Leasecake and LeaseQuery solve different problems for different buyers, and their pricing reflects it. LeaseQuery, the lease accounting product of the company now called FinQuery, prints real prices for small portfolios: 10 lessee leases cost $1,099 a year and 15 leases cost $1,925 a year on its LeaseGuru plans, and everything larger is quoted. Leasecake prints no dollar figure at all; its pricing page says it costs less than 1% of rent and asks you to book a pricing conversation. Both pages were checked on October 12, 2026.

The short version: if you are a controller who needs ASC 842 schedules and journal entries for a modest lease count, LeaseQuery lets you see the price and buy today. If you run real estate for a restaurant, retail or franchise brand with dozens of locations and care about renewals, rent changes and negotiations as much as the accounting, Leasecake is built for you, and you will need a quote to know what it costs.

How much does Leasecake cost?

Leasecake does not publish a price. The pricing page groups customers into small, mid sized and enterprise organizations, says the platform costs less than 1% of rent, and routes every visitor to a pricing request or a demo. That ratio is more useful than it sounds, because you already know your rent roll. A 40 location restaurant group paying an average of $7,500 a month per site spends $3.6 million a year in rent, so the stated ceiling is about $36,000 a year. Treat that as the most you should expect to see on a quote, not as the quote. Review directories still carry an older per location tier ladder that no longer appears on the Leasecake site; we explain why not to budget from it in our Leasecake pricing breakdown.

How much does LeaseQuery cost?

For small lessee portfolios, LeaseQuery is the rare lease accounting product you can price without a call. FinQuery sells it as LeaseGuru: up to 2 lessee leases at no charge, 10 leases at $1,099 a year and 15 leases at $1,925 a year, each with a Buy Now button. Accounting firms get a multi company version from $850 a year for one client company to $2,750 a year for five. Above 15 leases, or if you need lessor accounting, government standards or GL integrations, you move to the full LeaseQuery platform, which is quoted. The tiers and where they stop are covered in our FinQuery pricing guide.

Which one is cheaper for a multi location tenant?

Under 15 leases, LeaseQuery is the only one you can prove is cheap, because it is the only one with a number. At 15 leases you know you will pay $1,925 a year for the accounting. Most Leasecake buyers are well past 15 locations, though, and at that size both vendors quote. Then the comparison is not really price against price. LeaseQuery quotes an accounting system. Leasecake quotes a lease management system that also does the accounting. If your team already tracks critical dates and renewals somewhere else and only needs compliant schedules, a LeaseQuery quote will usually come in lower. If you would otherwise buy a separate lease administration tool, compare the Leasecake quote against both purchases combined.

What does each one actually do with a lease?

LeaseQuery takes lease terms and turns them into amortization schedules, journal entries and disclosure reports, with AI that FinQuery says extracts key dates, clauses and payment streams to speed up onboarding. Its strength is the accounting: broad standards coverage, named GL integrations including NetSuite, Sage, SAP, QuickBooks and Workday, and SOC 1 Type 2 reports twice a year.

Leasecake starts earlier in the life of a lease. Its own comparison page says it supports diligence, negotiation visibility, active administration and accounting in one system, and that FinQuery reports on lease compliance once leases are signed. That is a vendor claim, but the product scope is real: deal management, portfolio analysis, critical date reminders and lease accounting are all listed as platform modules. For a brand opening and renewing stores every quarter, that front end work is where most of the money is.

Leasecake vs LeaseQuery for franchise and restaurant brands

Leasecake is the more natural fit for franchisors and restaurant groups. Its pricing page quotes a franchise customer on having organized lease data in one place for its franchisees, and the platform is sold to multi location tenants first. LeaseQuery serves the same companies from the accounting side, usually inside the finance team. Many brands end up with both kinds of tool: lease administration owned by real estate, lease accounting owned by the controller. If that is you, our list of the best lease management software for franchisors covers the wider field.

Which one has better AI lease abstraction?

Neither publishes a field list or a measured accuracy rate, so the honest answer is to test both on the same lease. Leasecake pairs AI assisted abstraction with expert validation and offers a data accuracy guarantee during a switch. LeaseQuery uses AI to prepopulate the fields its accounting engine needs. Before either demo, run your two hardest leases, one with a few amendments and one with percentage rent or a CAM cap, through a lease abstraction tool and keep the output as your answer key. Then count what each vendor captures against it.

Hidden costs to ask about

  • Onboarding. Ask who abstracts your existing leases, whether that is included and how many hours of review are on you.
  • Lease count growth. LeaseGuru tiers stop at 15 leases. Ask Leasecake how the quote changes as you add locations, since its pricing page asks whether pricing increases as you grow without answering on the page.
  • Contract length. Leasecake lists long term contracts as an FAQ. Get the one year and multi year price in the same written quote.
  • Integrations. If you close in an ERP, confirm the connector is in the quote and not a separate services line.

Vendor pricing pages change without notice. Leasecake already retired one published tier ladder, so if you are tracking several vendors over a long evaluation, a tool that can track changes to a pricing page saves you from negotiating against a number that no longer exists.

How to price both in one week

  1. Count active leases by entity, and note which are real estate and which are equipment.
  2. Abstract two real leases into a clean spreadsheet so both vendors work from the same data.
  3. Price LeaseGuru online if you are under 15 leases. Otherwise request both quotes with the same lease count, standards and ERP.
  4. Ask Leasecake for the accounting module priced alone and for the full platform, so you can see what the lease administration side costs.
  5. Compare first year cost including onboarding, then year two, since onboarding is often a one time fee.

Where LeaseAbstractors fits

Whichever platform you choose, it needs clean lease data first. Upload a lease here and get base rent and every rent step, commencement and expiration dates, renewal and termination options, CAM terms and critical dates as structured fields, each linked to the page it came from, then export to Excel or CSV for either vendor.
