Planon does not publish a US price list. Its US website has no pricing page (planonsoftware.com/us/pricing/ returns a 404), and none of the 4,853 URLs in its sitemap is a pricing page. The only public Planon prices come from Planon itself, in its pricing document for the UK government G-Cloud 15 framework: back office Real Estate Management users run from 123 to 173 pounds per user per month, and implementation is billed at 1,240 to 1,295 pounds per consultant day.
Those are UK public sector rates in pounds, not a US quote. They are still the best evidence available of how Planon builds a price, and they show where the money goes. If you are pricing Planon because a TRIRIGA contract is ending or a lease portfolio has outgrown spreadsheets, the line that grows fastest is services time, and lease data migration sits inside it. You can abstract a few of your leases into structured fields before the first sales call and see how much of that work you can take off the table.

How much does Planon cost?
Planon is sold as an annual subscription for named users, payable in advance, plus implementation services at day rates. In its G-Cloud 15 pricing document Planon says the SaaS subscription includes the software license, upgrades, maintenance, support and the cloud service. The initial subscription period is up to 36 months, with an option to extend for 12 more. Prices exclude VAT. In the US, every deal is a custom quote, so expect the same building blocks priced in dollars.
Planon software pricing per user
Planon prices its Accelerator software by domain and by maturity tier: Core, Advanced and Enterprise. Back office users are the people who run the system day to day, such as facility managers, lease administrators and helpdesk operators. These are the published monthly rates per back office user:
| Planon domain | Core | Advanced | Enterprise |
|---|---|---|---|
| Real Estate Management (REM) | £123 | £147 | £173 |
| Space and Workplace Services Management | £123 | £147 | £173 |
| Asset and Maintenance Management | £87 | £109 | £144 |
| Energy and Sustainability Management | £136 | £147 | £147 |
Lease administration lives in Real Estate Management, so that is the row a lease team prices first. Ten REM users on the Core tier come to 1,230 pounds a month, or 14,760 pounds a year, before any discount or services. Planon applies a volume discount to back office users across these four domains: none for 1 to 10 users, 15 percent for 11 to 25, 30 percent for 26 to 50 and 45 percent for 51 users and up.
Self service and mobile users
People who only log requests, book desks or view dashboards are self service users, priced as a monthly total by headcount band rather than per seat. For Real Estate Management the published totals run from 323 pounds a month for 100 named users to 3,879 pounds a month for 10,000 or more. Field technicians on Planon Mobile for Field Service are priced per user per month on a falling scale: 56 pounds for the first 50, then 31, 23 and 11 pounds as the band grows past 300.
Planon hosting and environment costs
The production cloud environment is included in the SaaS cost for unlimited users. Each extra environment, such as acceptance, test or development, costs 228 pounds a month, and Planon recommends having one or two. Extra storage is 74 pounds a month for 100 GB or 427 pounds a month for 1,000 GB. A realistic setup with production plus one test environment therefore adds about 2,736 pounds a year before you store a single lease document beyond the base allowance.
What does a Planon implementation cost?
This is where most of the budget goes. Planon states plainly that its software prices exclude the professional services needed to implement the solution, and lists what that covers: project management, system configuration, data migration and training. Each project gets its own proposal, priced at the published day rates:
| Role | Day rate |
|---|---|
| Project manager, senior consultant, senior application manager, solution architect | £1,295 |
| Implementation consultant, ICT consultant, infrastructure consultant, application manager | £1,240 |
| Trainer | £1,240 |
Travel and subsistence are charged on top. Ten consultant days, a light allocation for loading a lease portfolio, is already 12,400 pounds. Some teams cut the ongoing part of this line by filling the application manager role in house, and an AI recruiting tool can shortlist IWMS administrators faster than an agency search. The one-off migration work is harder to avoid, and that is the part worth attacking first.
Is lease data migration included in the Planon price?
No. Data migration is named as one of the services excluded from the software price and billed at day rates. For a lease portfolio that means somebody reads every lease and amendment and enters the rent schedule, escalations, options, notice dates and clauses. By hand that runs roughly 4 to 8 analyst hours for a complex commercial lease. Planon itself points to the faster route. Its US Lease Accounting Solution page says lease documents can be scanned and analyzed by specialized lease abstraction software that can be integrated with the solution to support fast onboarding of non-digital data.
That is exactly what we do. Upload the leases and their amendments, and LeaseAbstractors returns parties, premises, rent steps, recoveries, options and critical dates as fields, each linked to the page it came from, exported to Excel or CSV in the column order your import needs. Consultant days then go to configuration and review instead of typing. For a backlog, the bulk lease upload runs a whole folder in one pass.
Does Planon charge to export your data?
No, according to the same document. Planon lists data extraction costs as zero and says all data can be exported in CSV, HTML, PDF and Excel formats by the customer. That matters at renewal: a 36 month term with no exit fee for your own data keeps a move to another platform realistic.
Planon Lease Accounting Solution pricing
Planon sells a separate Lease Accounting Solution for ASC 842 and IFRS 16. Its US page shows no price, offers a demo, says it supports both lessors and lessees, runs on premise or in Planon cloud and connects with any ERP. It describes the solution as approved by a Big Four accountancy firm, which is a vendor claim. GASB 87 is not named on that page, so a US public sector buyer should ask directly before shortlisting it.
Planon pricing compared with Archibus and TRIRIGA
Planon is unusual among the IWMS vendors because it has published real per user rates at all, even if only in one framework filing. Eptura sells Archibus only through partners and prints no figure, as our Archibus pricing breakdown shows. IBM stopped taking new TRIRIGA orders on January 28, 2026 and ends support on September 30, 2027, which is why many US teams are pricing Planon now. Our TRIRIGA alternatives comparison lays the options side by side.
What to ask Planon for in a US quote
- The per user rate for Real Estate Management by tier, and whether the volume discount applies to the whole order or only to the users in each band.
- How many self service users are included and which headcount band you fall into.
- The number of non production environments in the quote and their monthly cost.
- Consultant days allocated to data migration, and the rate if your own team supplies abstracted lease data instead.
- Initial term length, renewal price protection and the notice date to cancel.
- Whether GASB 87 is supported if you are a government or public entity.
Walk in with your lease count and a sample of abstracted leases, and the migration line becomes a review estimate rather than an open ended block of days. You can run your first lease now and see the fields before any demo. If Archibus is also on the shortlist, our guide to Archibus lease management data entry covers its import format.
