Neither LeaseQuery nor CoStar Real Estate Manager publishes a dollar price for its lease accounting software. FinQuery, which sells LeaseQuery, sends its pricing link to a Get Pricing request form. CoStar sends its pricing link to a Pricing and Demo page that names the unit every quote is built on but no figure. What you can compare before either sales call is how each quote is metered, what is included, and what each vendor says about implementation, and the two differ more than the shared lack of a number suggests.

If you are pricing either one because lease data has to be in a system by a close or audit deadline, the cheaper first step is to abstract your leases into structured fields now and take the same file into both demos.

Which is better for lease accounting, LeaseQuery or CoStar Real Estate Manager?

LeaseQuery is the better fit for an accounting team whose main job is the ASC 842 close, especially if the company also reports under GASB 87 or GASB 96, or is a federal entity under SFFAS 54. CoStar Real Estate Manager is the better fit when real estate and accounting work in one system, when market data on locations matters, and when lease transactions are run as projects. A controller at a 150 lease company with no real estate department usually lands on LeaseQuery. A corporate real estate group with 2,000 locations and active site selection usually lands on CoStar.

Ownership matters here too. CoStar Real Estate Manager says on its homepage that it has acquired Visual Lease, so CoStar now sells two lease platforms. If you are talking to CoStar, ask which of the two it is proposing and why. Our Visual Lease vs CoStar Real Estate Manager comparison covers where each sits.

How much does CoStar Real Estate Manager cost?

CoStar does not print a price, but it prints the meter. Its Pricing and Demo page says Lease Accounting and Administration is priced by the number of real estate or equipment leases, Market Data and Analytics by the number of owned or leased locations, and Transaction Management by the number of active transaction projects. It also says that while others charge by the user, it only charges for what you use, and that a quote includes unlimited users, future upgrades, system integrations, SSO and add ons, and enterprise security.

An older CoStar post on the real cost of lease accounting software adds detail you can take into negotiation: equipment leases are counted as individually amortized assets, but coterminous master leases with multiple assets may be amortized as one schedule. If you carry equipment schedules, ask for that treatment in writing, because it can change your lease count by a large factor. Our full CoStar Real Estate Manager pricing breakdown walks through the three meters.

How much does LeaseQuery cost?

LeaseQuery does not publish a price. The FinQuery pricing URL redirects to a request page with a Get Pricing form and a sales phone number. FinQuery does publish prices for one product, LeaseGuru, which is its small portfolio tool, and our FinQuery pricing guide covers those tiers. Once a portfolio outgrows LeaseGuru, the LeaseQuery number comes from a quote that depends on lease count, entities, standards and the ERP connection.

FinQuery runs a LeaseQuery vs CoStar page of its own. It claims its implementation team gets customers live an average of three months faster than CoStar, and cites G2 user ratings that put LeaseQuery implementation at 3.5 months against 4.3 months for CoStar. Those are vendor selected review figures, not an audit, but they are a fair question to put to both sales teams: ask each for the go live date of their last three customers at your lease count.

What actually drives each quote

Four inputs move both numbers, and you can count all four before you take a call.

  • Lease count, by type. CoStar meters real estate and equipment leases. Count them separately and note how many equipment schedules sit under one master lease.
  • Standards and entities. A company that reports ASC 842 for the parent, IFRS 16 for a foreign subsidiary and GASB 87 for a public affiliate needs coverage CoStar does not name for GASB.
  • Integrations. CoStar lists system integrations in the quote. FinQuery markets integrations with any ERP or general ledger. Name your ERP and ask whether the connector is a fixed fee, an annual fee or professional services.
  • Data loading. FinQuery offers free data migration to switchers. Neither vendor publishes a price for abstracting leases you have never loaded. If your leases sit in PDFs, that work is often the largest line on day one.

Is there a cheaper option than LeaseQuery or CoStar?

For the accounting engine, yes, at small scale. LeaseGuru from FinQuery publishes prices for small portfolios, and a few independent vendors print a monthly rate. For an enterprise portfolio, both LeaseQuery and CoStar sit in the same quote driven bracket and the gap between them will come from scope, not list price.

The cost that is easiest to cut is the data entry that comes before either platform. Every abstracted lease needs commencement and expiration dates, rent and escalations, renewal and termination options, and the discount rate inputs your schedule depends on. Our lease abstraction tool reads those fields out of the lease PDF with a page citation for each one, so you load a verified file instead of keying it by hand.

How to get comparable quotes from both

Send each vendor the same one page brief: lease count split by real estate and equipment, entities, standards, ERP, number of people who need access, and target go live date. Ask each to price year one and year three separately, with implementation, integration and data loading as their own lines. Ask CoStar how it counts equipment under master leases, and ask FinQuery whether the free data migration covers abstraction from PDFs or only transfer from another system.

Then run one real lease through both demos, ideally one with amendments. The schedule each system produces from the same lease is a better guide to fit than any feature grid. Once the platform is live, the month end work still includes matching rent and lease payments that clear the bank against the schedule, and dedicated bank reconciliation software keeps that tie out from becoming a spreadsheet job.

Where LeaseAbstractors fits

LeaseAbstractors does not replace LeaseQuery or CoStar Real Estate Manager. It produces the input both of them need. Upload a lease, review every extracted field against the page it came from, and export Excel, CSV or JSON in the column order your platform imports. Paid plans start at $49 a month on our pricing page, which is usually less than one analyst day of manual abstraction. If you are still choosing between the two, our LeaseQuery alternatives and CoStar Real Estate Manager alternatives pages compare the rest of the market on the same terms.
