FinQuery vs iLeasePro vs LeaseAbstractors

Compiled from each vendor public product pages, pricing pages and pricing calculator code, checked on September 18, 2026. Both lease accounting vendors publish more than most of the market. The difference is where each one stops.

The iLeasePro ladder above 15 leases comes from the price table inside the calculator on its own pricing page. The page also shows a static add-on label of $1,208 a year, while the calculator prices those add-ons by lease band. The LeaseGuru page shows two different prices for the same Premium tiers. Prices change, so confirm with each vendor before you sign.

The solution

How to choose between FinQuery and iLeasePro

Both vendors will close the books under ASC 842 for a US lessee. Six questions separate them, and most can be answered from public pages before either sales team calls.

Do you need a price above 15 leases before any call?

This decides the matchup for most mid-sized companies. FinQuery publishes numbers only for LeaseGuru, which its own pricing table caps at 15 leases. Above that its pricing page is a contact form. iLeasePro keeps publishing all the way to 500 leases, from $3,142 a year at 25 leases to $15,486 at 500, inside the calculator on its own pricing page.

Do you report under GASB or more than one standard?

FinQuery names ASC 842, IFRS 16, FRS 102, GASB 87 and SFFAS 54 on its lease accounting product and sells a separate GASB 96 product. iLeasePro describes ASC 842 and IFRS 16 for lessees and names no GASB standard in its FAQ. A county, school district or federal contractor should shortlist FinQuery on the public evidence.

Who is going to read the leases?

FinQuery markets AI assisted data abstraction and says its proprietary AI, trained on thousands of leases, extracts key dates, clauses and payment streams into LeaseQuery. iLeasePro sells lease abstracting as a separate service run by an experienced review team. Neither hands you a standalone abstract to take anywhere else.

Which general ledger do you close in?

iLeasePro has its deepest link with Sage Intacct, including a lease dimension report built for Intacct users, and its FAQ lists QuickBooks Desktop and Online, Xero, NetSuite, SAP, Oracle and Microsoft Dynamics for journal entry export. FinQuery says it integrates with any ERP or general ledger. Ask each for the connector you actually use.

How long will you commit for?

iLeaseXpress is month to month and can be cancelled at any time. The full iLeasePro platform needs a contract, with 10 percent off a two year term and 15 percent off three years. LeaseGuru is sold by the year through Buy Now, and LeaseQuery on an annual quote.

What assurance does your auditor want?

iLeasePro states it is SOC 1 Type 2 compliant. FinQuery publishes a trust center and states it issues SOC reports. Ask each vendor for the current report and the period it covers before you sign, and check that it matches the product tier you are buying.

How it works

Settle FinQuery vs iLeasePro in one afternoon

The order matters. The cheapest step rules out the most options, and the call you book last is the one you are best prepared for.

01

Count your leases, including equipment

Under 15 leases, you are comparing LeaseGuru with iLeaseXpress, and both prices are public. Above 15, you are comparing a public iLeasePro number with a LeaseQuery quote you have to request.

02

Abstract two real leases first

Take your most typical lease and your messiest one with amendments and pull the terms out here. You come away with your true field list and a clean file either platform can import.

03

Price iLeasePro from its calculator

Enter your lease count on the iLeasePro pricing page and add only the modules you need. Write the annual figure down, including any multi year discount you would accept.

04

Request the LeaseQuery quote with that number

Book the FinQuery call last, with the iLeasePro figure and your abstracted data in hand, and ask for a written quote for the same lease count, users and standards.

FinQuery and iLeasePro both sell lease accounting software to US companies reporting under ASC 842, and both publish more pricing than most of this market. The split is where each stops. FinQuery prints real prices only for LeaseGuru, its small portfolio product, up to 15 leases. iLeasePro prints a price for every portfolio up to 500 leases. For a private company with 20 to 500 leases, that single difference usually decides who gets the first call. Everything below was checked on each vendor site on September 18, 2026.

How much does FinQuery cost?

FinQuery publishes pricing for LeaseGuru and nothing else. The LeaseGuru table lists a Basic plan free for 2 leases, Premium at $1,099 a year for 10 leases and Premium at $1,925 a year for 15 leases, each with up to two contributing users. Multi company plans run from $850 a year for one company to $2,750 for five. LeaseQuery, the main product with unlimited leases, reads Request pricing, and the old leaseguru.com pricing address now redirects to a FinQuery quote form. The same LeaseGuru page also carries a second table that shows $999 and $1,750 for the same two Premium tiers, so confirm the figure at checkout. Our FinQuery cost breakdown goes tier by tier.

How much does iLeasePro cost?

iLeasePro publishes every step. iLeaseXpress, for up to 15 leases, is free for up to 5 leases, $99 a month up to 10 and $149 a month up to 15, month to month. Above 15 leases the calculator on the iLeasePro pricing page switches to the full platform and prices it by the year: $3,142 up to 25 leases, $5,143 up to 50, $6,560 up to 100, $8,675 up to 200, $10,733 up to 300, $13,114 up to 400 and $15,486 up to 500. Above 500 it asks you to call. Portfolio and document management are add-ons priced by the same bands, and MFA and single sign on are $300 a year each. Our iLeasePro pricing guide works out the per lease cost at each step.

Base platform prices only, one year term, before add-ons or multi year discounts. Below 15 leases the two are close and FinQuery is slightly cheaper at 10 leases. Above 15 leases only one of the two columns has a number in it.

Is iLeasePro cheaper than FinQuery?

Under 15 leases, not by much, and at 10 leases LeaseGuru comes in about $89 a year below iLeaseXpress billed monthly. Above 15 leases nobody can say from public pages, because LeaseQuery is quoted. iLeasePro also states on its pricing page that it will beat any competitor price, so the practical move is to get the LeaseQuery quote in writing and hand it to iLeasePro.

Does FinQuery do lease abstraction?

Yes, inside LeaseQuery. FinQuery lists AI assisted data abstraction and says its proprietary AI extracts key dates, clauses and payment streams from uploaded leases to prefill the record for review. The output lives inside the accounting platform. We cover how it works in does FinQuery do lease abstraction.

Does iLeasePro do lease abstraction?

Yes, as a service rather than software. iLeasePro sells lease abstracting through an experienced review team with double verification, covering real estate, equipment and vehicle leases and agreements with multiple amendments. Its FAQ and product pages do not describe an AI extraction feature. If you want to upload a lease yourself and get fields back in minutes, a dedicated lease abstraction tool does that job.

Which is better for a government entity, FinQuery or iLeasePro?

FinQuery. It names GASB 87 on its lease accounting product, sells GASB 96 software separately and covers SFFAS 54 for federal reporting. iLeasePro names ASC 842 and IFRS 16 and no GASB standard. For the wider public sector field see our GASB 87 lease accounting software comparison.

Which one handles lessor accounting?

FinQuery, at the LeaseQuery level. Its LeaseGuru table lists lessee only on every paid tier and shows lessee and lessor accounting in the LeaseQuery column. iLeasePro says in its FAQ that it focuses on lessee requirements, and that lessors need a system built for lessor operations.

Which one works with Sage Intacct or QuickBooks?

iLeasePro has the more specific answer. It describes a full web services sync with Sage Intacct for the general ledger, dimensions and payables, builds lease dimension reports for Intacct users, and lists QuickBooks Desktop and Online, Xero and NetSuite among the systems it exports journal entries to. FinQuery says it integrates with any ERP or general ledger. If you close in Sage Intacct, read our Sage Intacct lease abstraction page too.

Is there a free trial for FinQuery or iLeasePro?

iLeasePro offers a 15 day free trial with no credit card, plus a free iLeaseXpress tier up to 5 leases. FinQuery offers the free LeaseGuru Basic plan for 2 leases and no trial of LeaseQuery on its product pages. Either way, a trial only helps if your lease data is ready to load.

Is FinQuery the same as LeaseQuery?

Yes. FinQuery is the company, LeaseQuery is still the name of its lease accounting product, and LeaseGuru is the small portfolio product. The naming history is in LeaseQuery vs FinQuery.

Where does LeaseAbstractors fit?

Before either one. Both platforms calculate from lease data, and the accuracy of every right of use asset and lease liability depends on someone reading the lease, its amendments and its side letters correctly. Upload the lease here and get base rent, escalations, commencement and expiration dates, renewal and termination options and CAM terms as structured fields, each linked to the clause it came from, then export to Excel or CSV and import into LeaseQuery, LeaseGuru or iLeasePro. Price visibility above 15 leases and standards coverage. iLeasePro publishes a price for every portfolio up to 500 leases and focuses on ASC 842 for lessees. FinQuery publishes prices only for LeaseGuru up to 15 leases, quotes LeaseQuery, and covers more standards, including GASB 87, FRS 102 and SFFAS 54.

The calculator on the iLeasePro pricing page lists $5,143 a year for the base platform up to 50 leases on a one year term. Portfolio and document management are extra, priced by the same band, and a two or three year contract takes 10 or 15 percent off.

FinQuery does not publish it. LeaseGuru stops at 15 leases, and LeaseQuery, which covers unlimited leases, is listed as Request pricing. You need a written quote for your lease count, users and standards.

Both are fair picks under 15 leases. LeaseGuru is free for 2 leases and $1,099 a year for 10. iLeaseXpress is free for 5 leases and $99 a month for 10, cancellable any time. Choose on standards, integrations and how you want to grow past 15 leases.

FinQuery does, inside LeaseQuery, with AI assisted abstraction that prefills fields for review. iLeasePro sells abstraction as a human review service. If you need a standalone abstract with source citations to export anywhere, use a dedicated abstraction tool before either platform.

FinQuery. It names GASB 87 on its lease accounting product and sells a GASB 96 product. iLeasePro names ASC 842 and IFRS 16 and no GASB standard, so a public sector team should rule it out on the public evidence.

Yes. Export your lease schedules and source data from LeaseQuery or LeaseGuru, then load them into iLeasePro, which states its implementation takes under five days. Re-check each lease against its source document during the move, because migration is where historical keying errors surface.

Yes. Abstracting two or three real leases first gives you your true field list, shows how your escalations and options are structured, and hands both vendors the same clean file to build a schedule from during the demo.
