Short answer: Lease Harbor does not publish a price. There is no pricing page anywhere on its website, and the URL leaseharbor.com/pricing returns a 404. What it does publish is a pricing philosophy, and an unusually bold one: in its own white paper the company says it sets the industry-wide target price for lease accounting software and calls itself the top low-cost, high-value provider. You still have to request a quote to find out what that means in dollars.

Does Lease Harbor publish pricing?

No. We pulled the full sitemap and it contains 18 URLs in total: the homepage, four system pages, services, about, contact, a demo request, a privacy policy, a resources index, and six white papers. There is no pricing page in that list, and no pricing page hiding outside it either, because leaseharbor.com/pricing and leaseharbor.com/pricing/ both return 404. That puts Lease Harbor in the majority. Of the fourteen lease accounting and lease administration platforms we track, not one publishes a dollar figure for its main product. What separates them is whether they publish the shape of the deal, and here Lease Harbor does better than most.

How is Lease Harbor priced?

Modularly, by capability rather than by seat. The company states it directly in its own white paper: pricing is separated based upon substantial features, such as lease accounting and lease administration, and clients only pay for what they need. That is a meaningful disclosure, because it tells you the two big line items are unbundled. If you need the administration side and not the accounting engine, or the reverse, you are not automatically buying both.

It also tells you what to check. Modular pricing is friendly when your needs are narrow and expensive when they are not, because the module you skipped at signature is the one you need in month nine. Ask for the price of every module up front, including the ones you are declining today, and get them written into the quote as pre-agreed add-on rates.

What does Lease Harbor say about its own price?

More than almost any competitor, which is what makes the missing number odd. The white paper titled Five Things You Should Know About Lease Harbor states that the company has always been, and continues to be, the one that sets the industry-wide target price for lease accounting and lease administration software. It describes itself as the top low-cost, high-value software provider, says competitors are competing at the low price point it established, and promises a pricing structure designed to be affordable for companies of all sizes.

Take that at face value and it is a useful signal: Lease Harbor is positioning below the enterprise platforms rather than against them. But a vendor that claims to set the market price and then declines to print it is asking you to accept the claim on trust. Use it as leverage instead. When you get the quote, quote their own sentence back and ask how the number in front of you reflects being the industry-wide target price.

What is included in the software, and what is a separate service?

This is where the modular model bites, and it is the single most important thing to pin down before you sign. Lease Harbor sells a services line alongside the software, and lease abstraction sits inside it. The services page lists lease abstraction as capturing and documenting lease details for real estate and equipment, alongside portfolio maintenance and updates, rent processing, expense reconciliation, ledger reviews, desktop audits, expense schedule audits, estoppel reviews, landlord letter creation, accrual-based accounting, journal entry generation and financial reporting. Consulting and data conversion are separate lines again.

So the software license is one number and getting your leases into it is another. Nobody publishes a rate for the second one. If you have 80 leases sitting in PDFs, the abstraction engagement can genuinely exceed the first-year license, and it is quoted per lease or per hour rather than bundled.

How does Lease Harbor pricing compare to other lease software?

Two things are worth noting from that table. Lease Harbor belongs to the smaller group that at least tells you what it charges for, which is more useful than a headline rate you cannot map onto your portfolio. What should you ask for in a Lease Harbor quote?

Six things, and get them in the same document rather than across three emails.

  • The unit. Modular by feature is not the same as modular by lease count. Ask what drives the number: leases, entities, square footage, or modules.
  • Every module price, including declined ones. Lock the add-on rate now, while you still have competitive leverage.
  • The abstraction quote, separately. Per lease or per hour, with a defined field list and a re-abstraction rate for amendments.
  • Data conversion and implementation. Listed as its own service line, so assume it is its own invoice.
  • Year two and year three. The uplift, and whether the introductory rate is contractually held.
  • Exit terms. What format your data comes out in, and what it costs to get it.

What costs are not in the license fee?

The reading. Before any lease platform produces a single journal entry, every record has to be populated: commencement and expiration dates, term in months, payment amounts and frequency, the escalation schedule period by period, incentives and allowances, and every renewal, termination and purchase option. That data lives in PDFs, and someone has to go through them.

Budget it honestly at four to eight analyst hours per lease done properly, more when the amendments are scattered. Fifty leases is a month of skilled finance time or an outsourced engagement that often exceeds the annual license. This is the cost that turns a modest software decision into a real project, and it is the one nobody quotes in the demo.

The other line items people forget are data migration if you are switching platforms, auditor access seats, training, and the integration work. Lease Harbor markets ERP and data integration as a strength, with a dedicated system page and a white paper on it, but integration is still scoped and delivered rather than switched on. If your lease system has to hand data to a general ledger on a schedule, treat the plumbing between your systems and the ledger as its own workstream with its own owner, because it rarely finishes itself.

Is Lease Harbor worth it?

The company publishes a set of claims worth weighing: 25 years in business, 1,800 clients served, a 99 percent retention rate, 110 billion square feet under management, and implementation in weeks rather than months. Those are vendor-stated figures rather than audited ones, but longevity and retention are meaningful in a category where products get acquired and sunset regularly, and a 25-year run is genuinely unusual here.

Where it fits: mid-market portfolios that want lease administration and lease accounting from one vendor without enterprise pricing, and teams that value a long-lived product over the newest AI feature set. Where it may not: if you need AI-driven document extraction as a core capability, note that abstraction at Lease Harbor is a human service line rather than a software feature, and there is no product page for automated extraction anywhere on the site.

That distinction is worth testing rather than assuming.
