Verified against each vendor's public pages on August 26, 2026. Neither Black Owl Systems nor MRI publishes a dollar figure, and neither offers a free trial. On GASB: MRI runs a dedicated GASB 87 solution page, while Black Owl names GASB 87 only in explainer copy about why the standards changed and its features page does not mention GASB at all. These two are not really the same category, and that is the most useful thing to know before you sit through either demo. One closes the books. The other runs the whole real estate operation and reads the leases on the way in. Six questions usually settle it.

MRI sells AI lease abstraction as a named product and describes it as extracting data from leases in minutes using a proprietary OCR engine, with a human in the loop review step. This is where Black Owl clearly wins. It is a Calgary company and it lists ASPE Section 3065 as a supported standard, which most US-built platforms never touch. Black Owl does one job and does not try to be anything else. If all you need is the ASC 842 close, MRI is a large amount of surface area to buy, configure, and maintain. If you are being renewed onto an MRI contract and are shopping alternatives, you are comparing MRI, not AMTdirect, and Black Owl is the narrower, accounting-only end of that comparison.

Black Owl Systems and MRI Software sit at opposite ends of the same market. Black Owl is a focused lease accounting engine that produces the close for lessees and lessors under ASC 842, IFRS 16, and the Canadian ASPE Section 3065. MRI Software is an enterprise real estate suite: ProLease handles lease administration and accounting, Contract Intelligence reads the lease documents, and both sit alongside property management, facilities, and investment products. MRI covers GASB 87 and does AI lease abstraction. Black Owl does neither, but it is narrower, simpler to run, and the only one of the two that supports ASPE 3065. Neither publishes a price and neither offers a free trial.
Both vendors use the phrase lease management, and that phrase hides the difference. MRI sells document extraction as a named capability. Its lease abstraction solution page offers to "Extract data from leases in minutes with AI-powered lease abstraction software" and says the platform will "transform the way you extract important data from leases. Not only will it take minutes rather than hours, but you will eliminate manual errors." It describes a proprietary OCR engine that converts documents to machine-readable text, and, to its credit, it documents a human-in-the-loop review step rather than pretending the model is infallible.
Black Owl makes no such offer. We checked its homepage, its features page, and its pricing page on August 26, 2026, and the words abstract, abstraction, extract, OCR, and AI appear on none of them. That is a scope statement, not a criticism. Black Owl is built to calculate correctly once the lease terms are already in the system. Somebody still has to open the lease and key in the commencement date, the base rent, the escalation schedule, the renewal options, and every notice window. On a fifty-lease portfolio that is real work, and in our experience it is the data entry, not the software configuration, that blows an implementation timeline.
So if you are choosing between these two and your leases are still PDFs in a shared drive, understand what you are actually buying. With Black Owl you are buying the calculation and supplying the data yourself. With MRI you are buying both, inside a much larger platform, at an enterprise price nobody will quote you in public.
If you report under GASB 87, this comparison is over quickly. MRI runs a dedicated GASB 87 solution page under its lease accounting product, so public sector coverage is a published, supported position rather than something you have to negotiate.

The second is scope. Black Owl does one job. MRI's product list runs to a full A to Z directory covering property management, facilities, investment management, residential, and more. The right question is not which product has more features, it is which product you will have fully live in ninety days.
A lot of the traffic to this comparison comes from teams who think they are evaluating AMTdirect. They are not. You will find per-year numbers for MRI ProLease on software directory sites. Treat them as unverified. They are not sourced to MRI, MRI does not confirm them, and a figure that ignores module mix, portfolio size, entity count, and implementation scope is not a price, it is a rumour with a dollar sign. This is not unusual in the category. When we opened the public pricing pages of eleven lease platforms on August 23, 2026, not one published a dollar figure. The practical consequence is that the demo carries all the weight, so make it earn that. Bring three of your own leases, including the worst one you own, the one with three amendments, a partial assignment, and an escalation buried in a side letter, and make the vendor abstract and book them live rather than walking you through a clean sample portfolio.
Abstract your leases first, independently of the platform decision. Verified lease data makes both demos sharper, because you can check the vendor's output against your own, and it makes whichever implementation you sign faster, because the data migration stops being a discovery project.
