MRI Software publishes a US dollar price for exactly two of its products, and neither of them is a lease accounting or lease management product. Across the 2,042 URLs in the MRI sitemap, the only pricing pages are for MRI OnLocation, a visitor and contractor management tool priced from $60 per location per month, and CTM eContracts, a sales contract tool for REALTORS priced at $48 per month. MRI ProLease, MRI LeaseFlow, MRI Contract Intelligence and the former AMTdirect product carry no price anywhere on the site, and mrisoftware.com/pricing returns a 404.

That is the answer most people searching for MRI Software pricing are looking for, so it comes first. The rest of this page covers what MRI does publish, what the two priced products tell you about how MRI thinks about pricing, what really drives a ProLease quote, why the figures on comparison sites are not MRI figures, and what the lease products cost you in work after the invoice is paid.

Does MRI Software publish pricing?

Only for two products, and only for the ones sold to small buyers online. We checked on September 16, 2026, by pulling every sub-sitemap MRI publishes, nine of them, and searching the 2,042 URLs for the word pricing. Two product pricing pages exist: one for MRI OnLocation and one for CTM eContracts. Everything else that mentions pricing is a news release about multifamily rent trends.

The lease products are a different story. The URL mrisoftware.com/pricing returns a 404. The URLs for ProLease pricing and LeaseFlow pricing both redirect to the general product catalog, which is a page that lists every MRI product and prices none of them. The ProLease product page itself contains no dollar sign in its HTML, and its calls to action read Get a demo and Book a demo. That is the standard enterprise real estate software pattern, and MRI follows it for every product that a finance team, not an individual, would buy.

All figures above come from the raw HTML of the MRI pages on the date checked. Vendor pricing pages change, so treat them as a snapshot and confirm on the page before you put a number in a budget memo.

How much does MRI Software cost per month?

For the two priced products, the answer is on the page. MRI OnLocation in US dollars is $60 per month for a Small location, $170 per month for Medium and $304 per month for Large, with a Custom tier priced on application. Paying annually saves up to 15 percent by MRI's own label, which is how the $60 monthly plan becomes $634 a year. The page describes it as one price for most features, excluding paid add-ons, and the add-ons have their own rate card: OnScan, for example, is $15 per user per month in the US, and SMS overage is charged at 5 cents per message. Pricing excludes GST, VAT and other local taxes.

CTM eContracts is $48 per month for a REALTOR and $51 per month for a non-REALTOR, or $450 and $520 a year. That product is a sales contract and e-signing tool for residential agents, which is a long way from lease accounting, but it matters here for one reason: it shows that when MRI sells to an individual buyer with a credit card, it prints the price. When it sells to a finance team, it does not.

For ProLease, LeaseFlow, Contract Intelligence and anything MRI would describe as enterprise, there is no monthly figure to quote. Any number you see for those products online is an estimate by someone other than MRI.

How much does MRI ProLease cost?

MRI does not say, and we will not guess. What can be said from public pages is how the quote is built. ProLease is sold as a dedicated end-to-end solution for lease accounting and management covering IFRS 16, ASC 842, GASB 87 and FRS 102, for both real estate and equipment leases and subleases. The product page also advertises AI lease abstraction integrated with MRI Contract Intelligence, which means an abstraction line can appear on the same quote as the accounting module if you ask for it. The variables that move a quote of this kind are lease count, entity count, which modules are switched on, whether Contract Intelligence is included, hosting, and implementation, and none of them have a published rate. The honest comparison point is what the priced competitors publish. Cradle lists $99 per month for up to 10 agreements and $199 for up to 20. iLeasePro lists $149 per month for up to 15 leases. SOFT4Lessee, a Microsoft Dynamics 365 Business Central add-on, lists 120 euros per user per month with unlimited leases. Those are small-portfolio prices from vendors that sell online, and a ProLease deal is a different animal, but they give you a floor. If a reseller or a directory quotes you a ProLease figure below that floor, be suspicious of it.

Why do software directories show a price for MRI Software?

Because a price field converts better than an empty one. Several directory listings currently state that MRI Software pricing starts at $55 per month. That number does not appear on any MRI page. It is not the OnLocation price, which starts at $60, and it is not the CTM eContracts price, which starts at $48. A competitor blog estimates $800 to $2,500 per month for ten users on a single module and labels it a community estimate, which is at least honest about the source.

We have seen the same pattern across the lease software market. A directory listed iLeasePro at $290 per month while the vendor page said $149. A retired Leasecake price card kept circulating for months after Leasecake removed it. The rule that survives contact with all of this is simple: a search result summary is not a source, and a directory field is not a vendor price. If the number is not on the vendor's own page, do not put it in your memo.

What happened to AMTdirect pricing?

It disappeared with the product. MRI announced the acquisition of AMTdirect on January 27, 2021, and amtdirect.com now redirects to the MRI site. AMTdirect customers were moved into the MRI lease portfolio, and there is no AMTdirect pricing page, rate card or renewal schedule on the MRI site. If you are a former AMTdirect customer facing a renewal under MRI paper and the number has moved, you are negotiating an MRI enterprise contract with no public benchmark. Is MRI Software expensive?

It is priced like enterprise software, and the two products that do print a price confirm that MRI is comfortable with per-location and per-seat models in the hundreds of dollars a month at the small end. Whether ProLease is expensive for you depends on lease count and how much of the platform you switch on, and only a quote answers that. What you can control is the shape of the request. A quote for 80 leases in three entities with Contract Intelligence included is a different number from a quote for 80 leases with abstraction done elsewhere, and MRI will price whichever one you ask for.

There is also a cost that never appears on the quote. ProLease, like every lease accounting system, calculates from lease terms that someone has already entered. If you do not buy Contract Intelligence, or you buy it and the messy leases still need a human pass, that work runs four to eight analyst hours per lease when done by hand. On a 200-lease portfolio that is 800 to 1,600 hours before the first schedule runs. Budget for it explicitly, because MRI will not.

What is the cheapest MRI Software product?

CTM eContracts at $48 per month for a REALTOR, followed by OnLocation Small at $60 per month per location. Neither has anything to do with leases. If your actual need is a straightforward e-signing workflow for property documents rather than a REALTOR contract library, a general online document e-signing tool does that job at a lower price point without a real estate license requirement. How do I get an MRI Software quote I can actually compare?

Ask for it in a shape that other vendors can match. Four things make the difference.

  1. Fix the lease count and entity count in writing. Give every vendor the same number of active leases, the same number of legal entities and the same standards, ASC 842 alone or ASC 842 plus GASB 87. Quotes built on different assumptions cannot be compared.
  2. Separate abstraction from accounting. Ask MRI to price ProLease with and without Contract Intelligence. Then price the abstraction step independently.   3. Get implementation as a separate line. For the priced competitors, implementation is either self-serve or a published range. SOFT4Lessee publishes 2,000 to 6,000 euros. Ask MRI for its figure and its timeline, in writing.
  4. Ask for the renewal escalator. Enterprise real estate software contracts commonly carry an annual uplift. The first-year number is the one everyone negotiates and the fifth-year number is the one you live with.
