Leasecake is the better fit for a growing multi location tenant that wants one system, a rollout measured in weeks and a price framed against rent. MRI ProLease is the better fit for a finance team that also holds equipment leases, reports under GASB 87 or FRS 102, or already runs other MRI products. If your real problem is that the leases have never been read, pull the terms out of the PDFs with a dedicated lease abstraction tool first and hand both vendors the same clean file.
Nobody can say from public pages, because neither prints a price. Leasecake states that it costs less than 1% of rent and routes everything else to an Ask Us About Pricing button. MRI publishes prices for exactly two of its products, OnLocation from $60 a month and CTM eContracts from $48 a month, and neither is a lease product; the ProLease pricing URL now redirects to the general products page. MRI does not publish a ProLease price. The product page carries Get a demo buttons and no dollar figures, the old ProLease pricing URL redirects, and the only MRI prices in its 2,042 URL sitemap belong to a visitor sign in product and a REALTOR contract tool. Software directories print a starting price for ProLease, but that figure does not appear on any MRI page. Leasecake does not publish a dollar figure either. Its pricing page says the product costs less than 1% of rent, lists no priced tiers, and its abstraction page offers up to 20 free lease abstractions for new customers with terms and conditions. That rent based framing means a 30 location restaurant group paying high street rents will be quoted very differently from a 30 lease industrial tenant on modest rents. Yes, as a named and separately sold capability. The ProLease page says it will automatically extract, locate and reference critical data, and that it is integrated with MRI Contract Intelligence for even faster abstraction. Contract Intelligence is its own product with its own demo, so the abstraction step is a second purchase on top of ProLease rather than something bundled into the lease accounting license. Yes. Leasecake describes AI assisted abstraction paired with expert validation, says CRE lease experts QA every abstraction, and backs it with what it calls a data accuracy guarantee. It positions abstraction as part of onboarding: the promise on its abstraction page is that a portfolio is live in 1 to 3 months instead of 6 or more. The 20 free abstractions for new customers are the visible part of that offer. What Leasecake does not publish is a per lease abstraction price for leases beyond the free allowance, so ask for it before you assume the rest are included.
MRI splits ProLease into three editions. Enterprise is tailored for large, complex and multinational portfolios with thousands of leases and global accounting standards. Central is built for mid sized organizations managing both real estate and equipment leases. Direct is designed for lean teams that want everything in one place, including CAM reconciliations, disclosures and journal entries. Leasecake sells one platform with modules for lease management, lease accounting, deal management, portfolio analysis and due diligence. The honest pairing for most Leasecake prospects is ProLease Direct or Central, and you should ask MRI which edition it is quoting, because the three are not the same price or the same implementation.
Not on the pages we read. The Leasecake lease accounting page names ASC 842 thirteen times and IFRS 16 eleven times and does not name GASB at all. MRI ProLease names ASC 842, IFRS 16, GASB 87 and FRS 102 on its product page. A public university, a transit agency or a city that leases retail space is therefore comparing ProLease with something else, not with Leasecake. MRI ProLease does, explicitly. Its page says it handles real estate and equipment leases in one system, including fleet, IT and machinery leases, and tracks asset level contracts, residual value guarantees, write offs and renewals. Leasecake is built around locations: its solutions are organized by company size and by team, and its platform pages talk about leases, deals and portfolios rather than asset registers. A tenant whose embedded and equipment leases are material under ASC 842 should ask Leasecake how it models them before treating the two as equivalent.
Each vendor makes the other sound slow. Leasecake claims a 1 to 3 month rollout and says on its competitor page that MRI style systems need six month implementations and consultant dependency. MRI says its standardized lease accounting deployment gets you live in weeks, not months. Both timelines depend on the same thing: whether your lease data already exists as clean fields or still lives inside PDFs. That reading step is the slow part everywhere, which is why the quickest way to shorten either implementation is to abstract the leases before the platform project starts.
