Only four lease accounting platforms publish a price a small business can actually budget from: Cradle at $99 a month for up to 10 agreements, iLeaseXpress at $99 to $149 a month for 6 to 15 leases, NetLease from $1,200 a year at 10 leases, and FinQuery LeaseGuru at $1,099 a year for 10 leases. Every other vendor in the category, including Visual Lease, Trullion, Occupier, Leasecake, EZLease and Black Owl Systems, quotes by demo only. What is the cheapest lease accounting software for a small business?

Cradle is the cheapest published option for a portfolio of up to 10 agreements at $99 a month, with users free and a $199 plan for up to 20 agreements. iLeaseXpress matches it at $99 a month for 6 to 10 leases and $149 for 11 to 15, billed monthly with no setup fee. On an annual basis LeaseGuru Premium ($1,099 for 10 leases) and NetLease Pro ($1,200 at 10 leases) land within a few hundred dollars of each other. Below 10 leases the true cost of each is a rounding error against the audit fee; the real differences are in standards coverage, ERP posting and whether anybody reads your leases for you.

Two cautions on that table. First, LeaseGuru prints two different prices for the same tier on one page, so quote the lower one back to sales. Second, a software directory currently lists iLeasePro at $290 a month while the vendor page says $149; if a number did not come from the vendor, treat it as a rumor. How much does lease accounting software cost for a small business?

Budget $1,200 to $2,400 a year in license fees for 10 to 20 leases if you choose a priced vendor, and roughly $3,000 to $6,500 a year for 25 to 100 leases. Cradle at 20 agreements is $2,388 a year. iLeaseXpress at 15 leases is $1,788 a year, and iLeasePro proper is $3,142 a year up to 25 leases and $6,560 up to 100. NetLease Pro runs $2,325 at 25 leases and $6,700 at 100. Those are license fees only. Implementation on the small business tiers is self serve, which is exactly why they are cheap: nobody from the vendor loads your leases.

The quote-only vendors are a different budget line. Occupier prices per lease and per module from a 20 lease minimum. Leasecake says it costs less than 1 percent of rent. Black Owl Systems publishes five plans and prices none of them. EZLease, Visual Lease and Trullion publish nothing at all, and Trullion removed its pricing page outright. A small company that requests a quote from that group should expect a demo, an implementation fee and an annual figure that starts above anything in the table.

Do small businesses need lease accounting software for ASC 842?

You need it when a bank, investor or auditor wants GAAP financial statements and you have more than a handful of leases. ASC 842 puts nearly every lease longer than twelve months on the balance sheet as a right of use asset and a lease liability, and the schedules behind those two numbers have to be recomputed every time a lease is modified, extended or terminated. With one or two leases a spreadsheet is fine. With ten, the modification accounting alone is where spreadsheets break, and an auditor who cannot tie the schedule to the lease will ask for one that does.

What the software cannot do is decide what the lease says. Every platform in the table starts from fields you type in: commencement date, term, payment schedule, escalations, renewal options and the discount rate. The vendors that offer abstraction either charge for a human to read the document (iLeasePro) or pre-fill fields with AI and leave you to check them (NetLease). Which lease accounting software works with QuickBooks?

iLeasePro publishes the longest export list: journal entries to QuickBooks Desktop and QuickBooks Online, Xero, NetSuite, SAP, Oracle and Dynamics, plus dimension reports for Sage Intacct. NetLease comes from Netgain, whose other products are NetSuite apps, and it posts lease entries to QuickBooks Online as well as NetSuite. Cradle says exporting your accounting data into your accounting system takes seconds once the general ledger mapping is set up. LeaseGuru is designed for small portfolios and hands you the entries to post. For a company that keeps its books in QuickBooks Online, the monthly lease entry lands in the same file where you already import a CSV bank file into QuickBooks, so the practical question is whether the platform posts it automatically or you paste it, and at 10 leases either answer is fine.

Which small business lease software covers GASB 87?

A small city, school district, transit authority or public hospital needs GASB 87 rather than ASC 842, and that removes two of the four priced options. Cradle has dedicated GASB 87 and GASB 96 pages and NetLease names GASB on every tier. iLeasePro and LeaseGuru name ASC 842 and IFRS 16 only. Which is better for a small business, FinQuery or iLeasePro?

What is not included in the license fee?

Four things, and they are where the small business quote grows. First, lease abstraction: Cradle and LeaseGuru do not offer it, iLeasePro sells it as a review service priced separately, and NetLease pre-fills with AI but expects you to check every field. Second, extra standards: iLeasePro and LeaseGuru do not name GASB, so a nonprofit with government grant reporting may need a second tool. Third, add-ons: iLeasePro charges $300 a year each for MFA and enterprise SSO, and its portfolio and document management modules are priced on top. Fourth, your own review time: a schedule built from a wrong commencement date is wrong every month, and none of these vendors will catch that for you unless you paid for their reading service.

How do you choose lease accounting software as a small business?

Count the leases, name the standard, name the ledger, then buy the cheapest platform that clears all three. Under 10 leases on ASC 842 with QuickBooks: iLeaseXpress or Cradle. Under 10 leases for a government or a grant funded nonprofit: Cradle or NetLease. Between 10 and 50 leases with NetSuite: NetLease. Between 10 and 50 leases with a plan to grow past 100: iLeasePro proper, because its ladder runs to 500 leases on one contract. A company that also holds equipment, vehicle or IT leases should confirm each vendor models them, and anyone expecting a bank to read the statements should make sure the platform produces the disclosure tables, not just the journal entries.
