Short answer: A private nonprofit reports leases under FASB ASC 842, so it needs an ASC 842 lease accounting tool that posts to its fund accounting system, not a government GASB platform. For 3 to 20 leases, Cradle, iLeasePro and NetLease publish real prices and export journal entries your ledger can import. Larger or mixed-standard organizations look at LeaseQuery or EZLease. Whatever you pick, every lease has to be abstracted into data first.
Which lease accounting standard does a nonprofit follow?
It depends on who you are, not what you do. A private not-for-profit (a charity, a foundation, a private college, a member association, a nonprofit hospital that is not government owned) follows FASB ASC 842. A governmental entity, including a public university, a county hospital or a state authority, follows GASB 87 for leases and GASB 96 for software subscriptions. Many vendors lump the two together as "public sector and nonprofit," which is how a private nonprofit ends up in a GASB-first demo it does not need. Settle this line before you book a single call.
For private nonprofits that are not conduit bond obligors, ASC 842 took effect for fiscal years beginning after December 15, 2021. A June 30 year-end organization adopted it for the year that ended June 30, 2023. If your auditor flagged leases during that first year, you have almost certainly been running a spreadsheet since.
What is the best lease accounting software for nonprofits?
The one that matches your lease count, your ledger and the one standard you report under. Here is what the main options publish about themselves, checked on 27 September 2026.

Two things stand out. Only three of these print a dollar figure, and all three are built for the 5 to 50 lease portfolio most nonprofits actually have. And DebtBook, which shows up in most "nonprofit lease software" searches, describes its lease product as a GASB 87 compliance platform purpose-built for government and nonprofit accounting teams. That is a strong fit for a public university and usually more than a private charity needs. Does Blackbaud Financial Edge NXT do ASC 842?
It stores the results, it does not calculate them. Blackbaud's own ASC 842 guide for nonprofits recommends using Accounts and Projects in Financial Edge NXT to hold lease data, and importing lease journal entries from Excel. In other words, the schedule is built somewhere else and the entries come in by file. That makes any tool that exports journal entries to Excel, including NetLease, Cradle or iLeaseXpress, a workable pairing for a Financial Edge shop. What about Sage Intacct?
Sage Intacct sells Lease Accounting as an additional subscription through your account manager, with no published price. It covers ASC 842 and IFRS 16 for lessees, and its help documentation describes users capturing the lease master data before the schedules are calculated. What makes nonprofit lease accounting different?
Most of ASC 842 works the same for a charity as for a company. Four things do not, and they should shape your shortlist.
Functional expense allocation. Nonprofits present expenses by function (program, management and general, fundraising). Straight-line operating lease cost for your headquarters has to be split across those functions, usually by square footage or headcount. A tool that tags each lease with a department or class, and carries that tag into the journal export, saves you a manual reallocation every month.
The risk-free rate election. Nonprofits are not public business entities, so they can use a risk-free discount rate instead of an incremental borrowing rate, and since ASU 2021-09 that election can be made by class of underlying asset, for example real estate but not equipment. It applies to conduit bond obligors too. When the rate implicit in a lease is readily determinable, you still have to use it. Check that the software lets you set the rate per asset class.
Donated and below-market space. A lot of nonprofits occupy space a donor provides free or at a discount. The lease software models the contractual payments. The value of the donated use is a separate contribution under the not-for-profit guidance, and your auditor will look for both entries. No lease tool books the contribution side for you, so budget an hour with your CPA the first year.
Audit pressure from grants. An organization that spends $1,000,000 or more in federal awards in a fiscal year beginning on or after October 1, 2024 needs a Single Audit. Rent is a large, visible line in most grant budgets, and a lease schedule you cannot tie back to the signed lease slows fieldwork down.
How much does lease accounting software cost a nonprofit?
On published prices, a 10-lease nonprofit pays about $1,188 a year on Cradle or iLeaseXpress and $1,200 a year on NetLease, before any implementation help. At 20 leases, Cradle is $199 a month and iLeasePro moves to its annual platform. LeaseQuery, EZLease and DebtBook quote on request, so ask for the first-year total including implementation in writing. The cost nobody quotes is data entry. Every tool above expects the commencement date, term, rent schedule, escalations and renewal options to already exist as data. Careful manual abstraction of a commercial lease with amendments runs four to eight analyst hours, and at a small nonprofit that analyst is usually the finance director.

A large portfolio, several entities or a mix of ASC 842 and GASB reporting: get quotes from LeaseQuery and EZLease. A governmental entity: start with the GASB-first tools.
