Leasecake and LeaseCrunch (now Crunchafi Lease Accounting) do not publish a dollar price. Leasecake says it costs less than 1% of rent and routes everything else to a quote. Crunchafi says its lease accounting is priced per lease per year and shows no figure on any plan. The bigger difference is the buyer: Leasecake is lease management plus accounting for multi-location tenants, while Crunchafi is ASC 842 accounting built around CPA firms and their clients.

So the honest answer to "which is cheaper" depends on your rent bill, your lease count and who keeps your books. This post lays out what each vendor publishes, checked on both sites on October 9, 2026, and how to get two quotes you can actually compare.

How much does Leasecake cost?

Leasecake does not print a number. Its pricing page headline is that the platform costs less than 1% of rent, and every button routes to Ask Us About Pricing, a 24 point lease audit or a demo. Its homepage sorts customers into three bands: 50 to 100 leases (or $50M to $100M in revenue), 100 to 1,000 leases, and 1,000+ leases. That tells you the vendor prices against portfolio size and rent, not per seat.

The rent ratio is useful as a ceiling. A 40 location operator paying $3.6 million a year in rent would be quoted under $36,000 a year if the claim holds. It is a ceiling, not a quote, and the full method is in our Leasecake pricing breakdown.

How much does LeaseCrunch cost?

Crunchafi, the company LeaseCrunch became in June 2025, prices lease accounting per lease per year. Its pricing page shows three plans without dollar amounts: Starter is pay as you go for smaller portfolios, Professional gives discounted fees for upfront commitments, and Enterprise is custom pricing for 50 or more leases. The FAQ on the same page says 8 or more leases qualify for custom enterprise pricing, so ask which applies to you. CPA firms get a separate track with firm only pricing and no fees for modifications or remeasurements.

Two extras are named. Unlimited lease audit trail history costs $180 a year per client (the last 90 days are always free), and the Data Extraction product is priced separately from lease accounting. Is Leasecake or LeaseCrunch cheaper?

For a small portfolio with high rents, per lease pricing usually wins: 12 leases at a per lease rate is a short invoice, while 1% of a large rent bill is not. For a large portfolio with modest rents, the rent based ceiling can come in lower. Neither vendor gives enough on its public pages to settle it, so the only reliable answer is two written quotes on the same lease count and the same scope.

Scope is where the comparison usually breaks. A Leasecake quote covers lease administration, critical date alerts and accounting in one platform. A Crunchafi quote covers the accounting: schedules, journal entries and footnotes. Which one is better for a multi-location operator?

Leasecake, on fit. Its pages are written for franchise, restaurant, retail and healthcare groups: every lease, clause and renewal in one system, alerts before option windows close, and accounting that stays current as leases change. Its 100% guarantee is about never missing a renewal or critical date. Crunchafi does not sell a lease administration layer of that kind on its product pages; it starts at the accounting. Which one is better for a CPA firm or a company that outsources ASC 842?

LeaseCrunch, clearly. Crunchafi gives the firm and the client dual access to one dashboard, lets the firm invite clients to enter lease data, includes audit-ready footnotes and publishes annual SOC 1 Type II and SOC 2 Type II reports. That matters at year end, when the firm also has to reconcile the lease liability and ROU asset accounts to the schedule, which is the kind of work good account reconciliation software keeps from turning into a spreadsheet chase. Leasecake is sold to the operator, not the firm.

Does Leasecake or LeaseCrunch do lease abstraction?

Both do some, and the depth differs. Leasecake offers up to 20 free lease abstractions to new customers and describes AI assisted abstraction checked by lease experts. The Crunchafi Lease Accounting page says its AI pulls lease term, start and end dates and asset information from an uploaded lease, which is what an amortization schedule needs to start, not a full abstract of rent steps, options and CAM terms.

Not on its public pages. Leasecake names ASC 842 and IFRS 16. Crunchafi names GASB 87, 94 and 96 alongside ASC 842, IFRS 16 and FRS 102. A city, county, school district or public university should start with Crunchafi or the vendors on our GASB 87 lease accounting software page.

What integrations do they have?

Leasecake lists ERP and financial integration among its accounting features without naming a system on its own pages. A partner announcement from Citrin Cooperman in August 2026 names NetSuite, R365, QuickBooks, Sage and Oracle as integrations, so ask Leasecake to confirm the one you close in. Crunchafi documents journal entries, amortization schedules and footnotes as spreadsheet downloads and does not name a lease GL connector on its product page.

How to get two quotes you can compare

Write down four numbers before either call: active lease count, total annual rent, number of legal entities and the standard you report under. Abstract your two hardest leases so both vendors see the same terms. Ask each for a written annual price at your lease count, with implementation, audit trail, abstraction and integration listed as lines. Then compare total first year cost, not the headline.

Is Leasecake worth it, and is LeaseCrunch worth it?

Leasecake is worth it when one team needs dates, documents and accounting in the same place across dozens of locations, and the rent based price lands under what a lease administrator would cost. LeaseCrunch is worth it when a CPA firm owns your ASC 842 work, or when you only need clean schedules and footnotes without a full administration platform.
