It gives that operator critical date alerts, rent forecasting, portfolio cost analytics and ASC 842 journal entries in one system. Property Works is a service, not self-serve software. Its team collects franchise agreements, area development agreements and leases, abstracts the key obligations, and builds dashboards that give the franchisor visibility into franchisee lease terms. One testimonial on its page comes from an operator whose Taco Bell restaurant leases it has managed for nearly two decades. It suits a franchisor that wants the work done for it and is comfortable paying for ongoing administration.

How much does franchise lease management software cost?

Expect the quote to scale with the number of locations, and ask whether franchisee seats cost extra, since a franchisor rollout can mean hundreds of users. The larger hidden cost is loading the data. Franchisee leases arrive as scans, landlord forms and amended stacks, and careful manual abstraction of a single commercial lease with amendments takes four to eight analyst hours. Which lease clauses should a franchisor track?

The same core terms any tenant tracks, plus the ones that protect the brand. These are the fields worth standardizing across every franchisee lease:

  • Term, options and notice windows. Expiration, each renewal option and the exact notice deadline. This is where the brand loses good locations.
  • Franchisor rider or lease addendum. Whether it exists and what it grants: notice to the franchisor of default, a cure right, and the right to take over the premises.
  • Collateral assignment of lease. Whether the landlord consented, and the conditions under which the franchisor can step in.
  • Use clause and exclusive. Whether the use clause is broad enough for the concept and whether an exclusive protects it from a competitor in the same center.
  • Assignment and transfer. What landlord consent a resale of the unit needs, since franchise transfers fail on this more often than on price.
  • Rent, percentage rent and CAM. Occupancy cost as a share of sales is the number that predicts which units struggle.

Franchisors that sublease to franchisees

Some brands sign the master lease and sublease the unit to the franchisee. That puts the head lease on the franchisor's balance sheet under ASC 842 and makes the franchisor an intermediate lessor on the sublease, which it classifies by reference to the right-of-use asset from the head lease. It also means the franchisor bills and collects sublease rent every month; if your team chases late payments by hand, accounts receivable automation takes that off the real estate group.
