Each vendor runs a comparison page about the other, and each says the other falls short on abstraction review. Those are competitor claims, so test both on your own lease. Pricing changes, so confirm with each vendor before you sign.
Both will track your critical dates and run ASC 842 schedules for a US tenant. Six questions separate them, and most are answered on public pages before either sales team calls.
Leasecake anchors its price to rent and says it costs less than 1% of it. Occupier prices per lease and per module from a 20 lease minimum. A 25 location franchise with high rents and a 300 lease portfolio with modest rents will get very different answers from the same two vendors.
Both cover ASC 842 and IFRS 16. Occupier also names GASB 87 and FRS 102 on its Lease Accounting add-on. Leasecake does not name GASB on its accounting page, which matters for any public sector buyer.

Leasecake and Occupier sell the same core product to the same buyer: lease administration software for US tenants with multi location portfolios, with ASC 842 lease accounting on top. Both now say they use AI to read leases and a human team to check the output. Neither publishes a dollar price. The real differences are in how each one prices, which accounting standards each names, how the accounting side connects to your ERP, and who each vendor says it is built for. Neither wins outright. Leasecake is the stronger fit for a franchise, restaurant, fitness or dental group that wants a fast rollout and a price tied to its rent bill. Occupier is the stronger fit for a finance led team that needs GASB 87 or FRS 102, a prebuilt NetSuite connection, or Excel exports that carry their formulas. If you only need clean lease data to start either one, you can pull it out of your PDFs first with a dedicated lease abstraction tool.

Occupier prices per lease and per module, with a minimum of 20 leases on its Basic and Professional tiers and no per seat charge. Occupier also writes on its own comparison page that Leasecake is often presented at a lower price point. Treat that as a competitor claim and get both quotes in writing for the same lease count.

Its pricing page says the product costs less than 1% of rent, lists no tiers with prices, and offers up to 20 free lease abstractions for new customers, with terms and conditions. Some software directories print per location prices for Leasecake, but those figures do not appear anywhere on its site. Occupier does not publish a dollar figure either. Its pricing plan page describes three tiers, Basic, Professional and Enterprise, and says every customer starts with Lease Administration, that each tier includes a minimum of 20 leases, and that extra leases are priced per lease. Occupier, on its own comparison page, says Leasecake customers told it that no human checks the AI abstraction. The two claims contradict each other, so ask Leasecake to show you the review step on one of your own leases.
Yes. Occupier sells AI Lease Abstraction and says every lease is reviewed by its in-house abstraction team before it is published, with ambiguous dates flagged and confirmed with you. It also sells lease abstraction services as an add-on when you need extra support. Leasecake, on its comparison page, says quality control at Occupier requires secondary validation and slows as volume grows. Again, both are vendor claims about a rival.

Occupier lists a prebuilt NetSuite integration and journal entry export to NetSuite, SAP and Oracle, with custom ERP integrations as an extra fee. Its Excel exports include the underlying formulas. Leasecake lists ERP and financial integration among its accounting features and does not name a specific ERP on the pages we checked. If you close in NetSuite, ask Leasecake for the exact connector before the demo ends.
Multi location operators. Its customer stories are franchise and service brands such as Tropical Smoothie Cafe, MB2 Dental, Foodtastic and White Castle, and it says new customers start getting value in 1 to 3 months instead of 6 or more with enterprise platforms. It also runs deal management, portfolio analysis and due diligence modules.
Tenant side teams where real estate and finance share one record. Occupier sells into retail, restaurant, corporate, fitness, franchisee and healthcare, and pitches a dedicated account manager and an in-house CPA on every account. Its references include controllers at Van Leeuwen and Yoshinoya. It also sells to brokers.
Export every lease record and every amendment, then re-check the migrated data against the source documents, because migration is where old keying errors surface. Base AI processes pages faster; Pro AI delivers the highest field-level accuracy. Your allowance resets on your billing anniversary each month, unused pages do not roll over. A typical commercial lease runs 20 to 60 pages including amendments, so the Starter plan's 2,500 Base AI pages cover roughly 40 to 120 leases a month.
Once your included pages are used up, extraction pauses until the next billing cycle. You can upgrade your plan at any time mid-month, the higher allowance kicks in immediately and you are only charged the prorated difference for the remainder of the period.
Yes. You can switch from monthly to yearly billing at any renewal date to lock in the 50% discount. If you switch mid-cycle, the new rate takes effect at the start of your next billing period. Annual plans are non-refundable after the 14-day cancellation window.
