If you run Dynamics 365 Finance, the first option to price is the one you already own. Asset leasing is built into Finance, covers ASC 842 and IFRS 16, and posts to Accounts payable, Fixed assets and the general ledger once you turn it on in Feature management. Most mid-size lessees with a few dozen to a few hundred real estate and equipment leases can run on it. Teams that need GASB, heavy lease administration workflows or a portfolio spread across several ERPs usually add a separate platform such as Visual Lease, FinQuery, Black Owl Systems or Nakisa. Either way, someone still has to read every lease to load it. The vendor facts below come from Microsoft Learn and from the vendor sites themselves, checked on 7 October 2026, not from software directories.

Does Dynamics 365 Finance have lease accounting built in?

Yes. Microsoft documents Asset leasing as a capability of Dynamics 365 Finance for managing, tracking and automating financial transactions for leased assets. It complies with ASC 842 and IFRS 16, and its lease books also support ASC 840, IAS 17 and cash basis accounting. That last point is useful for US subsidiaries of foreign groups: Microsoft publishes a worked example with an IFRS 16 book on a custom posting layer next to a cash basis statutory book, so one lease produces both sets of entries.

The module classifies each lease as finance, operating, short term or low value using thresholds you set on the book, calculates the present value of the payments, and builds payment, amortization, depreciation and expense schedules. It handles adjustments, impairments, early terminations, index revaluation and foreign currency leases. Lessor invoices can flow to a vendor through Accounts payable, and the right of use asset can live in the Fixed assets register.

What it does not do is read the lease. Microsoft says the lease information source is the lease contract and management decision, both of which are done outside of Dynamics 365 Finance. Every date, payment line and option is typed in or imported.

SOFT4Lessee is the only vendor in the table that prints a number, and it prints it in euros. Every other price is a quote. If a software directory shows you a dollar figure for any of the others, check where it came from before you put it in a budget.

When the native Asset leasing module is enough

Asset leasing is the right call when finance owns leases end to end and the portfolio sits in one Dynamics environment. Typical fits are a manufacturer or distributor with plants, warehouses, fleet and equipment leases, or a services company with offices in a few dozen cities. You avoid a second system, a second login, an integration to maintain and a second annual contract. The cost you still carry is the data. Asset leasing gives you no help reading a 60 page lease with four amendments, and on a first load almost every record is a new lease, so the system has nothing to compare your numbers against. When a separate lease accounting platform pays off

A dedicated platform starts to earn its fee in four situations.

  • You report under GASB. Microsoft does not name GASB anywhere in the Asset leasing documentation we reviewed. Visual Lease, FinQuery and Nakisa all name it.
  • Real estate runs the leases, not accounting. Critical dates, landlord notices, renewals, CAM audits and site selection live better in a lease administration tool than in an ERP form. Visual Lease and Nakisa are built for that side.
  • Your leases span more than one ERP. A group with Dynamics 365 Finance in one region and SAP or Oracle in another often wants one lease book across all of them.
  • You need a vendor to carry the audit paperwork. FinQuery says it issues SOC 1 Type 2 reports twice a year, and Black Owl says it is SOC 1 Type 2 and SOC 2 Type 2 certified. Your auditor may want that report for a system outside your ERP.

Is Asset leasing available in Business Central?

No. If your company runs Dynamics 365 Business Central rather than Finance, there is no native module at all, and the choice is between AppSource apps such as SOFT4Lessee and Onederful or a separate lease platform. How to choose for your team

Start with three numbers: how many active leases you have, how many amend each year, and how many ERPs they post to. Under a few hundred leases, one ERP and no GASB, run the native module and spend the budget on clean data. Over that, or with real estate running the portfolio day to day, shortlist two platforms from the table and ask each for a quote at your lease count and a demo of the Dynamics journal export.

Whichever you pick, the payments it calculates still go out to landlords and lessors every month, and they still have to clear the bank. If that step is still a spreadsheet, bank reconciliation software that matches the statement to the ledger closes the loop after the lease entries post.
