MRI Software publishes no price for ProLease. We opened its ProLease product page, its lease abstraction and lease accounting solution pages and its Contract Intelligence page on August 26, 2026, and not one carries a dollar figure. mrisoftware.com/pricing returns a 404. ProLease is quoted after a demo as an annual contract, and the total moves with the modules you license, portfolio size, entity count and implementation scope.
That is the honest answer, and it is less useful than a number, so the rest of this page covers what actually drives the quote, why the figures you see on software directories are not MRI's, and how to run the sales process so the proposals you get back can be compared side by side.

How much does MRI ProLease cost?
There is no published price. MRI sells ProLease through a demo and an annual enterprise contract, so the number you pay is produced by a sales conversation rather than a rate card. The variables that move it most are how many leases you are managing, how many legal entities and currencies you report across, which modules you take beyond lease administration, and how much implementation and data migration work MRI has to do to get you live.
What you can pin down before you talk to anyone is the shape of the deal. It will be annual, it will be per year rather than per lease, it will almost certainly carry a separate one-time implementation fee, and it will be structured around the MRI suite rather than a single product. If your budget process needs a number before a demo, you will have to request the quote first, which is exactly the friction that sends teams looking at alternatives.
Does MRI Software publish pricing?
No, and it is worth being specific about how thoroughly, because the answer is unusually clean. We checked four MRI artifacts on August 26, 2026:

The missing pricing page is the detail worth noting. Plenty of enterprise vendors publish a pricing URL that explains a quote-based model without giving numbers. MRI does not have that page at all. This is normal for the category rather than a red flag: when we opened the public pricing pages of eleven lease platforms on August 23, 2026, not one published a dollar figure.
What drives an MRI ProLease quote?
Five things, roughly in order of how much they move the number.

The implementation line deserves the most attention, because it is where two proposals for the same software can differ by a large multiple. If MRI is abstracting several hundred legacy leases as part of onboarding, that is a services project sitting inside a software quote, and it should be priced and questioned as one.
What is the difference between ProLease and MRI Contract Intelligence?
ProLease is the lease administration and accounting product: it stores the lease record, tracks critical dates, and runs the rent, recovery and ASC 842 calculations. Contract Intelligence is the extraction layer that reads the documents. MRI describes it as extracting key dates, dollars, clauses, and other critical terms and information, and says it can speed up mundane data extraction processes by 50 to 75 percent.
They are complementary, and the practical point is that they are separate. If your quote covers ProLease only, you have bought the calculation engine and not the thing that reads your leases, which means somebody on your team is still keying in commencement dates, escalation schedules and option notice windows. Ask which one is in the proposal. It is the single most common gap between what a buyer thinks they bought and what arrives.
On accuracy, MRI publishes no percentage. It does say real estate firms have used AI lease abstraction to reduce lease review time by 50 to 75 percent, with some industry case studies showing up to an 85 percent reduction, and it documents a human-in-the-loop review step. Why do software directories show a price for MRI ProLease?
Because directories fill the gap the vendor leaves. Search for ProLease pricing and you will find per-year figures and neat tiers on comparison and review sites. None of them are sourced to MRI, MRI does not confirm them, and they cannot account for module mix, entity count or implementation scope, which are the things that actually determine the number.
We take that seriously enough to have applied it to ourselves. Our own pages previously repeated a widely circulated starting figure for ProLease. When we tried to source it back to MRI in August 2026 we could not, so we removed it from every page rather than keep repeating it. A price you cannot trace to the vendor is not a price, it is a rumour with a dollar sign, and budgeting against one is how a procurement cycle goes sideways.
Does MRI ProLease offer a free trial?
No. There is no free trial and no self-serve signup. MRI's product pages offer a demo request or a brochure download, which means you cannot load your own leases and see how the software handles them before you are several sales conversations deep. That is the norm among enterprise lease platforms, but it does shift all the evaluation weight onto the demo.
So make the demo do real work. Bring three of your own leases, including the worst one you own, the one with three amendments, a partial assignment, and an escalation defined in a side letter, and ask MRI to abstract and book them live. How does MRI ProLease pricing compare to other lease software?
On transparency, it sits with the majority. Almost nobody in this category publishes a number, which makes like-for-like comparison genuinely hard rather than merely annoying.

Feature-wise the comparison is less about price and more about scope. MRI covers GASB 87 through a dedicated solution page and sells AI lease abstraction as a named product. What happened to AMTdirect pricing?
It became MRI pricing. MRI acquired AMTdirect in a deal announced January 27, 2021, and amtdirect.com now redirects straight to the MRI lease accounting solution page, re-checked August 26, 2026. Former AMTdirect customers renew on MRI paper, under MRI's quote-based model, so any AMTdirect pricing you remember or find archived is historical. How do you get an MRI quote you can actually compare?
Send every vendor the same brief, in writing, before the demos. State your lease count, your entity and currency count, the standards you report under, the systems the data has to reach, and your go-live date. Then ask each vendor to price the same five lines: annual licence, implementation, data migration and legacy abstraction, integrations, and support. Proposals that answer identical questions can be compared. Proposals shaped by five different sales conversations cannot.
Two clauses are worth reading carefully before signing. The first is the renewal uplift, the annual percentage increase baked into a multi-year term. The second is what happens when your lease count crosses a tier mid-term, because that is the moment an acquisition turns into an unbudgeted invoice. It is also worth remembering that software licences are only part of the compliance bill: the disclosure calendar, the control owners and the evidence behind each assertion still need tracking, and finance teams usually run that on a separate compliance obligations register rather than inside the lease system.
Is MRI ProLease worth it for a small portfolio?
Usually not, and that is a scoping judgment rather than a criticism of the software. MRI is enterprise real estate infrastructure. If you manage twenty leases, need an ASC 842 close and nothing else, and have no ERP integration requirement, you are buying and maintaining a large amount of surface area you will never open, and carrying an enterprise implementation to do it.
The threshold most teams find is somewhere around the point where lease administration stops being one person's part-time job, where the data has to reach an ERP, or where public sector GASB 87 reporting is in scope.
