstraction product and it is the best option for a lot of Yardi shops. It is also the most tightly coupled one. Here is where each approach actually fits.
| Approach | What you need to run it | Scope today | Speed per lease | Cost |
|---|---|---|---|---|
| LeaseAbstractors This tool | A browser. No platform license | Any commercial lease, plus amendments and exhibits | Minutes | Free to try, then usage plans |
| Yardi Smart Lease | Yardi Voyager Commercial, with Smart Lease licensed | New commercial leases at launch; renewals and further workflows planned | Minutes, once implemented | Add-on quote from Yardi, no published price |
| Manual abstraction | Staff who know the lease structure | Anything, at the pace a person reads | 2 to 4 hours | Staff time |
| Outsourced service | A vendor contract and a document handoff | Anything, on the vendor turnaround | Days | $150 to $500 per lease |
Smart Lease capabilities verified against Yardi's own product page and Yardi blog posts in August 2026. Yardi states Smart Lease is "fully embedded within Yardi Voyager" and that it "supports new commercial leases at launch. Support for renewals and additional workflows is planned for future releases." Yardi publishes no price for Smart Lease. Confirm current packaging and roadmap with Yardi.
Yardi built the right thing: AI that reads a lease and writes the data straight into the Voyager record, with confidence scores and one-click source verification. The catch is the word "within". Everything Smart Lease does happens inside a platform you have to be on, licensed for, and implemented on first.
Plenty of US real estate teams run Yardi Breeze, a different platform entirely, or a mix left over from an acquisition. Smart Lease is embedded in Voyager, so none of it reaches you. The lease still has to be abstracted.
Yardi is explicit that Smart Lease supports new commercial leases at launch, with renewals and additional workflows planned. Most abstraction backlogs are the opposite shape: old leases buried under a decade of amendments.
Smart Lease is an add-on with no published price, so evaluating it means a sales conversation, a quote, and an implementation window. That is a reasonable process for a platform decision and a poor one when a deal closes Friday.
Abstracted data that lands in Voyager tables is useful in Voyager. Lenders, auditors, an ASC 842 workbook, a broker model, and a diligence data room all want a spreadsheet, and getting one back out is another step.
The bar is set by what Smart Lease already does well: read the document, capture the fields Voyager cares about, and let a human verify each one against the source. An alternative has to clear that bar without requiring the platform.
OCR handles scanned and image-only PDFs, then the AI locates the terms in the document. There is no template to fill in first and no rent roll to export from somewhere else.
Upload the base lease with every amendment, extension, and side letter. The abstract reflects the lease as amended, which is the version that is actually in force.
Parties, suite and unit, rentable square feet, commencement and expiration, base rent and every step, escalations, percentage rent, recoveries, and options come back as their own fields.
Each value links to the page it was read from, so review is a check against the clause rather than a hunt through the document.
Excel and CSV shaped for the Voyager CommercialRE lease import, plus JSON and an API when the destination is an accounting system, a model, or a data room instead.
Upload a lease and get the fields back the same minute. There is no license to negotiate and no configuration to finish before the first abstract exists.
The same workflow whether the data is going into Voyager, into a lease accounting system, or into a spreadsheet for a lender.
Base lease plus every amendment, extension, work letter, side letter, and estoppel. An abstract built from the base lease alone is usually wrong on rent and term.
Drag the documents in at once so the AI reads the amendments against the base lease and returns the lease as amended rather than as signed.
Check the values the model was least certain about against their linked source pages. Options and escalation clauses are worth reading every time.
Download Excel or CSV. Match suite numbers to the Yardi unit codes, put dates in the MM/DD/YYYY format Voyager expects, and run the lease import.
What US commercial real estate teams ask when they are deciding between Smart Lease, a standalone abstraction tool, and doing it by hand.
Smart Lease is Yardi's AI lease abstraction feature, embedded inside Yardi Voyager. Yardi describes it as AI that handles "scanning documents with OCR, detecting key lease sections and populating data fields", then writes "structured data straight into Voyager lease records". Reviewers get confidence scores per field and one-click verification against the source document before the record is finalized.
Yes. Since Smart Lease, Yardi does genuine AI lease abstraction rather than just storing what somebody keyed in. That separates it from several enterprise systems in this market: SAP RE-FX values contracts but never reads a lease document, and ARGUS Enterprise imports rent roll spreadsheets rather than lease PDFs. Yardi reads the actual document.
Yes. Yardi states Smart Lease is "fully embedded within Yardi Voyager", and one Yardi post specifies integration with Voyager 8. It is not sold as a standalone abstraction tool, so teams on Yardi Breeze, on another platform, or between systems after an acquisition cannot use it. That is the single biggest reason people look for an alternative.
Yardi names "spaces, square footage, rent schedules, escalations, percentage rent and critical clauses", pulled as key terms, dates and clauses directly into Voyager tables. That is a solid commercial field set. Note the scope statement that goes with it: Smart Lease "supports new commercial leases at launch", with renewals and additional workflows planned for later releases.
Yardi does not publish a price for Smart Lease, and it does not publish list pricing for Voyager either. It is an add-on within a Voyager Commercial agreement, so the cost depends on your portfolio size, modules, and contract. Budgeting for it means a quote and a sales cycle, which is worth knowing before you plan around it.
When the platform is not the constraint but the deadline is. Diligence on an acquisition, a lender asking for abstracts on twelve properties, an ASC 842 transition where the data has to reach an accounting system rather than Voyager, or a backlog of amended leases that fall outside the current Smart Lease scope. In each case the work is a document problem, not a platform problem.
Many teams do, and it is the sensible answer more often than a straight either or. Smart Lease handles new commercial leases inside Voyager as they are signed. A standalone tool clears the historical backlog, covers the entities that never made it onto Voyager, and produces the spreadsheet exports that auditors, lenders, and models keep asking for.
Still have questions? Our team is happy to help.
Talk to our teamIt depends on why Smart Lease does not fit. If the blocker is the Voyager requirement or a licensing timeline, a self-serve AI abstraction tool that runs in a browser and exports to Excel or CSV covers the same document work without the platform. If the blocker is volume on complex historical leases, a managed abstraction service is the other route, at roughly $150 to $500 per lease.
Yardi presents Smart Lease as a capability within Voyager rather than a separately branded platform, but it is not something every Voyager subscriber automatically has switched on. Because Yardi publishes no pricing or packaging detail for it, the only reliable answer for your contract comes from Yardi directly.
Yardi states that Smart Lease supports new commercial leases at launch and that support for renewals and additional workflows is planned for future releases. Read that as a scope that is expanding. If your backlog is heavily amended older leases, confirm current coverage with Yardi before you plan the project around it.
Yardi publishes no accuracy percentage. It says accuracy "improves over time as the system is trained on your specific lease types, with all training data kept private", and it surfaces confidence scores per field so reviewers know where to look. Treat any specific accuracy number you see quoted elsewhere as unverified.
Yes. Voyager has a lease import, and an abstract that exports to Excel or CSV can be shaped to it. Two details decide whether the batch loads: dates usually have to be MM/DD/YYYY rather than ISO format, and suite numbers have to match the exact unit codes in the Voyager unit master.
Usually for the leases outside its path. Entities not on Voyager, portfolios picked up in an acquisition, older amended leases, and any request where the deliverable is a spreadsheet for a lender or an auditor rather than a Voyager record. Smart Lease is built to populate Voyager, not to produce portable abstracts.
All three are real AI abstraction, which is not true of every platform in this category. Smart Lease writes into Voyager, Visual Lease runs on CoStar's Lease LLM, and CoStar Real Estate Manager also sells a managed human abstraction service. None of the three publishes pricing, and all three require you to be a customer of that platform first.
Yes. Upload a lease here and the AI abstracts it in minutes, with every field linked to the page it came from, no signup required. Running one of your own messy leases through a tool is a faster read on abstraction quality than any demo, and it costs nothing.
